Recommendations:
1 Don’t finance with the builder….. too expensive.
2 bank finance preferable if possible.
3 check around the area for moo bahns built by Land and House. They are both bank and builder and the quality is actually prepared good!
4 Designing and building your own is always the best option if you’re so inclined…have the time and expertise….. and can find a good builder. Alternatively an architect who will bring a builder…. You can always go to look at the architect’s previous builds and interview the owners.. time consuming but necessary due diligence.
Building your own will be cheaper, too when comparing apples to apples in terms of design and finishes…
oh…..and be sure to have an expert electrician design and install power throughout the project. You can check with Crossy on various aspects of that bit!
best of luck on this journey. It will be alternatively fun, frustrating, and in the end very satisfying when the finished product is ready to move in!

How should one interpret this headline?
“Thailand says AstraZeneca asked to delay delivery of 61 million vaccine doses“
Who’s asking for what? Is Thailand asking Astra Zeneca or is Astra Zeneca asking Thailand. I’m neither qualified not interested in being a “grammar cop” but for crying out loud…..will someone please clarify what this statement is trying to convey? Admins? Mods? Anyone??
I just previously read an article suggesting that Thailand was considering limiting the number of AZ doses to be exported in order to increase the availability of doses for use in Thailand.
Cmon folks, let’s get this cleared up and stop fueling the stream of misinformation that plagues us all………Just sayin.

This morning my partner received word that his sister, a patient in a nursing home, and all other resident patients, had tested positive for for Covid and we’re sent to a local hospital. None of the residents had been vaccinated. Questions are swirling as to whether any of the staff had ever been vaccinated.
The sister is paralyzed and unable to speak, and requires attention around the clock. Now she has to deal with Covid.
The sheer lack of urgency to vaccinate vulnerable populations has now resulted in even more hardship for these patients. Where will the madness end? Must everyone become infected? Where is the government? If they intend to control everything related to vaccines they had damn well better start doing their jobs.

Their first mistake was nationalizing the production of vaccines to the exclusion of imported doses….except of course….those unwanted Chinese doses……

Earlier this week, during the CCSA daily announcement in English, they announced that foreigners over 60 would be jabbed in Bangkok during July. Other provinces would follow in August.
looks like we broke through the 10,000 daily infection rate line today. Any bets on when the 15,000 daily infection rate will be reported?

With respect to the USA. It is but one country with expatriates here. I would think the easy part is just shipping the vaccine. Now you get to the tough part. How to distribute it, what hospitals/clinics receive it, and how do you monitor that the vaccine will be directed specifically only to people with U.S. passports.
The French provided their vaccine to French citizens via the Bangkok Dust Medical services’ newtwork of Bangkok Hospitals throughout the country. Here in Chiang Mai the BKK Hosp. Chiang Mai released alerts and advised French citizens to bring their passports and register for jabs. They have since been administering the vaccine to French Nationals.
Thats one way to do it!

Several days ago Chiang Mai Ram hospital announced that they would accept walk ins for reservations for alternative vaccines, Moderna vaccine, beginning at 09:00 today, July 5. They also stated they would provide telephone lines for registration, too. Each registration method required immediate payment for vaccines with a guarantee for refunds if the hospital was unable to obtain the alternative vaccine by the end of December, 2021.
This morning, just after 08:00, the Chiang Mai Ram hospital announced that walk-in reservations were closed. It turns out that traffic was lined up around the hospital and people had been waiting in line since about 05:00 today to register. The telephone lines have been busy and/or inoperable all morning.
This situation tells the story about how desperate the citizens of Chiang Mai have become to obtain Covid-19 vaccine. In the meantime, the Thai government has been unable to meet demand and here in Chaing Mai there “seems to be” no vaccine available for anyone.
What a mess.

The last time I was renting..... three years ago, landlord asked for a big increase. I declined, moved out 30 days later. Call his bluff. Find another place. Hire people to move you. Alternatively, offer a long term lease at a 10% reduction.

That can be done showing money in a Thai bank for your extensions or enough earnings shown coming into your Thai bank or other banks.
All you need to do is just go along to the car dealership who wish to buy from choose new or secondhand and leave a deposit and they sort it all out.
They then arrange the bank financing the money come to your house to discuss length of years you want to make payments and then work out the payment amounts.
You can get up to 7 years to pay on a new car dunno about secondhand although we bought a secondhand car once got it over 3 years.
If your wife is over fifty they will her want to take out a life insurance which is about 500 baht a month included in the payments.
You get a copy of the cars blue book the financing bank keeps the book until the car is fully paid.

We can establish a monthly income to a bank account owned solely by my partner. Does one think a record of regular, monthly income that would mirror income from employment would suffice or do creditors want to speak to employers directly.

Does anyone have experience in assisting their spouse or partner in establishing credit? I’m getting on in age and I want to assist my Thai partner to establish good credit to enable car purchases and various credit purchases in the future.
I have been supporting our family of 2 for many years now and my partner does not work or have income from sources outside our relationship. We have been in our relationship for close to 20 years and we’ve been married for the past nine years. We have joint bank accounts both in Thailand and in America. Cash flow, at the moment, is not a problem. We may want to purchase a car within the next couple of years and I don’t want to pay all cash. I’d rather we use a banks money than our own, saving the difference for other purposes.
What steps have you taken to establish financial independence for your Thai spouse/partner?

When we ( 1 faring and 1 Thai) signed up, we went with our friends, Thai husband and wife, and we all got receipts for our prepayments, we were told the receipts are transferable to other individuals if we later don’t want the vaccine, and that we would be refunded if we choose not to take it or assign it.

The French have done it for their citizens in Thailand over the age of 55 via Bangkok Dusit Medical service’s Bangkok Hospital locations around the country. Chiang Mai being one.
why can’t America do the same?
I wrote to both of my USA senators from the state of Washington urging them to sign on to this initiative. We’ll see. I’m not expecting much but…. nothing ventured = nothing gained.
