  1. I live in Bang Sare. The beachfront properties are a joke. It cost 20 million a rai- & the beach is not that great.

    The inland property is on the average 1.2 - 1.5 a rai Mountainside ,riverside & is a much better value.

    As for a condo I would rather own land & build a house for 3700 Baht sq. meter for the land. since the value is based on the land & the building is the cheap part - not much value especially on resale. By the time the market comes good again your condo will be 5- 10 years old. Land value despite the downturn is still holding strong in Bang Sare......even though less land is being purchased since the recessions in all countries. If you got silly money& do not care go for the beach condo, but if your thinking on ever moving & recouping a good portion of your funds Forget about it. most people here would rather buy land & either put in a company name or a girlfriend or wives name & have some nice diggs!

    I heard Scott Malone is associated with this project. Can anyone confirm?

    I go past the site all the time,only sales office looks built,PMTV did have an inteview on their 7/8pm night spot,and the guy was convincing forgot his name.

    i love to see a wave pool,and water park, but pattaya park [100bt] will do for the moment,, but car'nt see this happening fo a long time yet,

    they said 5years phase 1,10yrs phase 2..

  2. I have sciatica and can't sit down wthout being in excruciating pain so that is to far away. Any ideas on prices in Bkk?

    Queen Sirikit is only 40 min away compared to 2 hrs bkk,if u live in pattaya,u register when u arrive they give u a card to keep,all sections are now in thai and english so u know where to go or they wheel u in,right out the front,cafes everywhere, 2 resturants,but always best to get there early as only opens 8am to 4pm

    monday to fri,weekends and after 4pm u go through emergency.

    things move slower there ,but very good and the pharmacy is dirt cheap,unlike bkk pats and others ,all my family go there,including a birth.

  3. there are planes coming all the time ,to utapao,from where, not sure but my mrs has been working her but off in our taxis got home 10pm last night went back at 5am dismorning,some airlines using buses to take people to bkk,she said they are coming every hour

    tg795 with a customer of ours from LAX arrived 6.30am yesterday and they have been busy ever since,at first not enough taxis,,, now bkk taxis have come [too many] the russians r still coming to utapoa,

  4. Yeah thats the problem here in pattaya no play grounds or parks where u can take your family and kids,we live on the east side of sukumvit too,our kids 7 yrs and

    14 mts,if u want a good seafood and playground go to bang saray beach about 15 k from jomtiem [turn right after noock nook gardens]off sukumvit,

    the other.... is at the very end of soi nemplumwaan,and turn right past the school,jogging park and playground,

    i would have thought city hall would have put a park at bali hai park and budda hill behind it,they are building something up there but dont know what.

    otherwise u come to the darkside and find a village with pool and playground which there are plenty of.

    thais tend to play after 5pm because they dont like the sun and heat.

    the kids love bang saray as its under trees and on the beach almost,and that seafood resturant on the water is the cheapest and best and freshest,around.

  5. Just wondering if the price has fallen with the oil price as we will plant cassava when we pull the maize out next month and leave that in till july,

    also whats maize price at the moment,we are still in pattaya so not getting out of town much now.till dec.

  6. i just drove past the cassava plant outside of Kalasin today (November 08/2008) and the price was ฿1.54 up from ฿1.51 the last time I looked (about two weeks ago) so maybe the price has bottomed out and is on its way up. I won't be harvesting for another few months, but at the time of planting the price was ฿2.18 and there was talk of it going over ฿3 by the time my harvest time came. Who knows maybe that will happen, but I doubt it, as it is now, when considering the initial cost of stems I will probably be in a lost situation. Oh well I have started out small to see how it goes, so I'm not looking at much of a money loss. Issangeorge

    Thanks for that info IG ,even at that price you should at least break square,and maybe have some left over for next crop,now that u have stems and a bit more know how,,, going on knowans figues ....i only put half the recomended fertilizer in and after 5 & half months the mrs pull up a tumbler that was a meter long,so i hope after 12 months we have a heavey crop as i hope yours and others are

    ,pak chong was 1.60 a kilo last week, i'll wait till april [12 months]and hope the price gets up to the old.

    I was going to go all in and buy 200 rai tractor etc,which at the moment i am glad i did'nt,i brought 2 meter taxis in pattaya instead or at least the mrs did,and now we have a monthly income we can rely on,, except for a few hicups getting decent reliable drivers,there are some very nice thai guys out there who do the right thing by their family

  7. Big C, I n the sports shop on the 2nd floor now sell them and the gear,

    and the shopping complex next to tesco north on sukumvit,IN PATTAYA have a a shop on the 2nd floor with the latest gear and boards, but both are a bit xxxy,

    i brought 2 back for my kids from tweed hds, for 50 bucks each,they fitted in my bag,cheaper than in thailand,TRY A GOOGLE FOR SKATE BOARDS in thailand,

    20 boards would cost a bit,buying that many should give a good dicount,and having them and gear in stock may be a prob,if u are passing through.

    maybe cheaper to teach them cricket,i have seen on sport channels here where the bkk kids travel the asian circut competing,so there mist be good shops in bkk.

  8. Yeah now meeting place is from exit door 3 after customs at arrivals which is closer to domestic arrivals.

    i use to meet my customers at door no 7,now its no 3 ,unless they have a mobile and can ring you where to meet them.it dose help if your driver or company tells you which side of the exit area they wll be [eg door side ] as there are a lot of people waiting

  9. I'm moving back to BKK, dont have many bags, but big office table and chair that I bought recently. Looking for some guy with covered pick up truck or minibus that have some free space on the back, like 1.5 meters long. Please recommend someone if you know. Thanks in advance.

    You did not say from where..i presume from pattaya we do tranfsers to the airport and bkk from pattaya using our 4 door hilux ute,,have been for 3 yrs,.

    i sent ovet 85000 ozzy dollars and recived 29.11,,,and got just under 2 & half mill baht, about 6 weeks ago ,,the very day our dollar started to drop to the now 22/23 baht to oz dollar,at this rate now you would recive 1,910,500. over half a mill diff, [19000 dollars] not wise to send money till baht goes up again.

    for anything cause your cost have gone up by a 1/3 almost, not to mention the overs you pay for condo or car at the moment.

    and if others have not not mentioned it always send dollars not thai baht,the bank [c/union] did ask why send ozzy dollars i told them i get a better rate here,

    they needed to know.

    to run our house hold [we own house and car] pool cleaned .water,food, insuance for car and family,[not me]2 kids and wife,adsl,mobile and house phone,which is a good thing to buy or have if renting or buying cause tooo many hassles to have put on,,,a nanny,and school fees fo one kid,we budget for 30,000baht a month,not including my relax cunning kick money,15000 month.

    when i retired here 5 years ago i was going to buy a 2 bedroom condo in keing talay, soi 6 partamak 2,500,000 furnished as most sec/hand are sold,

    now about 5,000000 walk[300 mts ] to beach,and that would be at the lower end of the market,nice beach[cosy] and plenty of coppers around as queen has a house there.

I am an aussie, living in pattaya and go to surf in phuket each year, you can love or hate the aussie's going to phuket,, but from what i see phuket,, the low season would be deader than a door nail,and NO money coming in to the place,and there are a lot of familys on hols,not just boys being boys.

  12. I replied to the other thread on the 300k returned by taxi driver,and scrolled down to see this thread,

    i have looked into buying a bath bus and taxis with my wife,

    just a few things people should know,if they dont already ,unless you are a multy here in thailand and can pay cash,you have to borrow from the bank or eslewhere,they can pay the bank back up to 1700 baht a month or more depending on how much they borrow,plus pay city hall and insurance etc.

    ,if you own one baht bus or taxi you can either drive yourself or lease it out at between 800 to 1000 baht a day shared or one out. which is done buy about 80% of baht bus drivers,so after they get that,, the rest is theirs ,less petrol.

    Which in the the last 20yrs that i have been paying 10baht ... petrol has gone up considerably since,BUT i still pay 10 baht NOW....MAFIA is used by thais for every little thing,how many times have you heard you wife or TG say u mafia,

    If anyone gets in a baht bus to go off route [only you] it is auto 100 baht up before u NEG,same with a bike taxis neg 1st.

    the new taxis are only trying to keep pace with them, YES there are a couple of bad apples in the game,, all round.

    Most of them are only trying to earn a quid,you see the baht bus drivers with wife and kids in the front,TRYING to get 10 baht from us poor old farang,

    i have lived here fo 6 yrs and the only agruement i have had is when i did not neg.[twice] i give 200 baht for baht bus to take me home from pats m/bike 120.

    Are we that hard up after spending maybe 1000 baht on drink to give a new taxis the same as a baht bus, and go home in comfort.

    I am sorry for what happen to the dr and others,

    I carnt wait to get back to OZ next week for a holiday so i can tell everyone in sydney not to get a taxis cause he took me the long way home,he must be in the mafia., I hate posting unless i can help someone or vise versa,cause too many people dont do their home work, and have nothing better to do than put pattaya down.i have 2 young kids here and love it.[Oh AND A WIFE]

  13. There are 30 NEW meter taxis,sedans,and now 30 more NEW 7 seater taxis here or in the process,all drivers have to be licenced at chonburi, and the cars brought through city hall,with taxis licence.

    they are all stationed here and work the area,but will also take you to airport [about 1000 baht]or anywhere else you will see them outside villa market and other parts,

    they are blue and yellow,and number plates start from no one up.

    If you pick a bkk taxis [norm green yellow]to go around here he maybe wont know where to go,locals drivers speak enough english to get by,and i see many thais and farang using them,as i do when i am half pi--ed,,at least they are airconed and you dont get wet.

    As usual a good reply,upgrading to chanute title, has this a time limit to change to chanute from a lower title?

    and at what expence.

    the mrs said you have to wait a certain time before you can change to chanute.And you are right about pakchong,clean air in the hills,2 hrs from bkk

    resorts everywhere,plenty of things to do,farm land is beautifull but too xxxz to buy now just for farming for me anyway

  15. My family and I have nearly 500 rai of land and its is consist of many plots of land. I think the biggest plot is about 55 rai and the smallest is about 9 rai. I think ther are about 21 plots. The one which is furthest away is about 10 kilometers from the farmhouse.

    Question: is your situation the same? In particular Maizefarmer who I believe has got 1500 rai, is this in one piece or many?

    It's a single farm unit - but made up of 16 plots.

    Started off in the 1980's as several adjoining plots, which over the years has expanded by buying neighbouring plots. As big as it is likely to get - depending on what my son decides to do when he's finished his studies and army service. As its stands at the moment he's all very keen to carry on, but you know what youngsters are like and that could change.

    I gather all land is in different titles,from chanute down,but just to get an idea of the way land prices have gone up[every area different]in the last 20 yrs since you brought your 1st land,

    do you have an idea on land prices now, how they have gone up [percentage wise],say in the last 10 yrs around your area

    It seems things and land prices are moving up quicker these days,

    New member on this site. We are very surprised to read all this info.

    We live in Nahkon Ratchasima (Korat) and are in the middele of making our preparations for a start growing 50 rai Cassava in Nahkon Sawan. About one month ago we followed a two day-training for a new way of natural fertilization and method which should give a harvesting of 20-30 tonne per rai. Of course we have become very enthusiastic but as far as we are informed there is almost no experience with this method. We know that this new method has a high risk of dying plants caused by too hot soil. In the meantime we have met a man from the Ubon area who has done about 900 rai (?) with results of 18-20 ton per rai in the last two years. Our new contact works with a different fertilization and method with no additional risk of dying plants. An agriculture program on TV described about it and also the Prime Minister spoke in his weekly talk on Sundaymorning about Government promotion for the use of natural fertilization.

    First step is to straw chicken shit and fertiliser on the soi before using a 3-disc plough. After plough wait about one week to kill the weeds and than use a 7-disc plough. The sterns need to be cut from fresh cassava trees into pieces measuring approximately 40-50cm. Spacing is recommended to 100 cm in a diagonal. One month after planting removing the weeds and straw natural fertiliser around the sterns again. An other month later spray fertilizer and repeat this every ten days in the next 2 months. To keep the crop weed-free during the first 3 months is very important. Theo whole proces takes about 9-10 months.

    We try now to make an appointment with the farmer in the Ubon area to learn more. We like to have contact with farmers who work in the same area in Nahkon Sawan or try to do in the same way.

    when we go back to the land soon the mrs has someone in the area who will show her how to get 10 a rai,our land is 60 ks before korat so not too far away from u,i would be interested in what u have learnt or are learning.i like to time frame also.

We have a local tractor man with tractor who will do a days work for 700 bht including fuel, usually at a days notice, last time was 6weeks ago, cleared 3rai of brush and weeds, all roughland,, ploughed 2 ways, all for 700bht 2 beers and some baccy, oh yes, a miday meal, 30bht, that was inclusive of fuel ect,

    Although 1 day i would like to have a small rotovator for the salad beds ect, i dont see the need [at his price ] to own a tractor,

    To pay somebody to drive a tractor up to 500bht a day seems a bit mighty to me, but perhaps thats the difference between Chonburi and north west Issan?

    at those rates i would not buy one either,as you know they charge by the rai to plough [3 months ago 280 a rai] and needs to be done twice so if i buy more land it will be worth it to me in the long run.

    i got back from phuket 16th/7 after 2 weeks in that time had 5 surfs 4 at kata noi, one at kalim which is reef,3 to 5ft.missed the good surf that they had for the surf comp 19/20th at kalim,if there is any surf it well be at kata noi.

I agree with ozzy,i was thinking of doing somehthng similar to you,only more on the mountain biking,make trails easy and hard and nice landscape for them to see,mainly for thais as mountain biking is about the 4th biggest sport in thailand,and the mountain biking people are normally familys,who love a weekend away.

    And if you have tame animals, and a fish pond for them to do things when its too hot [depending on time of year and where u are] i race the m/bikes so i am always with them and they are all nice ,and a good mix of people.

    at first using good tents family size with ozzy bush showers thats save water,[they hang from a tree fill with clean water pull a cord]

    thais love tents now as they are cheap,when i go to koh samet,[never again on long weekend] there are tents everywhere with thais in them.

  20. Catwho, I would love to know where you can find 135 rai for ฿10,000 baht with any kind of title, even the lowest one, it seems very cheap to me. In my area right now there is no land for sale. One lady wanted to sell 12 rai with the lowest title for ฿500,000 but her son didn't want to. I keep reading about the bad economy in Thailand and all the land going up for sale, but I sure have not seen any signs of it in my area and live in the middle of nowhere in Isaan. Issangeorge

    where we are between pak chong and korat where there are many valleys between the hills that are shaped like the bow of a ship,

    50ks away in pak chong the land [chonute] is 200,000 plus a rai because of the kao yai nat park area.and the bkk people love the resorts and the area as its only 2 hrs from bkk

    we paid 17000 a rai for 10 rai with a dam on it and electiicty,the other 20 rai we paid 10000 a rai for off road farming land which is or at least was the norm for this area,now they want 12000 to 17000 a rai for farmland [off road], 12 months later

    i am looking for land for farming only with tor bor har transferable title,chanute tilte in the area u pay 25000 a rai up.

    soil; ithe area ranges from sandy to red and very red, as is the land i want to buy, i was trying not to buy 20 rai here and there,but one lot,the farther inlaw has now got back to us saying there in 80 and 100 rai lots [off rd ]for 10,000 to 12000 which he will look at for us,when they are looking for commision word soon spreads.

    if i told u the excat local,i'd have to get 007 in,

    i have thai friend who dose tractor work and he always asks if they want to sell and so on.

  21. I do - and I plant for other Thai farmers - if you have a good relarionship with the folk in your community you'll have no problems.

    When it comes to working for others - let them approach you, don't approach them.

    As for licenses/insurance and other formalities - the subject was deal't with a couple years back on the forum: they do exsist though few and far between are tractor drivers licensed or insured in reality - just make sure you don't hit a car (or god forebid a kid) on a public road.

    Thanks boys...and MF when i do get the land i want i will be needing a tractor and parts,and after reading your posts on buying a tractor that pondslife started you and others have great knowlege.

    i have 135 rai in mind and have made an offer 10,000 a rai,,,35 rai cleared and ready to plant,the rest has some eucalptus trees maybe 10 rai,with overgrown shrubs very thick,so it was hard to see how many[they looked a yr or so old and single so never been cut,]the land is in between 2 big hills on their slopes,needing a 4wd to get to it,great looking soil,and the thickist stems and follage,i have seen on any cassava,,,,on the neighbors land next to it,

    so if i buy this land i would want a tractor strong enough to clear the land and work the land,,,title is OK for transfer to wifes name as is with the other land we have in the area,,absolute beautifull spot,great for a mountain bike retreat.
