    I'm from the US so the Embassy letter is no go, wife has the excess in her accounts to fund my personal account and start the clock ticking on the 400k deposit so that's what we will do here soon.

    For marriage, does the 400k seasoned for 2 mo have to show as a transfer from overseas or can the wife here just transfer it in to season from her account here?  Have 6 days left on Quarantine with the same non-O multi based on marriage visa and am examining my options to extend.  Have two other guys in the hotel in the same boat wondering what to do  My IO is in Chiang Mai.  Thanks all!

A year ago my family and the family of the wife's HS girlfriend got together outside Pattaya.  Both the husband and wife were bankers in the loan dept.  We were discussing this very subject of housing prices and how does the bank determine loan to value ratios.  They said they send someone to the land office to physically look up sales in the area for the house in question.  I brought out my tablet and went to Zillow and showed them properties I owned in the US, when they were constructed, when each was bought each time for the last 10 years, what it was bought for each time, what property taxes were paid on it, roughly how much is it worth at the moment.  They asked me why would I pay for such a program if I was not in the banking industry and were shocked when I told them it was public record and free and that this was just the summary view of the information available.  Was kind of fun watching them talking seriously in Thai as fast as they could speak to each other for the next 15min.  Wife had to remind them we were here for fun and brought out beers.  Hopefully the seeds have been planted for such a service here once all is computerized.

    This morning I watched a video of a father reunited with his children, arriving home after ASQ. It reminded me of how devastatingly torn apart I was when I couldn’t get home to my family. It reminded me of that day I was reunited with my Wife and Son.

     

    I was one of the fortunate ones able to return to Thailand with a Non-Imm Type O Visa (based on marriage to a Thai) and secured a repatriation flight. But there is potentially a great many people slipping through the gaps, unable to get back to their families and loved ones and friends. 

     

    This is devastating and more could be done to help people. The hard line and restrictions unnecessary. 

     

     

     

     

     

     

     

     

    Made it to ASQ (5th day) thanks to some of your help.  Going to be tough not to tear up or just flat out sob when I hold my family again (left 1/12/20).

    And if so, how did the virus spread so quickly to all parts of the world?  Frozen Shrimp.  I know I was down May 2019 for a month with symptoms that resemble C-19.  Testing showed it was not Influenza A and was not Pneumococcus.  Ram hospital was flooded with patients with similar symptoms at that time.  May have already burned through which is why so few cases at this point.

    6. Visa $200USD, mailing passport to consulate and back $62USD, airport transport US $75USD.  Would have to do even if back on time.

     

    Cost of staying in the US 4 months longer than usual about $6,700.

     

    Total for this about $12,200-$337-$200 = $11,663 more expenses than a normal year of coming to the US and working my 4mo/yr job.

    But remember you don't pay tax on your purchase price, you pay taxes on the Government land appraisal price for that property, which could be higher or lower. Your wife can take a copy of the Chanoot to the Land Office and probably find out the appraisal price.

    Just tried this calculator for a piece of full chanote property (land) my Mother-in-law has owned for 10 yrs with a sale value of 41,400,000 baht and gov appraised price of 5,000,000 (pretty much her purchase price).   Just one of those desperate owner deals who sells and then all kinds of things happened to increase the value over the years.  Came out to about 432,000 baht or about 1% of gross sales price for everything.  Very Cheap compared to US tax bill and sales expenses!

  10. Me and the Mrs not so much here in CM.  But the teens and their friends!!!! A McDonalds and KFC not 4min from the house are the main culprits.  All good though, they are responsible with their allowance except for this one weakness.

    The $100,000 cover is very small BUT the hard part is it has to cover Covid19. I am in the Philippines now and an insurance agent in Manila could not find any company here that would do that. Presumably the cover had to apply for the whole year as well. 

    Got Cigna coverage for Thailand, not including the US, and I did not get the cheapest plan.  About $225/mo and can cancel at any time.  Came with a COVID-19 certificate if you ask.

    Please see my post submitted 9:26am PST.  They did the COE and Visa off the reservation which was not paid for until the LA Consulate issued the COE, then paid for the flight.

    I’ve been through the process already and returned home from ASQ last week. 

     

    At some point after the initial application, if a seat on a repatriation flight becomes available the Embassy notify you that your CoE has been approved. You are offered a repatriation flight (or choice of flights). 

    You pay for the flight and receive conformation, at the same time you book your ASQ Hotel. 

     

    After e-mailing the Embassy your ASQ booking and flight confirmation the Embassy will e-mail you (issue) your CoE. 

     

     

    Seems each Embassy/consulate doing things a bit differently.  For the Los Angeles Consulate I had to make the repatriation plane reservation (but not pay until COE issued), from that get the ASQ, submit the flight and the ASQ for the COE (with health insurance coverage, etc...), then send in my passport using the repatriation reservation (and rest of package) to get a visa, then all was put together at the consulate.  Received my COE late this last Fri via e-mail, then paid for flight this morning (Mon), and passport showing up later today.  COVID-19 RT-PCR and Fit to Fly Dr appt set up with guaranteed 48hr results at the latest Aug 28th.

     

    I'm at the O2 in BKK, 38k baht.  Did not have a problem getting the hotel on Aug 3rd.

The fact that the Thais on the repatriation flights do not have to have a Coronavirus test before getting on the plane to come to Thailand scares me a bit (booked on Aug 30th flight) and seems to make the required test for the non-Thais moot.  The Coronavirus RT-PCR test within 72 hrs of flight has become the hardest hurdle to get over for some of us trying to return given how impacted the testing facilities are at the moment.  You will be refused getting on the flight if you don't have the lab test docs in your hand.

If there was anything missing on the COE online application it won't let you process, I got a response in 3 days of items that were not ready to submit yet but I uploaded a doc saying it was coming so the online form would process.  Got an e-mail response this last Fri to up load my Visa so on Monday I mailed (by Express mail, with paid for Express mail return envelope inside) my passport and paperwork to the L.A. Consulate for the non-O by reason of Thai wife Visa.  On Tues got a call from the Consulate asking to upload my Visa, told them they got my passport and paperwork 3 hrs earlier from the call.  Was told the COE will be e-mailed and the passport with Visa sent very soon.  Have reservation on the Aug 30th flight but not paid for yet since they want the COE before paying for the reservation.  Have yet to hear or see anything and this is Thur morning.  Hope this helps.
