This is also safer option, but heard some horror stories about leasing houses / condos; A falange guy down in the south leased a house, went back home for a couple of months. Back and saw a boat parked in the garden...!? The owner said it's still my land, I can park my boat, go get a lawyer and complain to the court..., which he knows probably takes years and lots of money...! Another one, not sure of a condo or house, wanted to refurbish the bathroom, but was told not allowed at all..., it says so in the lease agreement...! , so stuck with old bathroom and the rest for the next 30 years...!!!!? What rights and dos and don'ts included in the lease, sounds pretty restrictive and almost a trap...! 🤔 My own personal experience was 3 Swedish guys leased a whole 3 floor, 6 condo building for 10 years, after was newly built, I was renting a condo from them there.... , right after lease ended the Thai owner asked ten times the previous rent and throw them all out, basically having to give back at the end of any term is a sure thing..., I always laugh when they mention 90 years lease, based on 3 x 30 years..., it never happens..., will be kicked out after tge first one... 😅

Transfer motorbike ownership documents?
Agusts replied to sanook 1's topic in Motorcycles in Thailand
You would think that, although I never had an issue, my friend put some blue bulbs for his low dim lights and change a side panel on the sides to solid black, and the guy failed him on both...! 🙄 -
Transfer motorbike ownership documents?
Agusts replied to sanook 1's topic in Motorcycles in Thailand
I think the bike is needed irrespective of the age, they need to check chasis number and colour etc. for name transfer in the green book. Bikes over 5 years old must go to inspection center for checkup to renew tax every year, that's another story... -
Transfer motorbike ownership documents?
Agusts replied to sanook 1's topic in Motorcycles in Thailand
Just the ID of Thai people is needed, their address is on it, and the original green book, and of course all the forms are at DLT to fill up and sign... If seller not coming, then he had to signed all the forms, plus power of attorney form signed, plus copy of his ID... The easiest thing I found is to go to one of those moto inspection shops, take all docs and copies you have, he checks them and give you all the forms you need to take to DLT, and help fill up or sign..., all for free...! Then can take it to DLT yourself. For a small fee they take it to DLT as well, but it's so easy I don't want to give my docs to someone else - imagine if anything is lost...! I don't mind queuing a bit and DLT offices all have seats and airconned... 😜 -
Anyone knows if the electric windshield of Forza 350 is exactly the same as 300 (2018) previous version...? Can they be replaced in each other...? I know the new 350 goes a bit higher, but I thought that was due to motor pushing it up further, or is the height of windshield different...? Their part number is different, but I can't find the sizes... Forza 350 : 67101-K1B-T00 Forza 300 (2018) : 67101-K0B-T01

Lazada..., get the extra large if buying those mesh ones, I think even those are a bit short, but it will do...

For sure it is much better, but I don't ride on potholes 99.9999% percent of the time... 😎 But everybody is different, look above someone prefer ADV seat to Forza, my friend got one of those gel thingy to put on his ADV, so very subjective I guess...!

Advice on Upgrading to the New Honda ADV350
Agusts replied to renegade2000's topic in Motorcycles in Thailand
Try Forza 350, you might like it more...! I did.... 😉 -
I had good test ride of these and eventually went for Forza 350. Cons or me; ADV 350 has a wider, higher handlebar, taller seat, and smaller area seat, all slightly in comparison with Forza but still... On the other hand Forza has electric windshield which I didn't think of it much, but after using it on highway and in town I realised how handy this is...! 😎 ADV has digital screen, for me I prefer those analog dials, sorry, old fashion... 🤗 Yes ADV has better forks and shocks but on asphalt didn't make much difference to me, I never go off road, and I always avoid potholes...! 😜 Test drive for a good day or two, rent them, then buy what you like... BTW, my friend has ADV and we ride and race a lot, acceleration and top speed all identical..., and I'm +5kg on him after lunch... 😅

What are the exceptions...? Can rent a little room/shop and make it a bar/cafe/eatery/massage shop etc. to say have a business...? Or even sublet it to someone else, would that make the company legal to own land..? What if own two or more land plots/houses..., would that make it like real estate company - although to be genuine they want to see some buying and selling I guess ...!

Advise sought on second hand PCX or Nmax
Agusts replied to CallumWK's topic in Motorcycles in Thailand
I would say that's a steal, really good deal, and I think Mityon is a major shop that will service and honor all warranty and any issue you might have, 20k saving on a, in reality, new bike..., well done... 👍🏻 -
You need a copy of previous owner ID , the green book, and a few forms signed by previous owner. Without these it's near impossible, and even if done probably fake and illegal ...! With green book can tax and insure and use the bike, but not transfer to your name, not a big deal if can do that..., not sure if this can be done without green book though...!?

I had a MT Atom modular, the noise at 100kph+ was terrible, couldn't cope even with earplugs, sold it on Facebook... 😊 Got LS2 Advent X modular now, that goes all the way back 180 degree, so can ride open face in the city, it's great so far, very handy in the heat, only issue is a bit heavy, and even under seat of my Forza 350 I struggle to fit it, paint already scratched at one spot due to that, it's big...!

Agusts replied to CallumWK's topic in Motorcycles in Thailand
I don't mind buying used bikes (or cars) , I test ride it, check it out, and see if the owner is reliable and someone who take care of his bike, then go for it.... But some people just like new bikes only, not sure I think they might be of the type who also liked their future wife to be a virgin...!? 😜 😅 Bad joke I know, but it's the first thing that always comes to my mind..., no but seriously, buying new bike also has its advantages, for me, I rather spend the saving on aftermarket extras or kit etc. That Nmax you found IS basically a new bike...! -
It sure shows someone hit you from behind, no doubt, but as you say can't see the offender, in any case, it's still very helpful when people jump in front and cause accidents, which happens a lot here... I doubt can turn around and film the guy hitting from behind, that's probably impractical if gone down...!? 🤔

Never heard of starter motor issue on old model Forza 300, nothing to worry about. Once the noise changes when starting the bike, you would know it...

Riding a Motorcycle in Thailand - 10 helpful Tips
Agusts replied to CharlieH's topic in Motorcycles in Thailand
Very useful tips, I like to add that in the rain the street and roads are super slippery here, specially on hills and mountains (Phuket) , on the bike it's 10 times more dangerous than any four wheel vehicle, use soft touch on brakes specially front, I try to completely avoid riding in rainy days if I can help it... (seen too many accidents here on wet roads ...) Also at night other vehicles don't see bikes very well, generally far more dangerous riding at night than in daylight. Even late at night another extra danger is drunk drivers, too many here in LOS. Ensure all lights work really well, indicators specially, and not dimmed or damaged, this is important during day or night for motorbikes. Most importantly the one most Thais ignore is the rear brake light, this could save many people from being rear-ended, I check this every single day when I first sit on my bike... -
Not quite, if you really want to know, rent a Tmax for one day, even older 530 would do, you won't even feel going over potholes, it's quite something else..., of course it's usage and cost and heavy weight is for something else too...! 😜

Advise sought on second hand PCX or Nmax
Agusts replied to CallumWK's topic in Motorcycles in Thailand
I always preferred Nmax because of dual ABS channel and revvy 155cc engine from Yamaha in the past... But PCX is Honda so more popular with Thais and over the years they now also have ABS models and 160cc engines. Sells better in a few years too... So now it's a matter of taste really, test ride a few of both ... -

Yep, many scammers..., Of course if too good to be true, then it ain't right... Never send money to anyone on FB, I've bought many things there, but first figured out if they are real, then went to their location, check the goods, even test, plug in power etc. , or test ride, check the paperwork, receipts etc., then pay cash... Most scammers don't go this far, they also know who sounds like a victim and who not..., they pull out soon enough. If in doubt with vehicles could ask them to go to a DLT office to transfer to your name, then you pay, the mention of this and scammers run a mile...! 😜 -
Tourist Arrested in Fatal Jet Ski Incident at Phuket Beach
Agusts replied to Georgealbert's topic in Phuket News
Too many jet skis given to many morons with no experience or care, going too fast and close to the shore...! Obvious tragedy waiting to happen... Easy to control, they must say no jet ski come closer than 100m to the shore, designate area for them to come ashore and get off/on, but then ride away to the big ocean... But no, most of them want to come close to people, basically say hey look at me, I'm on get ski..., give me some attention... , please I need attentiin...!!!! 🤔 -

Check Facebook markstplace, choose town/city near you, then go and see a few and test drive, a lot of fun... After you have seen a few you know what is a well maintained good condition bike, and what is a overpriced ex-rental not worth half the price bike...! 🤗 A lot of dealers have too, but they usually buy cheap bikes and clean it up, even lower mileage and sell it expensive.., but occasionally find good ones that worth the extra, they also give their own warranty which is not bad..., but that's for older bikes, a 2 year old should have Honda/Yamaha warranty - only if it has service book with stamps on it (this is also important) , Thais usually ignore this and don't have service book!!! -
Advise sought on second hand PCX or Nmax
Agusts replied to CallumWK's topic in Motorcycles in Thailand
Any of those are a good choice, can add ADV 160 or Aerox 155 to the list, but I would pick PCX or Nmax myself, best bang for buck, comfy and can handle any usage scenario - specially two up travel as well, more roomy than other two... Find one no more than 2 years old and no more than 15000 km, still under warranty and can't go wrong. Also never buy a used bike without a comprehensive test ride first..., good luck. -
Yes, the address up to date is now checked all the time, when I arrive the landlady does it next day, then when I go on bike tour various hotels re-register with new address. Last time I went to get re-entry permit stamp + 90 days report, and they checked and said you're registered in Nakhon Si Thamarat...!? Not Phuket... I had to call my landlady from the immigration office and beg her to update my address quickly, fortunately she was available and did it on her phone app that they have, officer immediately saw the update on his computer and said it's okay now..., lucky, saved me another trip...!

How about if the company rent a bar or a massage shop or some similar business and add it to it's operation, would that make it legal...? How do they make these companies illegal, is it the definition of a company...!? I mean anyone can create a company and then do anything with it, they buy a property in this case - maybe sell at some point in the future... , would this also be illegal if in UK or US etc. ....? Does a company oblige to do certain business, buy/sell, make/lose money etc .. .? There maybe a lot of illigal compranies out there in that case...!!! Maybe that's why they can't make a serious crackdown, big net that can catch some other Thais too...! By the way, they do some creative, but legal, trick with preferential share types that makes company 51% Thai owned, but the Thai owner does not have 51% voting right, hence can't sell or do anything on his own..., low risk.
