It would be nice if all IO had the same rules, not only does mine TRAT, want everything the same day, but 6 glossy photos x 2 and our witness must come along too, So I have to drag her around all day, pay her ferry ticket from KC, buy her lunch, and give her 500b for lost wages. Plus my Mrs. has to close her shop/business and is on a 'Seefood' diet all day. . But I have the routine off pat (not sure who Pat is though lol) now after all it is only 1 day a year, but I have to return for my stamp, more expense as wifey likes to come along too.

No house insurance in Thailand - how normal?

A private insurance is about 6k for a car from 'THE VIRYAH INSURANCE' company, one of the most popular in Thailand, I always re-new mine at the testing station, when I get my yearly tax sticker. This is for my wife's car (in my name though) I hope it will cover everything 🙏🏻 -

You are very Wrong, Not it the true sense, like in the UK. Property, fire and Theft. Australia where third party does not include damage to property. Third party Por Ror Bor here is just to pay injury, or death. Good luck if you rear end a luxury car, you will have to pay for that a bumper/fender could cost I Million, or hit anything else that is not a human. your living in a fools dream. I pay about 6k a year private car insurance and it means I can drive with piece of mind, dash cam fitted an essential in Thailand. -
My IO office has always wanted Everything the same day, including bank statement and the Kor 2. They hate doing marriage extensions as it in my IO words " It's so much work" they always try to get me to change to retirement, it's not because they want me to use an agent, it's a; because their work is checked by head office, b; 'Coz their k-ing lazy. For me it's just one day a year 1.900 baht job done

I was happily renting (monthly) a unfurnished house for about 4 yrs, living with my then GF, now my wife, then the Owner wanted it back, So I was then left with all my furniture, 2 cats, and dog to find somewhere else in that area that I like, none were available, so we found 1 ria of land in a really lovely spot, and not so far from the village, up a quiet side soi, and no chance of flooding at 43 meters above sea level. I paid 1.7b million for the land, about 10yrs ago, spent about 1.2m on a small house build, The old landlord was desperate for money so I paid him an extra 3months rent, that gave us the time needed to have the house built, best thing I have ever done, property wise. At current house rents where I am that is 1-1.2 million saved in rent, the land value now would be at least 2.5 as when I brought it only a dirt road, but now is concrete government road, + we could always sell 1/2 ria. the land has established fruit trees. I'm 73 and not dead yet.

Just be careful I had a friend, he didn't understand English in his 70s (Italian), He returned, and was asked if he had 20K in cash, he misunderstood thinking they wanted a bribe, so he got angry, they sent him back, I think to Cambodia, they sent him back as he had not been stamped out of Thailand, they then put him in a cell, charged him 1k a day and he had to fly back to Italy. True story, but it was quite a few years ago. I think it was Don Mueang airport.
