i just had a talk with the bank this morning and this is exactly what he told me.
so first thing i need to go to the bank and tell them shes selling the house to this person. then as you said he will chose his payment method then go to land office

Here's my 2 cents:
As the house is mortgaged there are 2 issues here. 1 is the transfer fee and tax. Just take a copy of the chanot to the land office where the house is and they'll tell you exactly how much you have to pay. It goes by the value assessment by the land office and how long your wife owned it. If she's registered in the house blue book and owned it for more than a year there's less tax. If she's not registered there but owned it for longer than 5 years - same.
Now there's the mortgage. AFAIK you can't really transfer the mortgage to another person. The actual way to do it is the buyer has to get a mortgage from his bank. Pay you the full amount for the house, you have to pay what you owe your bank and the bank removes itself from the chanot (that will cost you about 1% of the sum loaned). Then the buyer's bank gets registered on the chanot after the title deed was transferred to his name. That will cost the buyer about 1% of the amount loaned to him.
You should ask your bank how much you still owe them.

Well we bought the house 3 years ago. Its a new house not was a second hand.
Im not sure if shes on the house book or not i have the book and will check it. But her name is on all paper work.
Im confused about this mortgage thing. Some people says new buyer must go to the bank and agree on new contract or something like that. So its like take over the mortgage. Im not sure.
So this is the story: i will take 600k cash for myself. And the rest 2.3 mil buyer must pay to the bank. But we will not mention to the bank about that 600k cash. We will tell them we are selling it for the same amount as bank loan.
So what should be steps for me to do:
1) tell the mortgage bank that ex wife wants to sell the house.
2) go to land office and pay the tax and name change thing: 2.3 mil %5 ? = 115k ?? ( this includes tax too or thats another expense?)
3) get 2.3 mil and close the mortgage.
Anything else?

also its not your wish how many years but bank decides that regarding to her age and work.
of course if your wife is around 30s age, she will probably get longer time. i would say can 25 or 30 yrs.
but im telling you.. the interest will be crazy.
im paying my new house 3 years now. and i just relized today that all the 3 years payment's literally 50% went to interest. so im paying for 3 years but its like i paid 1 year and 7 months... god.

im selling my house. i bought with a bank mortgage. its a new house..
when i was divorcing my ex wife said i can keep the house and keep paying bank mortgage to her and she will pay to bank. so i did like that
its already 3 years and last year suddenly she started to say she doesnt want the mortgage and i must close it or find someone to change the name. well not many options i said ok.
now its time to do it. an important question and need urgent answer
i found someone who wants to buy the house. but what we will do is he will pay me some cash money and we will go to the bank and he will ask for new payment method and take the bank loan on him and continue to pay monthly to the bank.
well my ex wife is from khon kaen and shes registered there, but the house is in nonthaburi, the bank is in bangkok (i think) so one of my friend told me that i have to pay lot of money. he asked me to see the house and bank contract and did some calculations and told me it will be around 83K to change the name. not sure to the bank or to the department of land. but its 83K
so i havent asked to bank but i asked my ex to ask to bank but not sure how fast she will ask or when. but this saturday i need to explain the situation to the buyer.
is i true that i have to pay that much? normally if someone registered to bangkok and buy in bangkok and sell its only around 10K-30K why its more expensive when if you are registered to another city?
PS: is there any surprises i need to know that i need to be ready or do you have any suggestions?

OP this is what i did, dont know will help or not:
i divorced just covid was newly happening and like the next 2 days it was impossible to fly or go out via border. everything was just started to close and yes, it was really at that time. everything was about to get close.
the thing is immigration has no idea that you are divorced. amphue and immigration has no contact. the only way they can know is you or wife inform them.
so i told my ex wife that covid is starting and it wont be possible for me to leave thailand in 1-2 days because there is no way i cannot come back and work like the rest of the world. just to let you know that at that time there was no covid visa extension. she said ok. so i didnt informed the immigration which gave me almost another year. and after a year it was little bit better but still cannot leave the county because of covid. so i contacted to an agency. she helped me with another 1 year extension and i also told about that to my ex wife and explained the situation. she said ok. so i got another year.
then another year borders were close but flights were started with very hard restrictions. so i bought a ticket and decided to go back to my country and also to get a non-b visa (because im working with thai government) when i was exiting from thailand i still had 1 month and the IO at the gate asked me if im planning to come back because he said i still have time and i can get re-entry and i told him im planning to come back but not soon (it was a lie because i was going to come back in 2-3 weeks) and i just told him like this because i wanted him to cancel my agency done visa so i would get rid of that fake thing (yes, it is even so many people say its not) and to be clean. at that time i didnt noticed but it turned out later that he put some kind of different exit stamp because of my non-o (this will be important soon in my story).
so did my non-b. and came back to thailand. at the airport no problem at all. so easy
now.. things started being interested when i went to extend my non-b to 1 year. changwattana IO was great. credits to her. i gave her all paper work from my company and she WAS ready to do the stamp for 1 year... TILL she suddenly noticed my ex non-o wife extension and i left the country without re-entry AND i came here with a different visa. TATAAA. she then stopped stamping my passport then she looked at me and she asked me.. where is your wife? that was the moment i knew i .... up. i told her shes in khon kaen, working. she told me she has to be here because she (IO) has to link the visas. i was like.. ok its all done. im done. its over, the game is over. everything is gone! stay overs, forging papers, using illegally agency.. you name it. its done. i must point here i can speak fluent thai and esan also im working for the royal thai airforce. then she just look at that papers and said do you have copy of your wife Id, marriage certificate and house book.. i said yes but photo in my phone.. she said yes ok. i did copy and gave to her. and i asked her to make it clear if i need all these again for my next extension and she said NO. this first time was just to link the visas. I have no idea what 'link visas' is. i was so lucky and i do believe it was just because i was speaking with her thai and being very nice plus royal thai airforce thing.
my next extension had no problems at all.
SO.. be very careful about your decision. it will effect your visa. if you chose to do anything without notifying the immigration and at your next step it might end up asking to see your marriage certificate. i strongly suggest divorce and go to the immigration immediately and notify them. they will give you 24 hours. at the immigration they will ask you to see your red divorce document which has a date. that's the date you have 24 hours. So talk to your ex wife and ask her if she can wait till you organize your exit.

if you are looking for a reason to stay in thailand.. from the way of your question.. seems the non-o retirement is best option and seems cheaper than ED visa. your agency can do all

yes, you need to do a new one if you will start to live there.
house owner house book copy, your passport copy.. house contract. if the house belongs to your daughter probbaly her papers to prove this.

i dont know the same thing or not but this is what happened to me about 2 weeks ago:
i ordered dart arrows for my dart board. it was seriously cheaper than it should be. normally its around 1500s but this one was 480 baht I had a bad feeling but i saw some good comments. of course cash on delivery. I would never buy before delivery. and first time i noticed (im using lazada a lot) the delivery was the seller was doing his own delivery. ok.. interesting. And yes, from China.
so the next day it was packed. great.. well 1 week passed and it was still packed. so i send a message and asked him when hes planning to send it. no answer.. 2 weeks passed and still packed. well i gave up so didnt care anymore. i would say 16th day it said rejected from the customs.. the seller messaged me in 1 hour and asked me if i cancelled the order. and i told him was not me i can see the reason, customs. then he said customs cancelled it because its 'sharp item' at that time it sounded right to me. then he told me i can asked for refund, i said its ok. that was it..
after a day, i was thinking what was that?! i mean there are many many items can pass the customs.. dart arrows cannot?! when i think now it sounds not real. also how come the seller doesnt know i paid cash or cash on delivery? they cannot see the payment? Also why he kept as 'packed' like 2 weeks?!
well first time happened to me. next time when im buying i will check the delivery method.
PS: im aware the covid situation in china and saw many things on TV about the delivery problems in china

dont know will help you or not but if im not mistaken it may take between 3 days to 1 week to get 1 year bank statement. just keep that in mind and plan your time.

im so surprise and confuse when someone shock or surprised when they get a visit from immigration regarding to their visa situation. It's clearly in the immigration rules. also why people so stress about it. they come stay 5-10 min and go. In many european countries this procedure is more complicated and more difficult. plus its not a new thing in thailand. i lived in Khon Kaen 10 years and know many times my friends visited. plus guys coming to homes are really nice and polite and really fun to chat with them.

as mentioned get in to thailand contact your agency and they will do the rest. thaivisa agency will do probably 30-35K other agencies will do half of it. but first time might be expensive. but you will change and do extension so i would look something around 30K with a normal agency..

they do know over stays and yes, computer shows alarm about it too. the problem is they dont know where you are. and no need to waste time trying to find you. they just do random checks at bars or likewise places.

81 days is really long time. and you are aware of it.
most likely you wont have any problem. but again this is also some kind of luck. i mean you never know someone will ask to see it or not (officer)
but its for sure you will pay 20K at the airport and probably you will listen some criticism about this and you fully deserved that.

If you will change your visa type you must do new tm30.
If you will stay in the same visa no need tm30

I think there is no point of thinking or saying more.
It is your fault that you didnt read your next 90 day report. Simple as that.
Go to immigration tomorrow. And be nice polite and tell the truth and say sorry it wont happen again.
Dont know if they will take some money or not.
What ever they say accept its your fault and keep saying sorry.

i dont know about this situation but i dont think you can pay them directly. the mortgage is related to your wife and her ID and so on. most likely she has some app in her mobile and telling the payments and so on.
at this point i would not trust you are paying them. in the future all can come to a point actually you didnt do any payment. i would check this
UNLESS: your wife gave you the password to the bank app and you have the full ownership of the app. banks use app for the payment
