Here's the text from the Thai Elite application declaration, several of the points are of relevance to the OP.  The declaration goes on (later paragraph) to say that if you are later found out to have made a false declaration, TE membership will be cancelled with no refund.

well this post answers the OP's question. item 11 is clear. i think scam is financial crime?

  2. not me but one of my friends at work did. She is very happy so far and its some years now but she told us something like they are finished or expired and must do new one. so it seems 1 time is not enough or at least the way she did.

also a note for you. if someone look very close and want to see, you can see the injections even after many years.

  3. well i stopped after some nonsense posts so i dont know if i say soemthing different or not about your situation

now first of all.. all of your 2 question answer is yes... no need to make things longer.. it is yes.

i will not comment about noodles shop or likewise.

i will comment about language school or tutor (2 thing is different). I will tell you about my experience because i did about this work about many years ago (in khon kaen city. i will not give the name but its really well known in khon kaen. Im still the owner)  just for some extra income then my real job in bangkok.

First of all who ever open a language school needs a ACADEMIC degree. which means like educational degree. for example if you have an engineer degree you cannot open a language or tutor school. But if you have social studies TEACHER degree (anything like this) , you can. whats important is your degree, your BA. so if you are a certificate teacher you can if not you cannot, end of the story. DONT listen who ever say you can. you cannot. i did try i know. i have first hand experience. i can prove. so thats it.

now.. you probably noticed i said tutor OR language school.... yes... they are very very different. if you take a register from the government for a language school.. who ever open that school must have foreign language degree also its many more paper work and really more expensive and lot of things...

if you open a tutor, any teacher degree is ok. and less paper work.

now.. the funny thing for you... what ever you open there is no different.. yes. lol no different at all. because tutor means teaching extra classes to improve student.. which will allow you teach english or other language. Also you can teach other subjects.. lol BUT if you open a language school you cannnot teach other subjects. there are few other things and detail i dont want to write here...

SUGGESTION: find a thai who has a educational degree. open a tutor.. teach what subject you want.

if you want to get a visa from this work.. this is a tutor or language school its easy to get a permission to hire a foreigner then.. let the owner show you work here in any position.

if you have any questions.. contact me

    good luck

Hmmm, not sure I have that many more months of life left to break even ????

I have a 68 year-old friend in the States who just put in a system at $45,000. Not sure how he plans on realizing any savings, but then, he's loaded.

for 45K usd im pretty sure he can power up a small factory.

  5. i dont know the specs but my neighbour just did like a month ago

his bill was around 2000-2300 baht every month. Just to make the bill like around 100 baht he spent 150.000 baht system to the solar cell system. this month he said his bill was 0 baht

so from the same bill, i would say you will spent around 150K

he is expecting payment from PEA in coming months but i do remember he told me soemthing like PEA only pays for certain power level you produce. i mean it must pass a number

  6. few options...

you can continue the work permit and the visa if you do all the paper work in the same day.

if there is a time starting to new work yes, best is take the documents from the ne work and get new non-b

another option is get TR and change it to Non-b  in this options there is a danger. what happened to some people i know is they finished their work and went to savanakhet to get new TR visa before starting new job. they didnt want to be overstay. At savanakhet TR visa refused with a reason of 'you lived too long in thailand no TR visa to you'. this happened to my 3 friends in different times. was really many years ago at least 5-6 yrs.

I would get the documents from the new work and get my non-b if possible. If cannot i would ask the new work if they can give me a letter with stamp and so on saying i will take my TR and they will change it to non-b later when docs are ready. just in case.

I think if you come back with TR visa its the same paper work with coming back with non-b

  7. Well (nor for buying a car) but when i asked residency (first week of the april) for renewing my thai driver license they told me they stopped since last year giving residency certificate. told me i need to contact to my embassy. She clearly told me they are doing only visa types and things / 90 days / tm30  thats all.

so.. i dont think she tells a lie. If someone did residency in a year time... then.. dont know. But im very sure (i speak fluent thai) she told me they stopped since last year giving residency for thai driver license.

I was warned that I would not be allowed to re-enter Thailand, and that my only option was to leave through the Bangkok airport. Despite this warning, I insisted on leaving right there. However, when I attempted to re-enter Thailand through another Cambodian land border three days later, I was denied entry.

It's worth noting that my previous history includes a couple of years staying in Thailand on Covid visas.

Well.. its obvious you are denied because of visa abuse.

I think your best option is wait for 6 month and try again

Surprised at what? When one gets stamped out of Thailand, they're not into offering advice on options for returning and they certainly won't detain anyone.  If the OP did visit another country beyond Cambodia and is returning via Cambodia is of no concern to Thai immigration. They probably saw another 'perpetual tourist' jumping in and out on visa exempt entries so nipped that in the bud by stamping the passprt that he was broke. Problem sorted.

    Wrong

If thai IO knows you will come back and yes they can understand that just take a look at your passport, they dont let you leave the country.

Happened to me with my non-o multi visa. He told me he wont let me go because i will not able to come back. And yes cambodia border

  10. im kinda surprised about the comments.. most of them are like 'turks'... blah blah... i was wondering if you see news more about turks or brits or other nations? tbh im here in thailand for 17 years and most of the news im hearing is about brits.. also.. i know that sometimes labor office asks additional documents from brits that they are not criminals...

i think its not being a turk or else.. its being a stupid person

Turkish people are known to be hot headed type that resolves issues with their fists first, and that buffoon should have seen and know what is going on with the Songkran festivities and tradition he should have stayed at his hotel and not come out, now this idiot will pay dearly for his action in terms of compensation and jail time.

lol confusing Turks with Brits maybe? lol

It doesn't say he can't enter via land border. It just says that he was denied entry at the checkpoint on this occasion. I don't know whether that means that in practice he would be denied future entry at any land border.

I remember some past forum posts about the 'lack of funds' stamp being used whether the IOs actually asked for proof or not.

im also surprised how come thai side let him go knowing he cannot come back. normally they dont let you leave the country. so this also makes me think he arrived cambodia from antoher place? and yes the stamp says he is denied via land border.  so it means he cannot enter via land border.

  13. hi

First of all you mentioned something about buying your condo using a law firm. If so i dont know what im going to comment is ok or not in your situation. Thats something first time i heard.

i will make my comment for a house not a condo. I dont know if its the same or not. I know many will say farang cannot have a house. I know that. But im talking about the mortgage for the houses. thats the point. Because you have the same thing.

First of all if you have a house and buy it with mortgage you can rent it without any problem. But there is no way you can sell to another one without closing the mortgage. The way you wrote i believe you bought the condo while still have mortgage to pay. Is this something like both sights sign a contract accepting that after the house payment finish the owner will change the name on you? and did you this with a law firm contract? If so did you choose this way because you cannot take mortgage from the bank because you are farang?

now at this point the condo is under the bank name and the mortgage is under the real owner name which means if the owner stop paying the bank will send some warnings to the owner. for 2-3 months. then they will put a government official warning letter to the condo door saying this house is on the sell. and the bank will put the house on sell on their website. Now this is something many house owners do. My old house owner did the same thing. If the bank put on sell, it goes cheaper. So the owner dont pay and wait for the bank to put on sell and buy again very cheaper. At this point you have nothing to do. legally the house is not yours even though you made a contract saying you will have the house after paying the bank. Here do you pay the bank or you pay via the law firm or you are paying directly to the owner? if you are paying to the bank via mobile app you may have a chance to sue. If you paying via law firm.. i dont know but i dont think the case will be a short one on the court.

did the owner notify or the law firm, about this situation? bank said ok? you have documents for this? Where are the original of condo document? I mean the contract between the owner and the bank, house book?

there are many issues i think. Also i know that no one can sell a condo or a house at least 3 years after bought. its about profit and tax. If its 3 years old you must pay 5% for the name change. if its more than 5 yrs its 3%. did you pay this also?

i would get another law office advice about this. i suggest siam law office. but there are many others.

now totally my opinion: at this point i dont think even you have a contract or so on you are still not the owner what bank sees. because mortgage name is under the owner not you. if they have no confirmation about this i would say you have no rights. if what you scare happens you will know that the bank is selling the house right after 4-5 months the owner stopped paying. and with all the law firm and so on i believe this is a dead end case on court.

i hope im wrong and im sure there are many people will make more and better comments and correct me if im wrong.

    good luck

Does that opinion have any basis in fact?

If someone is eligible for visa exempt entry, such as the OP who is a German national, why do you think they can't re-enter visa exempt overland once the multi-entry visa has expired?

well like i said i had F before

F is very special visa. given to government employees or diplomats. OP mentioned he was a diplomat. Dont know for official work or not. If not official work yes no problem. But if it was for work no way he can come back like a tourist so fast. like 1 or 2 days after leaving thailand. its a government thing. dont know how to explain

happened to one of our employee. thats the basis of fact. BUT as i said.. i say again it was many years ago. If it changed i dont know.
