Love it... Don't be a cheap charlie, hang a king-size mattress over a queen sized frame !!! - Thainess indeed !!!
Or... Just ask the 'prospective landlord if a) he can put in a king size bed, or B) if he can take out the original bed and you can get your own King size bed to put in there.
Will be answered "no can "

10 days is quick. Lazda can take 14 to 30 days for refunds. Only takes them a few minutes to take our money though

Plenty of people dont have a spare 23 thousand pounds. There should be other mechanisms and options as there have been in the past for long termers.
Yes affidavits and stat decs but this has nothing to do with immigration as they are STILL accepting Enbassy letters. sadly thousands built there dreams on a house of cards thinking they could BS the embassy letters forever
I feel sorry for those that have familys, thats has to be tough but I dont feel sorry for whiners like the OP who tries to scam the system with Ed visas and then slags off Thailand when he is busted...Good riddance to him !!

Yes. I could have posted the same when I first did one on my return to Thailand in April. As a condo owner it took only a few minutes at Jomtien immigration. BUT I live within a 10 minute walk from Soi 5. Many people live many kilometres from their immigration office. I can cope with a 10 minute walk even with jetlag but I certainly wouldn't want a 100km round trip and a wasted morning on my first day back in Thailand.
In many cases it's not hard but it's bloody inconvenient.
most people can find their local Post office

You realise if you're a young, single, relatively attractive guy there are options outside of hookers, gold diggers and bar girls, right? Probably not.
At OPs age I had more babes than I knew what to do with and Thailand and SEA was for desperate old men and not even on the radar. OP is from the land of big breasted viking godesses so I seriously doubt he is super handsome if he doesnt have a GF .

It may come down but it will take years and years same as its upwards journey, well done to those that shifted their savings to thailand years ago

To spend one night before carrying on to the real destination?
So lets see now.. who do we believe, some random anonymous internet dude that thinks he is a doctor possibly posting from his moms basement or MASTER CARD with 100 % verifyable stats saying 5 nights average in bangkok stays for tourists ?
Thats rehtorical lol

I just find it bizzare that people are still in denial. The stats are from mastercard and 3 years in a row BKK nails it
Village people and jungle dwellers need to get over it, you may not like it but it is what it is [emoji6] -

Total BS
https://www.tatnews.org/2018/10/bangkok-comes-up-top-in-mastercards-2018-global-destination-cities-index/
"The Mastercard Index predicted a strong annual growth for tourism arrivals of 9.6 percent for Bangkok. It also noted the impressive fact that visitors stay in Bangkok for 4.7 nights on average with daily spending of over US$173 per day (5,563 Baht), amounting to US$16.36 billion in total in 2017. This placed the Thai capital in the 5th place of the Top Cities by Dollars Spent."
On average its 4.7 nights.
That's the thing about facts it always trumps fiction -
What a horrible thing to be wrongfully accused of especially if your high profile

Just in terms of the few places I went for comparison - the Singapore Zoo, Jurong Bird Park, Singapore Aquarium, Casino, Sentosa Beach, Chinatown, Jumbo Seafood, Orchard Road...and then there was the hotel and the airport.
Didn't get to Raffles.
My question was serious. As a tourist, why would I come to BKK?
Who flies half way around the world to look at locked up animals and fish? Birdwatching ? hang out at the airport lol Sounds like you had the time of your life

I keep asking for examples of what tourist attractions BKK (or Pattaya if you prefer) has for your average tourist family.
...but so far, we have back alleys, tiles, temples and go go bars...which pretty much support my claim that Bangkok is bereft of anything that would satisfy your average tourist family.
google tourist attraction for familys with kids Bangkok. Their is plenty to do including theme parks however having said that If I had a wife and 3 kids which thankfully I dont, Bangkok would hardly be my first choice. Bangkok is a great get away for youngish couples wanting to experiance the buzz and its still considered somewhat exotic by those who live in the sterile concrete jungles in the west
Touists dont come here for theatre or art galleries , why would they ? plenty of that in their own countries

I never said Bkk is boring. You have me confused with someone else. Probable, as I don't live in Australia either.
Well you wrote boring , what am I missing? Where do you live now?

Why would Hong Kong people want to buy here as an escape valve?! Other countries will give them permanent residency status for investments of ~20M ฿, with minimal hassle. Thailand gives them a tourist visa...
Overall, I wouldn’t worry too much for developers nearing completion of the building shell, but boy, breaking ground today seems high risk in most areas of BKK.
Will also be interesting if there is any form of crackdown on Chinese vacation rental units like there has been on some of the western apps.
Thailand has an investment visa

I doubt even the TAT would promote Bkk as "The hub of back alleys".
Your posting from some dreary and dead suburb in Australia and you reckon Bangkok is boring? LMAO
