I don't know about Pattaya but here in Phuket condo blocks come out of the ground overnight all I see is a massive over supply who's renting them I don't know.
There is a project near me and I know people who own units in there, so 7 years ago they were 5.9 million baht very nice units 1 bedroom 57 sqm, I see units for sale 6.3 to 6.5 they cant sell them,
In that same project there is some 2 bedroom units they were 12 million baht, they would be lucky to get 9 million for them,
A good friend of ours owns one unit and she decided to do LTR the tenant brought a cat in, now she cant get rid of the smell so she cant rent it out, look like she might have to take up the floor, expensive job, she's trying to sue the tenants how many years will that take?

Problems within the Thai education system are complex and extensive. Funny how so many point the finger at the teachers.
I don't point the finger at teachers, it's the system, I'm not a teacher but I've been here long enough to know what goes on, Ive never understood that "No Fail" so if my kid came home and said she got an "F" in maths, we have a problem here but she didn't fail.

You better believe it, it's well down from last year even Thai people are saying it in my area, Their business are quiet, people who come for long term are already here, now is usually busy this time for Russian tourist they like to be here rather than minus 20 in Moscow.
I see the same properties being advertised on FB everyday if they are not full now they never will be,

We are blocking AirBnB renters at reception when we can - they may have spent hours on a flight and be looking forward to their holiday but I have NO sympathy as it is impossible they don't know people don't want ST lets in a condo that is their home. they don't care, and guess what, neither do I.
A few of these guys with multiple units are going under I read about 2 today, one with 12 units the other one I think about 150 units, this is America,
