Seems to me 99.9% of developers will be careful about safety but will also be very/manically focused on being first to get a medication on the market.

Afaik even Thais have to be pre approved
In fact Thai folks abroad have to take their documents to the local Thai consulate or embassy abroad and get them countersigned, before going to the departure airport. And must state 'fit to fly'.
And don't forget you need a medical report / Covid 19 test results on a laboratory report to check-in and on arrival and on't forget the compulsory 14 day quarantine on arrival.

I had a luxury house on Jomtien Beach for sale during a buyers market about 10 years ago. I got several calls/ unplanned visits from speculators, most offering cash, up to 90% lower than the agreed market price. A couple of them came, uninvited, with lawyers of other staff, documents already prepared and bags of cash. One uninvited guy rang the doorbell, I opened the gate and within a few seconds he was telling me how desperate I was to sell and how it must be very negatively affecting my wealth, and I should beware of the downturn making me sick whatever.

Last company I opened with a Thai friend we did all the paper work ourselves. There is allot of running around and paper work to do. You need to register with business development department which is under the ministry of commerce, register for tax and VAT and a few other things. Cant recall the cost as this was back around 2005 think is was around 6,000B I know it was less than 10K THB. Hope this helps!
Agree, you can set it up yourself. And there are other options; many local accounting firms do it and usually for reasonable fees. (I don't mean big high profile accounting companies, just local outfits you typically find in Pattaya and Phuket, Chiang Mai, KK, Korat etc.,and of course in Bkk). The forms etc., are not rocket science, they are very straight forward. Local business agencies can do the same stuff, Sunbelt Asia is worth a look.
Don't listen to lawyers who will tell you the application and the negotiation must be done by qualified Thai lawyers, totally not true. Some will also say the negotiation must be done by a qualified Thai lawyer, not true, in fact there is no negotiation. Many folks have paid outrageous fees to lawyers for this work in the past, tens of thousands of Baht plus the actual published fees, even hundreds of thousands of Baht. Total rip off. And I mean both Thai and farang lawyers.
Accountants can often do several functions: set-up, annual report to the Thai Companies office, monthly/annual accounting, annual company tax returns and more. (And set-up Work Permit if you go that route.)

As they say, whatever floats your boat, no doubt a survey of what folks do in their spare time would bring some interesting items, some erotic items, some good food items and some laughs.
In any event any hobby must bring more mental stability compared to folks who watch TV 18 hours a day.

Have you found any more recent information about medical/other documents needed to enter Thailand?
I also receive a DVA disability pension and therefore have a DVA Gold card, so I'm fully covered for Covid testing before I depart Australia and I can claim the cost of the test for a med. report to re-enter Australia.
For the current requirement to show on arrival in Thailand a health insurance policy with at least US$100,000 cover and the policy fully covers Covid 19 testing and treatments, I found 2 policies, if you want the details please PM to me.
The other thing I'm hoping will change is the requirement to get all documents stamped at a Thai embassy in Australia before departing for Thailand. I already called the Thai consulate in Sydney on this but didn't get any focused discussion or clear answers.
When I can decide a travel date I'll check again about the need for health insurance to enter Thailand and buy a policy if still needed and I'll call the Thai embassy in Canberra and try for an answer about stamping the documents. (A buddy here mentioned the Canberra office is more focused and keen to help.)
We wait and see.

Yes some hassle to get out of Oz but much bigger to be able to enter Thailand.
I agree, May is unrealistic. Mid June, even mid July much more realistic.

I was under the impression I would need a WP simply to own the business? I havent researched this I just presumed it would be mandatory? The owner of the unit told me I would need to pay 2 months deposit equivalent to the rent and 1 month rent upfront, she doesnt speak great English so I asked about a WP from another (Thai) who rents a unit from her and they just told me the approximate cost of a WP, they didnt say I did or didnt need one so I am a bit in the unknown right now as I cannot get hold of anyone legal maybe because no-one is at work right now and not available via email or the 'chat' facility through their businessesHowever leaving the staff to 'run the business' is not a good idea in any country, in fact a recipe for: theft of revenue, raw materials, laziness, shop not kept properly, no control on wastage. And if you turn up every day to check then you are working.

Mt flight date not yet confirmed, I'm hoping to be on one of the earliest flights coming in, but:
- Need to get confirmation of a credit for the return flight which AirAsia cancelled. I'll use that credit (about 15,000Baht) for the next ticket, as below. Had a message from AA today to confirm they are processing the credit but probably not completed until end of May 2020.
- The AA flight I want is Sydney to Kuala Lumphur then KL to Chiang Mai and return, but Malaysia have twice closed KL airport including for transit passengers, and waiting again now for that to open up.
- Need to get some form of permission to exit Australia (I am Oz citizen and right now, without a good reason Oz citizens are banned from flying out), including getting a permission to exit letter from Australian government to present to check-in at Sydney airport.
- Need to get a medical report to present to check-in at Sydney a/port, latest info. that I'm aware of must include a full pathology report saying I've had the full Covid 19 test and I'm not infected, and report cannot be older than 3 days before check-in date. Plus letter must state the person is 'fit to fly'.
- Plus I have to take the med. report to the Thai embassy/consulate in Sydney to get it countersigned/approved to enter Thailand.
- Must have a health insurance policy stating that I have at least US$100,000 cover and policy must state that I am covered for all tests and treatments for Covid 19.
- Plus a bag of letters/documents/ medical reports to return to Australia.
So obviously I'm hoping that when I can decide a date to fly Sydney to Chiang Mai some of the above will have been relaxed.

Saying that, I don't you'll find much experiences from foreigners on here. Flight arrival ban is still in effect until 30 April. The only foreigners making it in are humanitarian, medical , "special" type people etc
Thanks for your post, my situation is that I am a Permanent Resident of Thailand (PR holders have 'priority' to enter, plus I'm in a wheelchair, plus I can show them the house Tabien Baan documents (in main area of Chiang Mai city), plus my adult Thai son will be at airport to pick me up. Hopefully all of that will help to get quarantine at home.

Sure but I also doubt that foreign visitors will be allowed to decide their own quarantine arrangement.
