What the heck did she think she was going to be subjected to during training, Ice cream and holidays???? In her photo she's pictured wearing medal ribbons. WTF were they issued for?

Can you supply a link to the 'rule' you've posted please?
What 'rule' did I post ? Can you be more specific?

I always thought it wasn't the property that was sold but the land it sits on. A house sitting on a small plot of land with a chanote title will get a better price than a large plot of land sitting on a Sor Por Kor title?

No dog is best for security. Thieves know all the tricks on getting into ones property. I had 2 dogs, irrespective of breed, and both were poisoned prior to burglars gaining entry into my house and removing the safe. To gain entry into the safe they pealed the back off. Luckily for us the safe was empty of any money and documents. No loss really. The safe was found by workers some 80km away in a tapioca field, contents thrown around.

if you look at the Maktec, they are actually Makita products, but a fraction of the price.
There's gotta be a reason why.

could an unscrupulous person somehow manage to falsify another chanote
First you need to actually know what a 'Chanote' is.
QuoteLand Ownership Laws in Thailand: In Thailand, land is categorized into four types: government land, public land, agricultural land, and private land. Private land, which can be owned outright, is further distinguished by different land title deeds that establish ownership and usage rights.

I also read somewhere that if the property proves difficult to sell and you can show that you are genuinely trying to sell the land, you can apply for further time.
No. I've never heard of that. And I doubt it to be true. But .....
QuoteWhen a statutory heir is a foreigner who inherits land (like a Thai spouse), they will have one year in which to dispose of the land they inherited. If the foreigner does not dispose of the land in time, the Land Department may do so on their behalf and retain 5% of the sales price as a fee.

In that case they better remove every bit of visible alcohol from every restaurant, convenience store, supermarket and anywhere else where an underage person might see that toxic, life threatening poison. Cigarettes too!
What's 'visible alcohol' etc ? You on the 'wacky backy' and ' life threatening poison'?

So much for a moderator, about 2 years ago, saying that asiannow is a family orientated forum and that's why AN is well moderated regarding adult themes. But here we are discussing the taking of drugs with no restrictions on age of the person viewing.

Not the first this has happened. In fact it happens more than we are informed about. IMO they're all a bunch of crooks.

Doesn't have the reach of a cattle prod. You'd have to be stroking the dog to be able to use it.

A catapult with glass marbles. I no longer have to use it when I'm out cycling. Just the sight of it hanging on my handle bar is a big deterrent.

You will not receive a reply that explains why.
Many folk have had this experience (myself included) when using online reporting.
You could try doing another.
Some folk suggest that after an overseas trip you must do first report in person however there are reports of doing it online after travel out of Thailand
Not true. I got a reply telling me my 90 day report failed due to lack of information. I resubmitted it the next day filling out questions which weren't relevant and they accepted it.

I have a wart, coming to the end of its day now after being told to use superglue. Superglue is painless and really works.

Back to the land you're looking at.... upgrading a title to a Chanote would add SIGNIFICANT value to the land. If it were that easy, the seller would have already done it.
No way can he, or his Thai partner, upgrade a Sor Kor 1 to Chanote.

Why? You can't own the land and if you're married I'd imagine your wife knows the prosses.

"Depending on the land’s location, this document may be upgraded to a title deed Nor. Sor. 3, Nor. Sor. 3 Gor or Nor. Sor. 4 Jor (Chanote)"
But you haven't got either. Your so called Land Title is basically at the bottom.

Apparently the courts are backed up regarding land claims. Thais don't appear to conform to laws either land or motoring.
QuoteSor Kor Nung, establishes a claim to land but not actual land ownership.
