In the past , culturally grandparents take care of grandchildren more often than not across all of Thailand. It has starting to change in the recent past but that cultural thinking is still there. Historically it goes for grandparents and parents in most of rural Thailand which is the bulk of the country. They take care of the children and when they get old the children pay it back by taking care of them in return as they age. Throw that on top of the pile of respect your parents and family, don't bring shame on the family, maintain face so there isn't village and family gossip, etc. For the OP, I had this conversation with a couple of friends a few years back when they were faced with the money request and similar comment that op has related. What my friends decided to do each time someone asked for money or commented on buying a house they simply said yes I want to build a house for MY family but I have loaned all my money to help family members ( don't name names) and haven't gotten it back yet to do that. They went on to say we even thought about borrowing money from family but decided not to ask as we know that it may case problems so decided not to ask and work to support OURSELVES and not be a burden. That stopped almost all close family comments and request for them. Not sure it will work in all situations but I thought it was a clever back door way of putting them on notice.

Lets be a little clearer for you. Staying in Thailand for 180 days or more for the tax purposes you posted only applies if you have income deemed applicable while living in Thailand. If you dont have income in this category and stay in Thailand 180 days you are not taxed or a "taxable resident" just due to the fact that you live in the country. Slight difference there.

The 180 day tax issue now doesnt really exist its just an ongoing statement thats taken on a life of its own and that isnt really true.

That works like that as the various visa's and exempt entry have a specific amount of time assigned to them. METV grant you they time and quantity of entries as part of that visa.

Well believe what you want, I really don't care. They used to have a disclaimer on the US embassy site that receipt of a visa is not a guarantee of entry and the imm o's have the final say. It was removed when they went to the evisa system. It may have been on all the embassy sites. I've been coming to Thailand since 1984 and never had a problem and never been bounced for overuse of tourist and exempt entries or even questioned. Given the problems raised due to the Chinese grey market and visa issues don't be surprised if you dont see it more. I think its interesting as the talking heads that claim I'm wrong have themselves repeated told people on here with heavy entry history to spend time out between visits if they are concerned and even direct people to "friendly" check points. A little hypocritical on their part but it comes with posting on open forums.

The embassies are not part of immigration. They have disclaimers on their site indicating they can refuse a visa without explanation. The imm o's have the same discretion. They allowed to use their discretion and make judgment calls if they think people are abusing the system. They have specific reasons they can deny entry and they also have the ability to use their discretion if they see fit. I don't agree with it but uts not being abused or you would be hearing about it. Inevitably a few get caught out and denied out of the millions of travelers or it would be front page news, which its not. when you do hear their history is obvious they have a history of long stay on tourist visas and visa exempt. They always whine and claim they same, Im allowed cause its not against the law. Well its not written anywhere that you can do that even if they have allowed it in the past. Given the heighten issues with bogus visa and banking issues surrounding the Chinese grey business they crackdown is inevitable.

Read the regs and they clearly say io can use discretion based on what they see. They were right that you are trying to stay long term in thailand using exempt entries and tourist visa and you got caught. Get a proper visa for staying long term and avoid what the io's discretion on your "visits" based on the manner you were using

Tim you and I have discussed this before and disagree about how you read the regs. The imm officials have the ability to use discretion and it is in the regs. You interpret them different and always claim the officers have to use one of the reasons for denial listed but ignore the fact it says clearly the officers can use their discretion. Believe what you want but its clearly listed

Immigration has the discretion to refuse entry to anyone deemed inappropriate with or without a visa. Its written in the regs even though some believe they have to show a "valid" reason. Im not saying I agree with that position. There's usually more to most of these stories than are told by the posters. Im sure there is in this case also.

I never said or implied banks are not business. For a bank to add on an arbitrary service and imply you have to pay for this service in order to open an acct may be their "requirement" but its not set as part of their regulatory requirements or even bank policy (you won't see on the list as a requirements) and is extreme predatory and less than honest. Its a money making opportunity thats forced on you purely for their own benefit and has absolutely nothing to do with a bank account. If you choose to pay that fee thats up to you.

I can just relate my own experience even if one know- it- all claims on the forum didn't happen. In Nov 2022 I opened a bank account while on a visa exempt at Krungsri and without a Cert of Residency. They showed me a sheet that had insurance availble but never asked me to buy it, just if I "ever needed". I live in Nakhon Si Thammarat . I also know several others that did the same last year in a variety of provinces around Thailand. Most banks now wont open an acct while on a tourist visa and without a C of R due to the Chinese fiasco with grey businesses and mule bank accounts. The insurance is just a scheme that was invented by the banks as a way to generate revenue from commissions and isnt a real requirement legally. They only way to find out is to shop around and the chances are higher outside BKK.

Im not a fan of what Russian Govt is doing in Ukraine but that has little to nothing to do with Thailand allowing tourist to come to the country. Tourism isnt supporting the Russian war in any way. The Russians that are coming are by and large people escaping the war. Now if Thailand was welcoming the govt in mass (not a single govt official on holiday) it would be different. Thailand is only concerned with boosting Tourism so they can capture much needed revenue to the country and their own pockets. Morality never cashed a check or paid a bill or made a deposit in a bank in Thailand.

Truth and fact dont exist. It's all covert ideas and media guesses mixed with misinformation from the old guard using the media coverage to sow doubt in the general population. Truth has little to with anything, its about adjusting the perception of the people until the next big issues comes along and pushes this one under the water and out of view. Only the misinformation is left in the minds of many thais.

If the price is that bad why did you rent it? Sounds like renters remorse to me. Being vacant for 3 prior years has nothing to do with your situation does it?

according to the OP the landlord hasnt been contacted just the rental agency. I think he may find out (maybe not) that the rental agent is the one keeping the deposits and the landlord is disconnected for whats going on like you would think or has an agreement with the agent

You need to inspect from the inside between the ceiling drywall and the back of the roof tiles. If its been leaking that much there should be water stains of the rafters. You will also be able to see directly above the spots where its leaked thru and see if there are surfaces it can run down if the leak is a distance away
