I opened a savings account at Krungsri Bank in November while on a visa exempt entry. I had a tm30, passport and international drivers license and thai wife with me. Told them I needed to open an account to start my deposits for retirement. They made a call to the head office to confirm my docs were ok and 25 minutes later I was walking out with a savings account and debit card, bank book and bank app on my phone. yeah fact are facts and that's the problem with China. They refuse to openly share critical information about covid, it's current variants and health impacts. They are only opening up now as they have been faced with widespread protests and economic collapse. With that scenario in place it's impossible to assess the impact their opening borders will and certain no comparison that's meaningful to what's happening anywhere else in the world.

I managed a number of resort condominiums in the US before retiring and highly recommend making sure you have coverage for any damages caused by or coming from other condos or common areas\shared services or areas and also any damages you may be responsible for coming from your condo affecting other areas outside your condo

You need to remember as a condo owner you only own the area inside your condo, floor to ceiling and inside of front door to inside of window. Get coverage for your property and liability for visitors and guests. Also liability for any damage that may come from your property, eg. Flood from plumbing that affects adjacent property or property below. Also validate what coverage the building has as they own collectively with all tenants the common areas like hallways, elevators exterior building envelope and any shared services like fire sprinkler etc. Reputable Insurance companies will guide you on whats available and what riders to add to a policy.

If your funds fall below the appropriate amount (or where never there for the appropriate amount and time frame to start with) your permission to stay is in violation. There may not be a specific law about using agents but the requirements for monetary levels are part of the Visa program and dependent on the category you could find yourself in violation. What would or could happen depends on a variety of issues but 1 option would be a 7 day notice to leave the country as your permission to stay could be cancelled. I'm noy saying it would happen but you know as well as I do that depending on the day of the week, direction of the wind and who is trying to make a point anything is possible.

Laugh all you want but it's true. there's a huge contingent of posters that constantly refuse to jeopardize the remote chance of losing their passport so refuse to carry it with them but then many of the same ones think nothing of handing it over to an "agent" to fix their extensions because they're too lazy or dont have adequate funds and then cry the blues when the agent doesn't follow thru in a timely manner. If you come to live in another country, then you should put out the effort to do the required paperwork yourself. Certainly there are a few true exceptions for using a real agency but it's the lesser of people using agents.

With very few exceptions people that use an agent are just asking for trouble at some point. It's great while it works until it doesnt and then they come crying on the forum on how to fix their problem. I guess some are just too important to spend the day taking care of their paperwork themselves.
