    What could possibly go wrong? Farang tourists have to jump thru hoops to gain entry but it's okay for Somchai to show a week old PCR test. I'm guessing that the Sarasin Bridge will be another weak point due to inadequate staffing/policing. Easy access for Thais, especially Somchai driving his Lambo, who would dare stop the self entitled plick...

  2. No doubt all the Govt Ministers/Management/Thai Elite/Their families & cronies have all had 2 vaccine doses so everything is okay as far as they are concerned. With Thai culture being me, me first, the Serfs & Farang are well down the pecking order when it comes to being vaccinated. It's going to take the death of a Minister or a HiSo family member before this lot get the wake up call and get serious about tackling this 3rd wave before it turns into a tsunami...

    Thanathorn the ex Future Forward Party Leader predicted a year ago that there would be a problem relying on a single supplier (SB). He was shot down in flames, had a gagging order with various threats... I'm surprised he hasn't come out and said "told you so"...

  4. At the current rate of injections there isn't a chance in hell of the borders opening in mid Oct. To date only 6.9M have had the 1st jab, which represents 13% of the adult population of ~53M... To meet the Czars target, the 1st jab would need to be ~344K per day. They have only bettered that number twice (7th, 8th June) which was the 1st 2 days of the mass vaccine rollout. The weekend numbers for injections are a joke...

    Based on price of 7 million baht (whatever is highest. sales price or appraised price) and 6 years ownership (I used 1st Jan. 2015 to 1st Jan. 2021 as example), and registered for private home with personal ownership, your tax could be 385,000 baht; however test yourself.

    Unfortunately having 13 digit no. counts for nothing. When you enter your 13 digit no to check on status you get an error message saying no record of you. How can there be no record if you managed to get the 13 digit code no. Thai logic... https://www.chiangmaihealth.go.th/wallofcm/

    Withholding tax is dependant on on other income the seller may have and Business tax is dependant on if the seller lived in the house or owned it for longer than 5 years (not payable in your case). The fees are usually split 50/50 but can be paid by either party, often negotiated as part of the overall price, you may offer to pay all the fees to make the property more attractive.

    You may have penalties for paying out the mortgage early

  8. I am planning to sell my house (Wife's Name) privately (no agents) and want to know what the current various property tax % are. Also who (buyer/seller) is responsible for payment or is it normally split 50/50?

     

    I believe that because of CV19 some tax concessions have been granted by the Govt. I found the following on a website but have no idea if the information is up to date?

    1) Transfer Fee  - 2% - Buyer?

    2) Stamp Duty  - 0.5%  - Seller?    

    3) Withholding Tax - 1% - Seller?

    4) Business Tax - 3.3% - Seller?

     

    The property value is ~7M and I have held it for 6 years. There is an outstanding mortgage on the property of 2.5M so not sure if this complicates matters.

     

    Having never sold a house here in Thailand, any 1st hand information about the whole process would be grateful as I'm not planning on using an agent.
