The neighbors are out to get you, Crossy. They are reporting the sparks they see flying out of your garage, and fear you are building an apparatus for lightning bolts.
better to stay far away from this noisy thai neighbors. The best is to build a house in a farm without stress. they talk like parrots

What are you actually asking from us?
There's a load of building experience from all over the country here, but if we don't know what you want to know we cannot really help.
Just wanted to know if 2 million and 300,000 bath can be a good price for a house building

Do you have drawings / sketches of what you want to do?
Again, location is important, building costs vary vastly across the country.
How big is the land you want to fill, depth of fill needed? Again, costs vary vastly.
I'm going to assume that "American style" does not include it being of timber (termite food) construction.
my wife has all the papers lol. She is doing all this stuff

What size are you thinking of, style, level of finish needed, (important) location??
our house has 4 bedrooms, 2 floor. We already have a land for start to build, from my wife's dad. Need to put soy for start to build, around 200,000 bath. It looks like american style, my wife preferred like that

Has anyone paid around 2million and 300,000 bath for a house building in thailand?

Well done for staying here to volunteer.
What volunteering did you do here?
Probably any type of volunteer

I don't think you can stay here long time if you are not retired or you don't want to get married. I would never do border runs, it's stressful and a waste of money
Volunteer visas for not really doing volunteer? Many do like that and pay a lot of money to visas agency

I think the most important thing here is whats next? covid visa let you stay in thailand 2.5 yrs. whats your plans now? pray for another covid pandemic or WW3? martial arts courses? start your whole academic carrier with another ED visa? thai food cooking classes?
well you better start thinking because soon or later your 'trying to stay in thailand' options will eventually end at some point.
good luck
Exactly my friend. Farangs like that only hope for another pandemic or ww3 to stay in this country. It's so sad ????

Do you have the required 800,000 in the bank and willing to leave it there all the time?
if so no need for an agent, an just pay 1,900/year for the extension AND
pay 1,000 baht for single re entry or 3,800 for multiple
IF no 800,000, than its a min of 16,000 baht/year, PLUS the re entry>
you do the mathimmigration stress you with new requirements and papers every year. that why many are using agents now

Yes, and that is the reason I will not be doing an extension based on marriage next month when due but change to a Non-Imm O based on retirement and pay an agent to do all the paper work. Every year there is always another document Immigration want and I'm tired of playing the the 'game'.
I'm happy to pay an agent and never have to deal with Immigration myself in the future.
No more Immigration stress.
in fact, immigration want you to use an agent to pay more. It's a money scheme believe me

I just renewed it on SCB, they only wanted to see my marriage extension on my passport. It tooks a few seconds to start the process, very easy
-
