I’ve read a lot about the pro’s and con’s of using an agent to assist with obtaining a Thai visa, but am curious as to what has been the experience of doing so by those who have gone this route.

A correction is coming, PERIOD. It may take a few or more months, but you can’t have a global economic crisis and not have it impact the RE market, especially in a country that relies so heavily on international tourism. There has not been anything like covid-19. And it may take months for many buyers and investors to fully default on their properties. I’m staying in a luxury pool villa at the moment, though not in BKK, and paying less than a third of the low season rate for the last 4 months. I wish it weren’t true, but trust me IT’S COMING.

Did he obtain a 30 extension to his tourist visa prior to applying for non o?
Was told by IO in Muang Thong Thani I had to get the 30 extension first. Sorry, but I haven’t figured out how to retrieve my responses to any of these posts. So, I am unable to see my response history.

Can anyone suggest best immigration office to go to apply for 30-day extension then for retirement extension immediately after? Will be moving to Hua Hin on Aug 4th. Will already have my bank account setup with the 800k baht from offshore as required.
Anyone have experience using an agent? Good or bad?

I was asking what experience people had when using an agent. Not asking if I should use one or not - I can figure that out myself. You don’t know my situation, so next time just answer the question please.
