Be careful taking a freelance translator when buying scooters and cars -- you could end up paying a bit more for the translator's commission. Dealers in KK will normally have English-speaking sales people -- especially car dealers.

Isis is abhorrent but they are not alone.
Terrorism is pretty well defined -- and IMHO, your are over-stretching.
Just because you happen to not like some group or their actions does not necessarily make them terrorists.

One of the dangers with pools/lakes is leptospirosis.
Wife's uncle got infected while fishing in MIL's large pool, i.e., wading in shallows. He was in serious condition in hospital for weeks.

Here's an observation I've made before. One third of the land mass of Myanmar (Burma) is Ocean Front property that is, for now un-developed. A few have started, and more will come. The beaches will be much cleaner than those in Thailand, and if they keep out the mafia and other crap, they will grow and basically stick a very sharp knife in the heart of Thailand "beach tourism". I give it 5 years, or less, before Myanmar buries Thailand for that tourism.

Honestly guys, I don't want this to become a guessing game! It is nothing like what any of you are thinking, OK? It is better if there is a community that has the things I mentioned but again it isn't a deciding factor on its own. A place that has those things would place higher in the list of prospects but that is all.If I get a firmed up list with more information I will tell you so just be patient. However if it seems as though none of the locations are suitable at the moment then I may not, because I obviously don't want someone 'stealing' the idea.

Actually i didn't call it Market research, I just said research. I am right at the beginning of the process. I searched the internet for population information but as I have said it is both out of date and sketchy. If I had said 'guess what the business is' I would have been making it a guessing game, but I have explicitly stated why i do not want to name what it is, which could also be against forum rules anyway. At this stage it doesn't matter what it is, as I am not asking any of you to assess the viability in your area, just information about the place you live in. If you don't want to give any, that's fine, but then what is the point of posting on here at all. I'm not asking for your opinion on what i plan to do or not do, just want to know more about areas I have rarely been to, if at all. I did think of just posting as if I was thinking of moving there but thought that being honest was the best policy. Now I know better.
Never said you called it market research -- but as JLCrab pointed out, your are thinking of business relationships. To me, research for marketing opportunities -- well, get the idea?

You may want to consider that anywhere there are beaches, there will likely be noise -- especially on weekends. I lived in Ban Krud for 3 years and it does get noisy when the Bangkok hordes arrive --

There was talk of building a large new coal-fired power station in Prachuap as well as a new steelworks somewhere near Bang Saphan, don't know what the latest is with those. The railway is also supposed to upgrade to double track eventually.
As already suggested rent for a while before you put any serious money in, and then when you do it's advisable to bring in no more than you're willing to lose.
There has been a large steel works in Bang Saphan for many years. It's not so bad -- surely the largest employer in B.S.
The local people fought off a power plant that was scheduled to be built just north of Ban Krud many years back. I'm sure the developers have/will continue to try to pollute that beautiful stretch of sand & sea.

Quite a number of folks with small holdings don't rely completely on income from their crops. Most of the tradesmen working on our house in Umphur Muang KK have small rice farms. During the early rains a few months back, every one of them took 1-2 weeks off to plant.
Most live 20+ km outside KK. Most grow rice for their own use, then sell any extra.
Crews working on building projects "truck pool" to work. When you stop to consider, a 20-30km commute can get most/many to a construction site in some direction.

Wife always does my 90-day report at KK Imm, and went today mid-morning. Very crowded, so she only waited 30 min, then came back home -- easy to do since we're 15 minutes away. She will try again tomorrow.
She made some interesting observations during her wait.
- regular guy at 90-day desk wasn't working today
- one other man working -- 2 women working (one 'kind of young and talks quiet' and the older woman at the far right desk)
- her take on the older woman could be paraphrased as "mostly bark and very little bite"
- she mention seeing on older gent who came in alone with less documentation than he needed. The 'kind of young and talked quiet' officer went and made the extra copies that he needed.
