  1. You mention in your post a 30 years + extensions lease. A lease in Thailand can only be a maximum of 30 years.
  2. To the OP. I have just gone through a similar process to you with two financial institutions in the UK. You need to request a "Client Tax Residency Self Certification" form. Assuming you are using a Thai address, in the section where it says to provide a TIN for Thailand write "Not legally required". Write nothing else or they will reject the form as I found out. They may or may not request proof of residency after they receive the form. I was 50/50. One did not require any proof the other I got away with a translated and certified copy of my yellow book. This is what worked with my situation, yours may be different.

  5. Around 4 weeks ago there was an interview with the president of some Thai small business association. In a nut shell what he said was, now that Thais understood the concept of working out of the office environment, now was the time to start small outsourcing companies for local and foreign companies. He stressed the need to to form a legal Thai company as there were tax deferments etc. to be had. My first thought when I read that, was if it comes to fruition will the Thai authorities still turn a blind eye to foreign remote works working under the radar as it could be seen as taking jobs from Thais.
  6. Just for info. Yesterday I went to CWN to do my 1 year extension. I arrived at 0815 and was shocked to see 1000,s of people queuing outside. No problem, it is being used as a jab center, just go to the front of the queue and enter as normal. I was given queue number 90 at 0825 and it looked like I was the last person to arrive. 0830 the door opened and I received N38 queue number. There were approx. 4 people at L section 40 people at N section and 70 people at M. I was seen at 0900 and was finished at 0920. When I left there was no one at L or N and around 10 people at M. I tried to make a booking last week but was told no need. I was told that I must have a TM30 for Bangkok or they would not accept the paperwork.
  7. I successfully submitted my 90 day report online last week. Yesterday and today I tried to access the site to check on the status. I get as far as the box with the option website or google app. Clicking website button nothing happens. Then the 503 pops up. The curious thing is that while it is waiting to time out, the message at the bottom left hand corner is "Trying to connect to You Tube. com" What has YT got to do with the immigration site.
