This has been my case 3 or 4 times. I just ignore the reminder and submit for the correct 90 day period. My 90 day was due 23 August. As I was unsure of travel plans I submitted online last week which was pending. Yesterday got email from immigration "application rejected due to departing Thailand 21 August". As departure is obviously tied to reporting now, perhaps entry will be.

I have weak legs also and crossed Vientiane this morning. Bus from BKK stopped at border before bus station. Extremely quiet. Enter Thai immigration at 0800 and I had to fill in Laos voa for 1700 baht but was still in the taxi to Vientiane at 0835. Big difference since last trip Kip is preferred over Baht.

Can anyone here give a definitive answer regarding the legality of electric vehicles in Thailand. Years ago my friend bought a golf buggy for his daughter to use as transport for the 6 kilo ride to school. Even with his company's legal department help he could not get it registered. She just continued to use it for the next 5 years with no problem. There is a guy with an electric vespa styled motorbike that he has been unable to register. He just uses it again with no problem. Now a youtuber has bought a semi enclosed electric three wheeler for his mother. He claims it is impossible to register and was assured that no license is required. A Thai neighbor is driving an electric DT motors city car. This is similar in styling to a Smart car. It appears fully road legal and completely enclosed with AC. She assures me that registration nor license is required. Looking on DT website it claims neither plates or license is required.

A friend of a friend has just applied to change his VE to a first non o for the purpose of retirement. He fulfilled all the required documents according to immigration and was told all in order. There is a date stamp on the bottom of his receipt dated 21 days from application, with written in Thai underneath, Please return to office on the above date. I would have suspected that immigration had just forgotten to enter the non 0 details except for the notation on the receipt. Coincidentally I came across a recent visa agent video in which he states that a non o (not extension) in Jomtien now requires a second visit after 21/28 days to recheck the documents.

As the title says. Just to clarify, he is attending a Thai university course and claims his permission to stay will have a 12 month not 90 day validity.

As I posted previously my UK mates bought a buy to rent condo in Laem Mae Phim. In the first year they only got one rental for one month. It has been on the market to sell for 18 months. Main drawback is it a one bedroom condo with 32 sq mts and there are loads for sale 10% cheaper than they paid.

London, close to Heathrow with an unemployment rate of 4.5% and an average salary of 35,000 shows an average rent of a studio at 1200 pounds and 2700 pounds for a 2 bedroom semi. As you can see leveling up has been a massive success. Cheap rents but no work, expensive rents buts lots of work.
