People talk about the Tax dollars.
You are kidding right? I would like to see the transparent, true, accurate accounting for this scenario.
Then they sell/projection will be it will bring in Trillions of Baht, all your troubles will be over. All while smiling and knowing if they can get their foot in the door, make some quick money, transfer it out of Thailand and they will be on the first private jet out to an undisclosed location all while laughing, smiling and celebrating with some high end liquor.

If entrance is restricted to high-net-worth individuals, how could the above widely spoken negative reasoning be valid on a mass basis? This is a statement repeated again & again but my question goes unanswered.

You know how enforcement works around here.
Additionally when Thais are knowingly restricted access to something because they are financially less successful they do Not like it. Especially when foreigners are allowed in.
If you are a Politician this would not look good and cause Thai people to be outspoken then you have another Flip, Flop scenario where it's built open, and forced to change or close at the expense of the businesses

Pattaya come for the white sandy beaches and Free golden shower.
Maybe if Pattaya Beach had more visible and convenient Toilet facilities this would be infrequent.
Walk that beach and looked. Few pay Toilet signs, and publicly available toilets. Make Toilets conveniently placed, free or cheap and problem will be reduced.

Yes shelve this Casino idea for the foreseeable future.
Delusional visions of grandeur, huge influx of High Net Worth gamblers, huge fancy complexes that are admired by other countries. Etc. They sell you the dream and when you mention what about the impact on Thai society, the money that is lost to pay for their children's school, rent, vehicle, general living expenses and who will shoulder that burden and expense. (Not the Casinos) The fighting and broken families when their partner learns the money is gone.
Haven't the Thai people suffered enough? Let's work on making Thailand attractive for businesses and increase the skills, education and language/math abilities of this generation for future growth, wealth, prosperity and success.

That the Chinese Tour Group Sellers are all pushing travel to Vietnam as being the in place right now.
It's low rainy season.
Dual pricing and Scams on Foreigners.
Maybe the DAC Digital Arrival Card.
Businesses wanting budget travelers to now pay higher almost western prices for things.
The Flip Flopping on smoking a certain plant.
I do believe Thailand is trying to do the right thing by tightening Banking Standards, cracking down on Scam Call Centers, making it harder to obtain multiple SIM cards, cracking down on the parking nightmare in Pattaya. Most of these impact people who live here vs visit.

I believe Thailand's vision of a few dispensaries open and spread throughout the city, being discreet and blending into the surroundings didn't materialize. Then the problem and pressure from destination countries for smugglers asking Thailand for change.
I would have made it a lottery draw for X amount of licenses/permits. Can't be open within X distance of a school or Temple. Promotion and Advertising material would be limited to in shop, none front shop window locations.
I believe Thai, public, and tourist acceptance would have been higher.
I haven't experienced any more nuisances from neighbors who smoke, eat the drug vs. people who drink.
Unfortunately as mentioned with Thai culture and the oversight and Policing required the changes had to occur at the Government level.
My question is if a dispensary owner who signed a multi year lease would be allowed to break/cancel any remaining portion once the law/requirements are active?

Landlord here. It is in the Lease that they will Not run a business or conduct any illegal activities on the property or they may be evicted.
Harassing the tenant will not get you a renewal and they may do something stupid and leave. I do advise inspecting the property with new tenants. I do this by informing them I want to check all the sinks for leaks, clean AC, check for any other items that need service.
Inspection is in the Lease also

How about this. A reward for reporting Taxi meters that don't work. Driver gets caught so many times in year he is restricted from driving for X amount of time.
People choosing not to get robbed by high fare, avoiding confrontation and wanting a cleaner, friendlier ride. I can see why Taxi's are angry.

I agree please don't spiral into depression. Play your favorite music, go do some activities you enjoy, maybe go down to the beach and enjoy a sunset beverage and the view.

The Tourists arrive from all over the world at many different hours. I've seen many in Lotus with their weeks worth of groceries and some beer (alcoholic beverage of choice) only to be denied if it's before 11 am, after 2 pm or before 5 pm. They may also be purchasing something not available at 7-11 or other convenience store.
I see both sides as you don't want intoxicated people on the road especially around schools and before people commute home from work.
Just wish on the flight in they could play a little overview of key topics to inform visitors.

I would push back and say that even though there is a crack in your pipe it was not caused by your negligence. The negligence of the building to maintain the vertical pipe to reasonable standards caused the water to ingress to another water pipe and therefore any compensation or repairs should be from the Associations account.
If they push back offer to pay 2000 and settle in middle if necessary.
I have Condo Insurance for 2637 a year. Think that is cheap for the coverage amounts.

Transfer from US Brokerage Bank Account and Yes now it will always takes at least a day or more.
Rather small amounts $1000.
Think mine is caused by it being a Brokerage Bank Account vs. one of Big US Banks

With the recent medical publications showing the more frequently you use marijuana the higher chances of heart attack or stroke I would think seriously.
I'm no expert but it seemed to effect daily users with up to 25% increased risk of heart attack and up to 42% risk of stroke.
Weekly use seemed to have minimum increase 3% for heart attack and 5% for stroke.

I pay for liability reasons. If I change and there is fire then that small fee seems like cheap insurance. I supervise and make sure they use wire nuts and electrical tape.

People are done with the Currency Manipulation that Thailand is implementing. Economy not doing well but surprise USD is down 11.6% against the Baht but USD is up 2.6% against the Vietnamese currency.
Others Year over Year
Yuan (China) down 10.6%
Pound down approx 6%
Cambodian Riel down 9.5%
Vietnamese currency down 14.23%
Australian Dollar down 12.72%
I would immediately place Thailand on the list of Countries Manipulating Currency and stop all but essential trade until it is corrected.

Definitely tell Thailand USA will have reciprocal tariff to the 41.1% brokerage fee, VAT tax, import fee I had to pay on Tennis shoes and strings I imported 1 week ago. Ridiculous especially as they place it on total Including Shipping Charge.

I'm sure the liquor bottles were litter he picked up off the street to clean up the area. Those "directional road signs", street lights, trees, curbs come out of no where sometimes.
Hopefully self driving cars will reduce those shenanigans the "directional road signs", street lights, trees, curbs play.
Alcohol always seems to increase the
Dunning-Kruger effect were people over estimate their capabilities.
Our condolences to the "Directional Road Sign" and its family. It will be missed. Next car probably had no idea which way to go.
