  1. Coconuts used to be about 16 or 18 baht, now same size is 45 to 50 baht.  Both vendors I use to buy from Closed.  No one buying at close to 3x price from a few years ago.  

     

    What will happen is same thing in US when they raised the wages for everyone.  Prices will get to the point people living in Thailand will start cutting back and say "Nope"

    Tourist, Rich people will still buy.  Restaurants will close, people will be unemployed/underemployed and struggle.

    Tax revenue from now closed Restaurants will disappear and Money will have to come from somewhere.

  2. Unless you put all your expenses in a spreadsheet and total it over many months it is hard to understand how much you need.

     

    Rent, Electric, Water, Cable, Internet, Food, Mobile, Shopping (Phone, Clothes, TV, shoes) Insurance, Dental, Travel, Entertainment, transportation, Sporting Membership, Gym Membership, dining out, bar tabs, etc, etc

     

    It starts to add up when you are Honest and add up all your expenses.

     

    Hopefully everyone can live a nice comfortable, reasonable lifestyle and enjoy their time over here.

  3. Sure it's just a misunderstanding.

     

    Brit man "borrowed" The money and came back to Thailand to pay back the loan.

    Unfortunately these people who you entrust with dispursing payments see the amount in

    A business account and the temptation becomes to much.  

     

    I know a lot of small business owners who handle all their own banking, payroll, and bill payment

    Because of the fear someone may "embezzle" money.

  4. Watch the YouTube video "How a CIA base works" they talk about being able to exploit encryption on messaging apps, turning on web cams, microphones, etc. I can understand exploiting Windows. When I worked for GE they had special laptops that employees took to China that was freshly wiped and configured with very limited data on it.

    Anyone who believes these off cuff comments has a distorted perspective.  We all have varied skill sets.  There are some extremely smart people who may have never used a drill but achieved great success.  Learn not to give a F and enjoy your life

    To view Chanote, view and confirm Identification name matches.  Possibly go to Land Office and verify no loans/debt.

    Sounds like land lease so have a competent lawyer or real estate agent review the documents.  Sign documents with witnesses.  Definitely go and visit land, never know when someone may just build, dump tons of trash, or claim ownership of land.

  7. It is Easy to hire a Slick Advertising company to put together a Promotion Video showing interests the

    city wants to promote and market it to foreigners.

     

    ALL the whining Negativity from the people on Aseannow will NOT slow tourism into Pattaya/Jomtien.

    If it is Such a problem to You what happened when You went to City Hall and spoke with a City Official?

     

    Chinese, Indians, Russia, Europeans, and others ALL visit, some buy Condos, some setup businesses in Pattaya/Jomtien.

     

    The tourist who are coming to drink, looking for a friend for short or long time are usually visiting a certain area of Pattaya/Jomtien.

    Families with kids visit another area. We all seem to coexist in Harmony.

     

    It is up to the Tourist NOT US if, when, and where they Go and what Activities they enjoy.

  8. In a Popular Mostly Thai Pattaya Bar/Resturant I can confirm 

    The Employee is made to pay an unpaid bill the customer does not pay.

     

    Girlfriends son was working for only 10 days and went to get some food for another table

    he said it took only about 3 minutes.  Only about 400 baht but that is what he earned for working in one night.

     

    This Same Popular Bar/Resturant All the employees were scheduled to work this week.

    Manager notified All employees Monday when scheduled to Work, they will be Renovating the place and they are Closed for 5 days.

    Unfortunately it seems some Thai Businesses should improve on How they view and treat their employees.

    The employees are a key part of the success of your business and there is little benefit in treating them poorly.

    It was also quite kind of them to come out with the LTR visa the  LTR excludes the richest expats from paying any tax..Which pores cold water on  saying the income tax is needed to raise money...When the most well-off expats are excluded from paying any tax.....

    US Tax Agreement PDF page 23 pensions and social security may only be taxed by USA.  

    All tax residents are allowed similar Thai Revenue Tax deductions and Exemptions.  

     

    So These people Will spend all the time to pack up and move But not 1 hour to read, understand or consult with a professional?

     

    Develop your strategy.  Use Every Legal deduction, Exemption, law and order that any reasonable and capable person would use.  Start NOW, keeping proof, documentation, of the Source of this Assessable Foreign Sourced Income if it will be Remitted into Thailand.

    My opinion send the documents to Notary for the state your bank branch resides. Do an online meeting and identity verification.  Have them verify the documents.

    The official digital statement, a web print out from the online account may be necessary.  The contact information for your local bank branch.  Present all documents to requesting Thai Authorized Agency.  Inform them US Banks operate differently and if further verification is Required the contact info and hours of operation of your bank are on the document.   

     

    Please do Not be Rude, or Angry with these Thai Representatives We Are All learning how Foreigners Paying Taxes process is going to work.

    Remember Thai's place living in Harmony highly.
