  1. Hello And what about the juristic manager and building manager responsability, as they knowingly tolerate these situations.. We are in a well known condo between Pattaya and Sattahip where those people accept anything, hords of Russians drinking and eating at the pool side (when clearly prohibited and reminded by boards all over the place), night parties forbidding people to sleep or enjoy a TV program unless being locked like prisoners inside their condo with AC on etc.. Some have purchased condos they rent short term to other Russians, then Sundays they invite friends residing outside to join them at the pool etc.. Guards are everywhere but don't do anything.. Not acceptable... But still have no choice except moving out (which we will do...) I wonder why co owners don't really act against this type of thing as finally their condo value will go down and their life will get miserable due to noise and nuisances Have a good day
  2. Hello One testimony today in Hang Dong 15kms from Chiang Mai. This pensioner went with a report from his french bank showing he had in December 2023 on his bank account more than the amount he entered into Thailand + a Thai translation of the text saying that money already earned before 1/1/2024 would not be charged. The employee sat, filled a 91 form.. reached at 289892 after deductions and charged 6994,60 bahts. As he explained again he did not owe that, she said she only takes into account the full amount entered in Thailand He refused to pay and she told he had to pay before 31st of march, otherwise it would go to next office for enforced payment with fine and interests..He refused anyway and plans to go to the next office and explain this is a mistake For me, tried Naklua today. As soon as I entered one lady (not asking why I was there) asked my address.. then told me to go to Sattahip RD as I was not in her area Have a good day
  3. Hello Following your post I searched and this is what I found. It seems that she gave the maximum fine amount.. Fines and surcharges are one form of punishment related to taxes and duties, and there could be additional criminal penalties depending on the severity of the offense. For instance, if an individual files their taxes on time but fails to pay the full amount, or submits their tax forms late, neglects to submit, or evades tax form submission, they will have to pay additional charges and fines as per the law. If they refuse to pay, they may face criminal charges. The penalties can be categorized as follows: If taxes are not paid within the specified period, an additional 1.5% surcharge per month (a fraction of a month is counted as one month) of the tax due will be imposed from the day following the deadline for filing until the tax is paid. If tax officials issue a summons and it is found that no tax form has been submitted or the tax paid is less than due, in addition to the surcharge, the individual will also be liable to pay a fine of either equal to or double the amount of tax due, depending on the case. The fine may be reduced or waived as per the director's regulations, with the Minister's approval. If the tax forms (Form Por Ngor Dor 90, 91, or 94) are not submitted within the due date, a maximum fine of 2,000 Baht may be imposed. If someone intentionally provides false information, presents false evidence, or commits fraud to evade or attempt to evade taxes, they may face imprisonment ranging from 3 months to 7 years and a fine ranging from 2,000 Baht to 200,000 Baht. If there is a deliberate intention to not file tax forms in order to evade taxes, the individual may face a fine of up to 200,000 Baht, imprisonment of up to 1 year, or both.

  6. Hello Same information given yesterday on another forum. Report from visit in Naklua RD office.. He got a Tin, employee filled with him a form 91, then gave him a document confirming 0 tax was due. She then gave him the tin number and other document acknowledging he had filed a return and said he had to present it to immigration for his next extension of stay.. As the guy told her the procedure was not according to the board on the door (same board as in Jomtien RD) she said all foreigners had to file a tax return and immigration will ask for this paper and added that people coming after 31st march will have to pay 2000 bahts fine to get it...   8. Hello I went to RD as I knew I had no tax to pay but to enquire wether I could get a tax clearance certificate or whatever document confirming I was "clear" with the Thai tax system.. I asked a question..you re welcome to answer it if you wish..or not. Then, you don't want to respect the Thai law.. your problem. Others may prefer to act according to the rules.. my choice And for your info even if you entered 10.000 bahts, they give you a Tin in Jomtien RD and give you a document saying you submitted your documents and you don't have to pay any tax. Not filing may leed to fines + interests on unpaid taxes. Have a nice evening
  9. Thank you.. I know I don't have to file a tax declaration as I didn't enter one baht into the country. Went to Jomtien RD and therefore they refused to give me a TIN telling me .. TIN only for people who entered money and then file tax declaration and if have to pay, pay. I asked them if they could give me a document saying all was in order for me.. Answer..no, no Tin, go..🙂 Have a good day

  11. Good morning.. I have a question if anybody knows.. I did not enter any money in 2024 (sold my condo mid 2023 and kept part of this money here).. So I don t have to file a tax return here.. I am a bit worried as I exit Thailand mid June (so, before having 6 months here in 2025).. Anyone has an idea if they could ask me something about tax filing for 2024 in the airport (immigration for example.. In this case what to do, because I went to Jomtien RD a few months ago and they told me.. no money entered, no TIN and no tax filing.. I would prefer to have a document saying I filed my tax and am clear about it.. I looked on internet about getting a tax clearance certificate but it is apparently provided only for people who work and have incomes in Thailand Any idea ? Thanks a lot Have a very good day
  12. Do you mean UK or US should provide documentation in Arabic (several different languages according to countries), Hindi, french, Spanish and each language spoken all over the world ? One thing nobody speaks about and would be interesting.. Who plans to leave or has left due to this world income taxation planned for the coming years (tax on imported money is very low.. on world income will be very different)

  15. French food.. L Auberge in "Renu House".. 1st lunch menu is very cheap.. then a full range of various menus or plates, fresh, tasty, loads of french cheeses and Sunday buffet is amazing !! Better to book Indian by nature for Indian food is a must !! Nitan on Sukhumvit is far from Pattaya but good Thai food, pizzas and some other European food.. large range of coffees, excellent cocktails and various beers Building is nice to see (outside looks like a church).. better make a booking and reach on time..after 10 minutes delay your table is gone..   16. I am no more the owner for 2 years and didn't provide this book as didn't have it myself... I told the buyer (who is on the channot) to go to Tessaban to do it as I have no way to do it myself.. but he insists I have to do the procedure as he has "no time to lose".. No option from my side otherwise would help with great pleasure Thanks everyone!

I purchased and sold 2 condos in the last 25 years and neither received, then neither given to new owner the blue book as I didn t have.. and never bothered to make a yellow book.. For your info electricity has been changed into new owner name 2 years ago without yellow or blue book.. don t know why suddenly now after 2 years (and the real estate company told me they informed my buyer that time that there was no book but they could help him with getting one) he "urgently" needs this book and wants me to do it... which I cannot as he is the owner for 2 years Have a good day
  18. Hello According to me this is valid only if owner has more than 5 properties.. Will be soon in the same position as the OP but with a farang owner having (to my knowledge) less than 5 properties.. My contract (3 years) has no breach clause and more than 2 years have passed already.. I have documented and notified to owner numerous breach reasons.. condo becoming very noisy with a lot of Airbnb Russian renters, pool jacuzzi broken for one year and not repaired after numerous requests, other maintenance issues which led to one injury with surgery, bathroom partly unusable (bathtub still not changed one year after owner promised to change and therefore not possible to use).. etc.. etc.. last but not least owner broker asked to visit the condo with a potential buyer and said we would have to move within 1 to 2 months. (We agreed for 6 months so June as it was high season and complicated to find a long term rent available) and finally was not sold.. but still not acceptable to be troubled like this.. I will give notice based on this broker request + above problems.. let s see how it works but I am done Have a good day

Thank you..I sold my condo 2 years ago and the buyer insulted me yesterday through phone as "all his friends" have a blue book, I am dishonest and intimating he takes a lawyer and I must do the procedure and get him... But first of all I was not the owner (I had proxy for the sale).. and now not being an owner I cannot do it.... Was maybe drunk as I never heard from him for 2 years and this now comes out Thank you Have a good day
  20. Hello When I transfered the property to my buyer in Sattahip the Land Office did not issue a blue book.. just amended the channot. The transfer was done by the real estate company. Don't know if they had to ask for it and if it still can be obtained there ? Have a good day

Thank you..I thought blue book was only for thais and for propery address and a farang name could not be in it but a farang could have a blue book (with property direction) + a yellow book with his name written as living in the property.. but according to what I read "permanent" visa is needed .. non 0, business etc but not tourist..   22. Hello, I have a condo (farang quota) and my buyer (farang) insists in getting the condo blue book I never had myself.. The condominium is 30 years old and I imagine it has been lost a long time ago but never affected the property transfer including this time.. Is it possible to get a duplicate of the blue book somewhere ? Or does the buyer have to do directly a yellow book.. To get a yellow book I think a non immigrant visa is required ? Can the new owner get it with a tourist visa ? I imagine I cannot do it anymore as I am no more the owner Thank you Have a good night
  23. Forgot to say that last year after nights and nights of songs screams etc.. I wrote a message on the condo line site .. a long time co owner wrote an answer saying he personally got up at 3.30 and went and told them to stop that noise.. he wrote in his message, those people were rednecks etc.. Came to know he is a russian himself ..lol.. but very nice and always saying hello and never making any noise..lol.. If management was doing his job, this wouldn't happen.. Just now a feast going on close to the pool with 2 grown ups dressed in Spiderman and one lady with a red cape and a hord of kids yelling like animals... We are tenants.. we complained to our farang owner who says management doesn't answer him.. News of the day the russian owner under our condo reached yesterday !! Let's see if musical events begin. We are tenants but our contract doesn't include a clause allowing to break it before the end.. but we now keep all proves and will go giving a reasonable notice Have a good day
  24. Hello In our condo more and more russians each season.. most of them renting for a few weeks. Some of them invite other russian friends during the weekends.. Management doesn't do anything.. food and drinks around the pool which is forbidden.. nobody cares.. At night they gather on terraces, drink and sing.. last year was woken up 2 times around 3 o clock morning by ongoing choirs.. Mid November the russian owner came and spent 15 days in the condo under ours.. guitar, songs, loud conversations and laughs each and every evening.. Limited music knowledge..Yesterday (Beatles) sung 2/3 times per evening .. Complained to the management.. Answer was.. they don't speak English..(as if manager would be fluent English speaker).. when I told her Google translate exists, the answer was "I don't want to make enemies".. Normally 20 to 25 of them hang around the pool full day with kids, screaming, running and jumping continuously into the pool.. they also put in the pool giant mattresses (last year one 2mx2m with 10 kids on it) or giant plastic ducks or crocodiles, not allowing others to swim or exercise.. and this only gets worse as it is easy to notice more and more are coming holidays after holidays.. Becoming slowly Moscow at the beach like the Ambassador.. Owners complain but still rent out.. so nothing will change or for the worse Have a good day
