A tenant with a rental contract is a "possessor" and has an obligation to do TM 30 when required.
When I put a new tenant in a condo I do the TM 30. No problem. For me to be responsible for a TM 30 when a tenant comes and goes during the tenancy is ludicrous. How would I know his movements? Even if I did what happens if I am not in Thailand at the time?
I understand that some IO's are a bit pedantic about requiring an owner to do TM 30, but tenants can do the TM 30 with a copy of the house book and rental contract. I know because I have tenants who have done it

Get your lawyer to apply to court to get your passport back as a special case. The court might refuse, but it is worth a try.

If OP is correct this would be totally illogical even by Immigrations standard.
Every day they would face dozens of long stayers fronting up with cancelled reentry permits. It would cause chaos.

If I, as a landlord, having registered my tenant when he first moved in, go hiking in Nepal, go on a cruise or any other options which means I have no internet connection, supposed to submit a TM 30 if my tenant goes on an overseas trip. Further, the tenant has no obligation to keep me informed as to his movements. To include such a requirement in a rental contract would be a gross invasion of privacy.
The tenant is, of course, a possessor of my property and is responsible to submit a TM 30 if required. Some people know this, but many do not; including it seems some immigration officers.

Can anyone tell me if the Land Transport Office is open on Friday (2nd) and Monday (5th)? I am not quite clear which are official public holidays.

It is worth mentioning the problems given to landlords.
I always register the tenant when he first moves in. After that he is under no obligation to report his movements to me, so how can I be liable.
The tenant is also not obliged to tell me of any change of his visa which might affect reporting requirements.
Further, what happens if I am not in Thailand?
The tenant is the possessor - full stop.
I have tried the website, but all I get back is data not correct without telling me what data is wrong. I believe the app is better, but I cannot get on my iPhone despite the app store being registered in Thailand secured with a Thai credit card.
I understand the need for immigration to location of foreigners in the country. However, the application of a bit of brain power could achieve this with more user friendly procedures.

Has anyone got an up-to-date link to download the app on an iPhone. I have tried various links but am being told that the app is not available in my country or region. I cannot find it at all in the App Store.
My App Store is set to Thailand, and I have updated it with my Thai credit card.

I am soon going to attempt my first TM 30 0nline for a rented property. I have registered successfully and have downloaded the relevant Excel.
Looking at the submission process I have some questions:-
- What documents do I need to upload (passport, visa, rental contract etc.);
- I can't see any submit button. How do I submit the TM 30.; and
- How long does it take to get confirmation and does it come by email.
It is not that user friendly in English. Answers to the above questions and any other useful tips would be gratefully received.
