  1. Yup, aren't they great! Although condo rules are OK, they are at least manageable. And if you know how to do it, buying a house here using superficies or ufustruct is also pretty safe.
  2. I can't answer your question but I can offer some related advise which is not to pay fines just because you are stopped, instead demand a ticket which is then paid at the police station or elsewhere. You have that right which avoids the temptation to trouser the bills you just handed over. .
  3. You'll need a Thai SIM card which is easily available at 7/11's or at AIS or True stores in shopping malls, I'm sure there's no problem getting unlimited internet usage. Best to just go into one of the True or AIS shops and discuss with them what you need, take your passport with you to register the SIM..

  5. No no and no. Although in my younger days I did once walk out without paying my bill, soely because I was phished and it seemed like a good idea at the time. I really don't know what got into me apart from too much Mekong, I just decided I would leave. I had stumbled no more than half a block when the owner came running after me and ever so politely reminded me that I hadn't paid. Oh, right then, I said and paid up, plus a healthy tip.

Well.....if she doesn't have a chonnote and one doesn't exist, and she has never paid tax on the land, she has no claim to the land whatsoever I would imagine.....something doesn't sound quite right with that picture. But yes, if there is any sort of ownership link the probate court will sort it out.
  11. Exactly. I'd like to have one but there's a limit to which I will go to get one, I'm not about to battle the system. And since I can't get one easily, the downside is limited to me having to pay for a residents certificate from time to time, I wouldn't even have to do that if I was prepared to wait and get one for free. As you say, nice to have but not a life breaker.

  14. As I said earlier, ownership is with the people who pay the tax on the Land once a year, they have the right of possession. My wifes family live on similar land, we even built a house on it fifteen years ago The MIL pays the tax every year and slowly but surely the land has moved up the rankings and we recently had notice that a channote will be issued. But I suspect all the family know these things because most Thai's do. They also know that Thai probate law includes a very complete list of succession which indicates how property is bequeathed to whom, in the absence of a will....there is a pecking order and they will know that too..

  16. Sure, but I don't get bragging rights, especially since I don't have a pink card either, I'm a second class farang. When visitors stop by I can't impress them by telling them how I just went here or there and did this or that and it was all so easy, because, cough cough, I used my tabien bahn and flashed my pink card. ????
  17. Sympathies to OJA, been there, done that and had a similar result. The irony is that the districts are required by law to keep a record of all foreigners who live in them and the yellow book is the only real way they can do that.

When you say channote-less property I presume it's a property where a channote has never been issued, this would be any of the half dozen lower categories of land such as Nor Sor Sam, Nor Sor Sam Gor etc. That being the case, ownership is vested in the person who has possession and pays the taxes every year.

  21. There are less than half a dozen licensed practicing optometrists in Thailand, it's referred to as the missing profession. You need to go to a Hospital and see an Ophthalmologist and have that person write a prescription.
  22. I do not agree that this was made into law! After the idea was first raised by the Tourism and Sports Minister in July and it first appeared in the media, the President of the Hotels Association came out and said it was a very bad idea and it was dropped. And if it had been made into law as you say, why would Bill Heneke now be asking for it to be implemented!
  23. The fact is the Land Office does everything, the lawyer doesn't play a role other than to have a presence. And forgive me for saying so but 40k is quite expensive. A well known barrister in these parts charges 15k, including the visit to the Land Office which she tells us is not necessary but does make clients feel more comfortable.
