You've gotten a lot of really bad advice here. You will need to review your country's tax treaty with Thailand to determine if that rental income is taxable in Thailand, your home country, or both. The tax treaty likely specifically addresses income from rental property in your home country, and will state which country can tax it. It's possible that the income is not taxable in Thailand. There is no way to know without reading the tax treaty. In my case, I have a business in my home country, and my country's tax treaty states that business income is only taxable in my home country even though I live in Thailand. I remember reading about income from rental property in the tax treaty, but can't remember how it was treated.

I would agree. I find it usually takes 3 hours or less to Bangkok. I think those who are complaining it's so far are choosing to travel during peak times. If you just avoid the obvious weekend or rush hour traffic, there is usually not much of a delay due to traffic.

I would just use a third party website to book this. Many don't require you to enter a passport. Trip.com, Expedia, Priceline. There are many others.

Cebu and Davao are crowded, ugly, dirty and boring also--Just slightly less so than Manila. The only reason to go to any city in the Philippines is for the women. You will find Manila much better for meeting women than either of those two. Cebu would be the worst for that because there are quite a lot of foreigners there, so you will have a lot more competition, and the girls are a bit wiser. If you want to see the beauty of the Philippines you will need to get out of the cities.

The are buses from BKK to Hua Hin, but I personally just prefer a private car.

But unfortunately most of the trains have no AC, and are they slower than driving. Also doesn't make sense if you arrive and want to go straight from the airport to Hua Hin--the train would at least double your total travel time vs a direct car transfer.
