  1. Sorry, Off Topic but how much does Revolut Ultra cost you? I do a search on "Revolut Ultra Cost" & it comes back with approx. 45Euros pm but when I look the App it says £55!

At 5Million you'll stuggle to buy a free standing (Detached) 3-4 Bed house anywhere near the center of Pattaya, I've seen a couple for 11-12Million 30 minutes away from Central Festival but cannot buy in your name. There are Condos like Club Royal & Sanctuary if you don't mind being further away, Wongamat Privacy is a lot more central maybe possible to buy in your name but not the best looking condo (NB I'm Wongamat focused, am sure guys can advise about properties in Pratumnak or Jomtien). Just me, but I would not buy in a company name nowadays, I'd rather take my chance with the GF not leaving me & putting it in her name... As always, too each his own...

GF's sister lives in company/Government provided housing and have been told that they're not even going to bother to clean them up, they're going to knock them down & rebuild. They have another house about 45 minutes away so are not homeless but no compensation for their belongings & because they live in government provided housing they're not able to claim the 9,000THB that the government has been giving out
  5. It would come under CRS as Revolut reports all balances/transactions irrespective of currency (Just because you hold it in Thai Baht doesn't mean the money is held in Thailand). However, if you haven't registered your Thailand TIN to Revolut I don't believe (somebody please correct me if I'm wrong) that they would have any reason to report anything about you to Thailand as the alternative would be they would report every account to every country that's registered for CRS whether you have any relationshop with the country or not.
  6. It doesn't matter what Visa you are on (or even if you're using multiple Visa Exempts) if you spend >179 days in Thailand a calendar year then you are a Thai Tax Resident.
  7. Me also, took 5 minutes and they owed me money from the withheld tax on interest in my bank accounts but I said I didn't want to claim it so all done & dusted in the 5 minutes.

I opened a Revolut account whilst I was in the UK using my parent's address & put on the application that I was a Tax Resident of Thailand only temporary resident in UK (Which was true, I was there for 3 weeks)... No problem opening the account. I then told my mate about it & suggested he opened an account before his trip to the UK as his UK Bank accounts had been closed by his Bank (Virgin/RBS or whoever they are nowadays) and he opened one from Thailand, said nothing about Tax residency and used his father's address where he was planning to stay for a few days. Neither of us had to show any proof of address, in fact all's you needed was a scan of your passport and a Live "Photo" that showed it was you making the application. They won't deliver a physical card to Thailand so if you want one, you should use an address that you'll either be visiting or have somebody there who can forward it to you.

  10. I normally use Online but pay an agent 100 THB to file it for me when it’s the 1st one after returning to Thailand. As @Tod Danielshas pointed out that I’ll actually be on my 91st day when I exit & even though I know the risks are negligible, I do follow all of the immigration rules so will File.
  11. I got back from a trip to the UK on the 28th October & am due to fly out to the Maldives on 26th January which is exactly 90 days after I last entered Thailand, should I file a 90 day report before I leave? I've no plan on doing so but was just curious whether I (Technically) should.

I for one am spending down savings already in Thailand & have remitted <35% of what I normally remit each year plus I've delayed sending in the money to buy a Condo until next year when I will be spending <180 days in Thailand. I know I'm a sample of 1 but I doubt I'm the only Expat remitting less, the BoT has noticed a significant lowering of remittances (though I suspect the vast majority was Thai's/Thai Companies not remitting as much) such that it was/is planning on amending the Tax changes to allow previous Tax Year's income to be remitted Tax free again.
  13. Doesn’t help when you’re buying a Condo in the Foreign Quota plus $20K wouldn’t trigger the new reporting regulations anyway. If you’re thinking you can bring $20K in to exchange at a money changer & it won’t be reported you might want to think again, all take your passport details and report fx transactions to BoT.
  14. Exactly why I plan on spending <180 days in Thailand next year. Have 10 days booked in the Maldives for Jan/Feb, 60 days booked in UK for March-May (UK Tax year starts April 6th & I still have at least 15 days to use to stay under the 46 day rule, reality is I can use 120 days per year but definitely want to stay under the 90 day rule). Just another 120 days or so left to book 👍🏻
  15. So if I spend 6 months outside of Thailand next year while I bring in 20Million to buy a Condo is it reported or not & if it is reported what does that mean for/to me?

Same here, I might lose the 1Million I stuck into an account in her name + 200K that’s outstanding from a 1Million THB loan I lent her to buy land 5 years ago, but would probably save 1/2 Million THB pa if I was single NB I don’t give her 1/2 Million pa but things like needing a bigger condo, twice the expense when grocery shopping, eating out, going on holiday etc… adds up to more than that. Anyway, seeing as today is our 7 year anniversary I probably shouldn’t be thinking about things like that 🙂.
  17. Agreed & we keep very separate bank accounts (except for 1Million I put into an account in her name so she’d have money to live on whilst my estate is sorted should anything happen to me). I also keep £4,000 in cash at home for emergencies (or for when the Thai Baht is weak) problem is I’m on holiday (Koh Lipe, no physical bank branches on the Island) for another week & in the middle of booking things for a trip to the Maldives in Feb so really would be screwed without my mobile banking apps.
  18. Yesterday the screen on my phone went black (phone had overheated) so I couldn’t get into it & it struck me that I’m screwed with out it. I use Cardless withdrawals / Scan to pay on all of my Thai bank accounts, the physical cards are back at home & any activities on my UK accounts require a PIN number which is generated from within the App. I do have my Revolut card with me so once the phone had cooled down & I was able to get back into the Apps, I transferred £2,000 to it. Note to self, on next trip to UK, pick up a couple of those card reader things that can be used to generate a one time pin.

  21. I’d go further & say that the tax you’ve paid on the interest can be offset against other Tax you might owe. I plan my remittances so that the tax liability is less than the tax I’ve paid on the interest from my accounts so they owe me money (which I never bother to reclaim).
  22. As Notorious BIG once said... More money more problems... Gave up trying to be Rich many years back, I now live a comfortable & happy retirement whilst my friends (who are older than me) continue on their quest to become even richer. Have to say I do like my mates new BMW X7, but seeing as I haven't needed to drive for 15 years, I don't think it would of much use to me.

Excluding my UK house, I was 100% invested in Equities so 3 months back decided to sell 20% and invest in UK longish term (13 years) bonds to get a 4.75% annual income (Because I bought them below strike price the yied to maturity is approx 4.95%). No tax (I've been Non UK Tax resident for >17 years so don't pay tax on Capital gains + any non Non-UK tax resident doesn't pays tax on the yield from Government Gilts)... So, although the shares I sold went up by another 25% I was happy (can sleep better at night) locking in some gains and the extra 25% on the 80% I still have invested was very nice thank you. I'm going to do another 20% soon to put me on 60:40 Equities/Gilts.
  24. I know 20 years ago I didn’t even think about a life in Asia so would say this 55 (59) yr old didn’t think like that at 35 (39).
  25. It depends on what “Living The Dream” means to you. E.g my Brother is reasonably wealthy & could live anywhere he wants but his idea of “Living The Dream” is long walks with his 3 dogs, so he’s living his dream in Rowsley which is a lovely little village in the Peak District, UK. My idea of “Living The Dream” is somewhere where I can easily access beaches and travel to interesting cities depending on how the mood takes me so I live in Pattaya (Wongamat Beach) and we travel when we feel like it (typing this from Sunrise Beach on Koh Lipe).
