    Ownership laws, oversupply hurt developers

    The Bangkok serviced apartment market would improve if the Foreign Business Act was changed, says Phanom Kanjanadhtheimthao, managing director of the local property consulting firm Knight Frank Chartered (Thailand).

    He cited legal uncertainties and oversupply as challenges. ''If the politics and the legal changes are clear, foreign investor confidence will increase.''

    The average occupancy rate of five-star serviced apartments in Sukhumvit dropped from 95% in 2005 to 81% in 2006 due to legal and political changes since last September.

    This year and next, 10 new serviced apartment buildings will be completed. They are Chulalongkorn University's Chamchuree Square with 120 units, Metrostar's Sathorn Grand Mansion (100 units), Oakwood Asoke-Ratchada (220), and Citadines Bangkok Sukhumvit Lake (79 units).

    There will also be Fraser Suites Sathorn with 150 units, Somerset Grand Sukhumvit (265), Citadines Bangkok Sukhumvit Green (130), Citadines Bangkok Boulevard (128), Citadines Bangkok Sukhumvit Asoke (143) and Siam Paragon with 150 units.

    This increase would up the total supply of serviced apartments by 6.1% to 11,581 units in 2007 and by 7% to 12,397 units in 2008.

    At the end of 2006, Bangkok had 10,912 serviced apartment units in 84 projects, up by 2.9% from 2005. Market supply was dominated by four-star developments with a share of 42.8%, while five-star units represented 24.3%.

    The Sukhumvit area remained the most popular location with 4,601 units, accounting for 42.2% of total market, followed by the central business district with 3,505 units or 32.1%. Supply in the Sukhumvit area rose by 32.2% per year while in the central business district it increased by 22.5%.

    Completed projects last year included the Sofitel Sukhumvit Soi 6 with 76 units, Sofitel Asoke on Sukhumvit 19 with 46 units and Hopeland on Sukhumvit 24 with 187 units.

  2. Anyone read the latest Samui express?

    Front page article: '10,000 land titles fake said Land Office' covering 20,000 to 30,000 rai says head of the land department. The article is not yet on their website so you have to buy the newspaper to read it.

    Is the mess in Samui really this big or are these numbers exaggerated?

    A little tip for you don't believe everything you read in Samui Express and also you do not have to buy it it is a freebie!

    above quote very true, Samui Express fail to get there facts correct. MAny a time have they published rubbish!! The recent paper with this article also carries another intersting article (Front Page) about the best big breakfeast on the Island, now from looking at the picture i think not!!!! Remember they seem to publish gossip!!

  3. well i have to let people know that the grub from dk soulfood isnt so bad.

    while i was in samui over christmas and the new year i ate from that shopon 2 ocastions and lived to tell the tale.

    during my stay we had ver heavy rain for 2 night/days solid and when my midnight munchies used to come on dk was the only place i could go to without getting wet.

    never tried there kebabs though,gotta say there burgers are very good as are there subwhices and bagels only down side its really exspensive for what it is.

    I agree, i have been in there many many times with no promblem what so ever. Had a Lamb Donar last night which was Fantastic!!

    Also Dk is one of the most cleanest places with regards to food preperation i have seen in Samui!

  4. you hear so many negative stories about foriegn run property developers and managers who operate over here , that the sooner the government clear them out the better.

    samui seems to be particularly plagued with these .

    perhaps all the disaffected owners / buyers / creditors should organise themselves and with the help of some sympathetic press and a good legal expert present themselves on the doorstep of cocos offices demanding what is rightfully theirs.

    although with clauses like this written into their contracts , one has to question the gullibility of their customers.

    Ok, i will agree at the top it only mentions Real Estate, but on the Forum Home Page, it clearly states Real Estate, Housing and CAR ownership!!! and when you click on that link this is the forum for it!

    I am not going to get into one of these silly Thaivisa arguments which only steers the topic away from its orginal purpose

    To simply answer your questions, its nightmare.

    Yes, it is on a car by car basis, and the taxation is levied on the Customs Officers appraised valuation of the car. The rate of taxation depends on the type of vehicle, power output, engine size etc etc.

    So, the Customs official may decide that your 20 year old 3L Ford Grenada is worth 500,000THB, and you will end up forking out 300% on import tax. (Just a wild example!)

  8. I am thinking of importing a car from the UK, a convertible, as they are hard to come by here in thailand.

    Does anybody now the exact procudure? I understand you get taxed heavily! but is this standard Tax or on a car by car basis and what is the exact amount? Also are there any other costs involved? oo is there a website that gives all this inforamtion?

    Interesting web site. Seems like the customer has many valid complaints. I think I would have gone crazy if I had had to deal with all the things he did. He only wanted to give his family a nice Christmas vacation in paradise but instead ended up in hel_l on earth.

    From the website, it seems CoCo didnt handle the situation very well, again a situation that could have been solved very easily using a little bit off Customer Service! :o
