  1. I'm seeking information on land values for a different reason.

I've been married to a Thai lady for 15 years but we're now getting divorced after she decided to take a boyfriend.

Our 2 kids (11 and 14) are living with me in the UK, as is my step-son (her son).

Our house in UK is worth about £350k ($700K) which she will get a big slice of.

We (or she to be exact) also has a newly build house near Suwannaphum (Hang Wa village)

    A photo is attached.

The land and house are in her name. The land area is 2,547 sq wah, which is over 6 Rai.

I know how much the house cost to build as I sent over the money. What I don't know is the value of the land.

Under UK law, her assets in Thailand have to be taken into account for making the settlement.

My wife is claiming the house is worth nothing! I have a different view off course, but don't know how much.

Any ideas how I can go about getting a valuation? I would need some paperwork to show to the court for it to be accepted

    Any help gratefully received

Sorry to read what you are going through .

The house in the Uk will only get sold IF you want to sell it .

The house in uk will not or can not be sold unless you want to sell it .

I do not know the value of the house in Thailand as i do not know the area it looks like a nice house though .

  2. Don't you just love thai visa and the feedback you get, from seriousness and good will to sarcasm and....... anyway.

the reason for buying a land i think or believe maybe due to my eastern mentality, that instead of spending my money, on things that i will not use or will depreciate or loose value, is save it by buying Land regardless where it is, because if not in my life time for my daughter, may be daughters and sons they will have something to fall back on in the future. so it is more of a long term saving thing rather than an investment. (land has a road leading to it.)

to answer you i am 30 well almost 31, how much do i earn, not much, but prefer to put it in land rather than spend it on hmm.. and new land cruiser. for investment, check above.

will i enjoy working it yes.

You have a lot of good reasons in the above post as to why you should buy the land .Again if it will make you and your wife Happy and you can afford it go for it .

  5. I can withdraw 200k from Atm Siam commercial bank in one day anyone can if you have the money in your act .

When they set your acct up with a 20k limit perday you can change limit to 200k yourself changing limit in the ATM machine .

    JB

Some ATMs have a limit *per transaction* that has nothing to do with the limit that you set on your account. Other times, the ATM may just be getting low on scrip.

I believe that my US bank will go as high as 3000 USD/day cash withdrawal on ATM card...perhaps higher if you request it.

Many US banks default your card to a 200 USD/day limit.

If anyone banks with siam commercial bank and the acct is set up limit 20k per day they can change the limit themselves to any limit upto 200k per day using the atm machine to change the limit . I know because this is what i did myself .

  10. I have been using PB air most weekends they fly Monday Weds and Friday flight leaves Bkk 4.pm flights take anything from 45 mins to an Hour the return flight to Bkk leaves at 5.30pm cost of flight is 2700 baht .

I cant see it lasting most flights i have been on this last month have been near empty 18/22 people on most flights which is a shame as the train journey Bkk to Buriram is terrible taking a taxi is twice the price of the flight and not a nice journey i have never traveled the bus i wont do it .

Enjoy your flight with PB air if you will be a frequent flyer buy 12 single flights or 6 returns get one free .

  12. Although I feel for the situation you now find yourself in, I have to ask - why is it that so many people come here, not knowing whether they will be able to take care of a dog(s) for its/their life expectancy, and being aware of the alternatives - being put down, left at a temple/dogs' home/on the street (as in the case of my last dog, who had obviously been abandoned by a brit, he gives the shake hands thing without command)?

I do wish expats would consider the 'dog is not just for Christmas' along with 'dog is not just for duration of your stay in a foreign country'. Sorry to sound harsh, but you're not children after all. :o

    Terrible post .

  13. Amazing how people see things differently .

I was in JJ market this weekend also and i thought the livestock looked well .

Dogs cats birds all looked well fed and well cared for i also spent time on JJ where they sell the Koi Carp and every stall had a great set up . I have bought pets from JJ and will buy there again .

I was there last week, the place was as bad as ever. Lot's of illegal wildlife, incl. birds that looked like they'd just hatched and probably wouldn't live. My sister was visiting, it was quite an opener for her. Even got to see the BIB handed a huge wad of cash!

Some of the pups had barely opened their eyes. There was lots of pitbull pups, that looked like the smaller 'game' variety. They were selling for 5K but the seller quickly offered a discount. This breed is fine with responsible owners, but the thought of these cute little pups being sold to Thais who don't know what they are getting is a worry.

It is amazing how ppl see things differently.

Illegal wildlife lmao have you ever visited the bird markets in Belguim ? Bullfinces Greenfinces siskins etc etc in small cages by the 100s , the livestock in JJ overall is in very good condition i have visited many times and i see the animals are well kept .

Imho People dont have to visit the livestock section in JJ if it upsets them that much , also this is Thailand who the hel_l are we to tell Thais what livestock they can keep and sell and how they keep them .

  15. Hi everyone, I would like to have suggestion and ideas from more experts than me in this: my wife own a land in isaan, nakhon phanom area, don't know the size in rai, its a little bigger of a soccer field (maybe about 200x200 meters). Actually the land is empty, sometimes her's mother farm rice there, otherwise she rent it to local farmers at ridiculous wage.

Do you have bright ideas to farm it with plants-trees-or animals having good revenue from it? (considering heavy rain season, local skills, etc)

What's the best for that area? What you would do with it?

I won't start my farmer life, but just manage it giving work to some local friends of her's family meanwhile we stay in bangkok.

Sorry if there's other topics like this. If so, can you gives me the link?

    Thanks for any input.

    Bye

If this land was mine 200 x 200.

I would get a pond dug out approx 40 x 40 dug and stock it with fish , if the guys digging the pond were fair and decent price i would get them to dig a klong take out soil 6 metres wide right around the outside , i would then plant up the Klong with many fruit trees . lots of other things you could add but now you have it an idea for starters .

Cost if you dont need the soil you will get the pond and klong dug for very little money and the fruit trees are cheap we have just plant 500 trees at a cost of 3 for 100 baht .

  16. Two of my wifes cousins have asked her if she wants to invest in a 1/3rd share of a frog farm they are going to set up , nothing to do with me wife has her own money and she can spend and invest where she sees fit .

Basicly the two cousins have 4 fish ponds about a metre deep that they breed and rear fish that they then sell in the market they seem to do ok with the fish and they now want to set up a frog farm .

I did not know that frog farms existed in isaan until the wife mentioned it but have now seen them being sold in the local market near where we live .

By reading this site i see you guys are involved in many parts of farming anyone know anything about setting up cost of producing frogs and upside / downside risk rewards ?

  17. I'd just like to warn everyone not to buy animals from Markets, I have had a terrible experience where I was left with a huge vet bill and a dead cat. I also know 4 other people who have had the same experience with market animals.. The full story is here http://www.thaivisa.com/forum/Beware-Pet-S...rk-t196644.html

Be warned and do not make the same mistake I did! If you are looking for a pet and have someone who can read Thai, Try http://www.pantipmarket.com/ in the animal section.

Many of the ads on pantip the dogs -cats are in Chatuchak market .
