  1. This is the problem with TM30 - it requires landlord cooperation and adds a layer of complexity. If you change apartments you need to tell the new Landlord that he must have the required TM30 docs for handover at lease signing or there will be no lease signing. Meanwhile you have given notice on your old apartment and despite reassurances the prospective Landlord tells you at the signing meet that he hasn't got the docs you asked for as the are "not necessary/private" etc. Hypothetical case: Your landlord dies the day before you were planning to to do your extension and the transfer to whoever on his death is not done before your expiry date [a legally questionable workaround would be to have the internet capability set up in advance with you filing the TM30 online]. They really thought this one through, both at origination and on recent enforcement - maybe thought it was like on an army base in 1979 - just use some of your free time to stroll over to the Admin office on the base and get any paperwork done.
  2. He needs the docs he can't get to set that up.
  3. Relax, they are her brothers.
  4. They also rode their bikes noisily down my soi very late at night.
  5. Not filing TM30 or registered address is upcountry but they live in Pattaya? Visa/WP revoked for that?
  6. If you had workmen 'round and that was the only problem they left you with, you got off lightly. They usually leave you with a problem you didn't have previously, often without fixing the original problem.
  7. ...or was he appointed to oversee the large contract the IB had for procurement of fingerprint technology to make sure there was no corruption - moved after that job done? Disclosure: not new here, can be tongue in cheek sometimes. Seems there is a clampdown on agent business right now and while face value that appears to be an attempt to stop it, there could be other reasons.
  8. Surely impossible since "Chok" himself introduced the need to keep 400k year 'round to stop this? Surely it can't be that we have all been forced to keep 400k in the bank but same day 800k business is going on as usual? If that is the case then those who couldn't stump up the 400k were probably forced to use agents............ You may be right, that may well be what he is referring to. It seems "the system" is currently very reluctant to offer facilitated visa processing without further supporting details. Some say they are getting extensions with same day 800k as always, others say it has stopped. I think the recent fixation on TM30 was to identify agents shared address for multiple applicants. Seems business is going on but an inactive post awaits any that sign off on Triads, hence the greater caution and requirements.
  9. I don't have a criminal record so I have nothing to hide, but if it transpires I have to make a trip back to home country ahead of visa extension on certain dates, I won't welcome that inconvenience from further changing of the deal. All those wishing for tighter visa regulations, be careful what you wish for - the rising tide might reach you. You may think as one of the self styled "good" Falangs you will always be OK, but at the very least you may have to file further documents a extension time.
  10. Exactly this - they will likely implement it without thought as to the difficulty of complying. Anybody know if UK Nationals have to go back to get it or can i be done from here. there will be a time limit of likely within 3 months before extension date so if not doable from here forced to go back to UK on a date not of your choosing. Maybe they will only extend OA/X visas in future as a way of implementing this.
  11. Advice from a taxi driver on marriage partners: "If she works in he daytime you'll probably be ok, if she works at night you probably won't"
  12. I think you will find most AN people's wives are high ranking Civil Servants or work in finance. Brother in Law is usually a Colonel in Immigration. HTH
  13. No. Undesirabiliy starts to set in after someone has been here more than 30 days.
  14. Seems too quickly implemented - I would guess this is a follow on from the Chinese Triad crackdown.
  15. My best guess is criminal record check from home country same as OA visa. Proof of origin of funds a very distant second possibility.
  16. Valid points but it doesn't mean they wouldn't implement first, find out the effects later.
  17. Criminals react like Dracula to a cross or sunlight when confronted with the IB logo?
  18. Why only for longterm? Why not include all VOA/VE/TR arrivals? Seems e.g ATM fraud gangs arrive his way. Thailand makes ST entry very easy. Imagine the ques at the Airport if they introduce the need to show no criminal record proof from home country as a condition of entry. Likewise, longer ques at Imm as more documents to examine. Of course those calling for tighter regulations don't use agents, so they will be spitting blood on extension day. Again, those wishing for tighter visa requirements, be careful what you wish for, you might find the rising tide reaches you. Supposing we have to prove out retirement funds are not ill gotten gains? Typically Imm has very narrow criteria and is rigid about them, so if they specify a handful of acceptable options then maybe those on here who have vast holdings of real estate and securities in lieu of a defined benefit pension might not qualify.......
  19. Here we go. Likely criminal record info from home country as per teacher applications will be required, although criminals will likely find a way around this, leaving the law abiding with more paperwork to obtain in advance of extensions.
  20. Usually by wearing a black T shirt.
  21. There are Motorcycle Clubs like the ones in Manhattan for lawyers/bankers etc and there are Outlaw Motorcycle Gangs HA, Bandidos, etc and, why gosh, Outlaws.
  22. “He [Big Chok] ordered that information be gathered about all gangs in the Pattaya area and living in Nong Prue, Chonburi Province and that foreigners who come to live in Thailand without a job, riding a Harley Davidson, posing in a gang tattoo, and on a retirement visa be monitored. Immigration officers should revoke their visas and return them via immigration processes.” https://www.khaosodenglish.com/news/2023/07/14/police-to-eliminate-all-gangs-in-pattaya-after-german-murder/ This is the Big Chok who "solved" the agent no funds visa issue, not by rooting out "corrupt" IO's, but by making retirement extension holders keep 400k year 'round - kinda like solving the problem of a car theft gang, not by going after the gang but by wheel clamping everybody's car so that they couldn't be stolen. Expect further tightening/document requirements such as 'no criminal record' as with teachers. Good luck riding your 'Boomer on a Government pension' Harley about town. He missed that the professional criminal was "de facto" working on a retirement extension, although it could be argued his chain saw usage was "exerting himself destructively" rather than "constructively" 'without a job, riding a Harley Davidson, posing in a gang tattoo, and on a retirement visa' Job and retirement visa are mutually exclusive, or are we going to get rejected for not having a job when we go to renew, now?
  23. Because if he is on say, a retirement visa, there will likely be stiffer scrutiny of applicants.
  24. Allright, I gotta ask, what visa is he on?
  25. I think with this statement they are trying to avoid a charge of premeditated murder with (I think) a mandatory death sentence. Also mandatory for murdering to conceal a crime (I think).
