I would add home country criminal record check to that. Revenue certificate to exit the country backfired on them for years after. The kind of professionals Thailand needed to work here for its development and who could work in any country avoided the country that "won't let you out without a mountain of paperwork." I think the amount on deposit for one year extensions will increase - the mechanism for that might be to grandfather those on existing extensions but only allow new applications for the new visa types with steeper qualification requirements.

So, which will they change next then? This was in place for 38 years. I don't believe they won't change the deal on us - that is why I don't recommend Thailand as a resettlement retirement destination. It is fine for people who have somewhere to go back to.

Immigration can and do refuse to make extensions because a TM30 has not been filed by a Landlord or even because the TM47 is not current, which in turn is/can be* dependent on TM30 being filed. *I said can be for the benefit of those who have been here 20+ years and never had to file a TM30/47, it varies with Imm Office and also with visa type - seems you can extend a priority work visa without a TM30 being filed and Elite visa files your TM47 seemingly with no TM30 filed.
