  1. Any views on my situation British non resident in UK, more than 180 days/year in Thailand. About to undergo low risk surgery but just in case want to make a will as dying intestate might be problematic. At some point I intend to return to the UK for end of life care but events might overtake me. So initial risk is dying in Thailand whilst undergoing surgery, longer term risk is dying in Thailand with assets in USA. I am unmarried with no children. I have no property in Thailand or UK. All my assets are currently held in cash in Thai banks and primarily a USA brokerage account. I do have a British bank account to which I would transfer the cash assets if have enough forewarning of my demise and in the case of my return to the UK the Thai bank account would be closed and the sum transferred to UK bank. The beneficiaries of the will would be UK family members Any ideas on what will I need to have for my beneficiaries to access USA brokerage accounts (which have me as domiciled in Thailand), and less importantly Thai bank accounts if I die in Thailand. Accessing US brokerage is the priority. My UK based/citizenship sister and brother in law would act as my executors. Are there any issues in inheritance tax in Thailand that might apply to me if I die in Thailand even if I hold no assets except visa requirement in a bank account here? I would guess if I am domiciled in Thailand the Will must be a Thai will? Or not?

Now, who will be lending the money at high rates and who will be borrowing it to build China's project?

  7. The increase in interest rates has gutted many AirBnB landlords to the point where they are undergoing the financial equivalent of a prolapsed rectum. I try not to derive satisfaction from the misfortune of others but am prepared to make an exemption in this case. We are blocking AirBnB renters at reception when we can - they may have spent hours on a flight and be looking forward to their holiday but I have NO sympathy as it is impossible they don't know people don't want ST lets in a condo that is their home. they don't care, and guess what, neither do I.

One that is never mentioned is that every country has its own strains of e.g. influenza so if people are in the lift every day with the equivalent of a UN meeting they are going to get sick more often as they will be exposed to a multitude of strains they have not encountered before. The more people you are exposed to from more countries, the worse it is.

  11. They seem totally unfazed by them - walking past them every day on their way in and out from their illegal ST let. What I have suggested is that anyone caught sneaking up the fire escape should be hand cuffed ('clapped in irons') and if we have no record of them as a tenant, handed over to the police as a trespasser.

  14. New here? sure there are people where this has been OK, but it is a standard strategy for separating a falang from his money - "Daakling, we are throwing money away not buying land". It gets the money into HER name and the then she outright sells it from under you or hocks it to realise the value. Your comment does NOTHING to help people whereas maybe mine does. So who is the 'bell end' here?

  16. Landlords not declaring the rental revenue to the RD is a vulnerability. This is the usual reason for non filing of TM30. You would have to be sure but if there is sufficient evidence such as some certainty they are not filing TM30 then a "concerned Citizen" letter in good Thai to the RD might help.
  17. You know who the owner is and can contact her? Years ago I had to move out of an apartment block because of Africans making noise in the night. I would phone their room about the time OF DAY I felt they would be sleeping the deepest and when they picked up I would explain that they were very noisy last night and I couldn't sleep and if I couldn't sleep then i would make sure they couldn't sleep. The were incandescent with rage when it was them having their sleep disturbed.
  18. I am a bit surprised if neighbours are Thai as the Thais are used to sorting things out where the law won't protect them. We had someone rent a ground floor restaurant to Africans who then turned it into an all night drinking den for lower Sukhumvit Africans. They apparently stood by the lifts late at night and propositioned any female residents returning home. I get the impression she was told break the lease or things are going to get very nasty.

AirBnB renters seem to be below the level of development to close doors without slamming them especially at 3 am - some are so confused by doors that they have to slam them three times in quick succession to be sure. There are whole countries who don't know you have to shower before swimming. Fire escape doors are left jammed open so that AirBNB renters can circumvent key card entry despite notices explaining that the lives of people are being jeapordised by doing this. The fire escape becomes a smoke chimney and those above can't use it to get out. The other day I saw the staff fumigating the basement to stop rats getting a foothold, I couldn't help but wonder.......
  21. Everybody in the AirBnB chain knows they are not wanted in someone's street or condo, but they do it anyway coz it's good for them - having a cheap holiday at someone else's expense.
