I wouldn't exactly call it a basketball court but there is an enclosed concrete area with a hoop under the flyover on the road up or down from Pratumnak to Bali Hai Pier. I daresay it cost the equivalent of an NBA court.

All very salient points that I would agree with. The reason I took a look was out of curiosity more than anything as a single guy purely thinking ahead to future years when I would want to sell my own unit, ( 127 sqm's bought at 30k per sqm new ), to release the funds. Go rental for my remaining years. On the places mentioned I think you'd currently be on the right side of the equation if you were a renter rather than the buyer, but the small size to rent price still seems expensive to me. Other than not having a seaview, my place matches all the points in your last paragraph which is why I value and enjoy living there.

On the developers websites and advertising as well as property agents. Grand Solaire, Riviera, Copacabana. I think the Edge was similarly priced.

The new buildings I'm referring to are all priced at 100k+ baht per sqm. as are 2 of the biggest ones currently under construction.

If Thailand can still attract miserable whingers who invent non-existent obstacles and conditions of entry, imagine how well it will continue to do in attracting people who are actually looking forward to coming here and enjoying themselves on holiday.

It certainly doesn't relate to Thailand specifically, there is a January interview with Asia-Nikkei where their expansion plans were stated to be 13,000 rooms globally by 2025 with the emphasis on China, and 80% would be as manager/operator not owner. Although Minor International are a Thai quoted company only 7% ( 5,000 rooms ) of their hotel portfolio is in Thailand.

Used to be my preferred drink in the UK then one day when I went into my local the landlord informed me Greene King had removed it because he wasn't selling enough. One thing I dislike about certain aspects of modern life is the removal of choice by larger companies pursuing maximum profit.

Watching the YouTube videos of guys looking for condos in Pattaya/Jomtien since the country reopened just confirms my view that the new developments in town are ridiculously expensive for a city with such poor general infrastructure. A 35 sqm shoebox for around $100,000, I'd imagine the annual maintenance fee is priced accordingly. There has been a few showing the glitziest place in Jomtien, and I'd swear if you were 6ft tall and sat on the sofa your feet wouldn't be far away from the TV screen. I'm surprised that people see these places as either good homes or a decent investment.

Noticed this more as the Covid shutdown progressed and it became obvious so many had no idea of the changes happening on the ground. It got me thinking why someone would waste their time posting negativity about a place they no longer live in or obviously like. I can only think it either didn't work out for them, perhaps a failed relationship, or maybe they got priced out of the country financially. Maybe they are envious of people enjoying the country and it makes them feel better focussing on the more negative aspects we have learnt to live with. A lot of the complaints and moaning from those living here seem petty to me and easily avoided, a lot doesn't even affect my daily life. Socially I avoid the negative whingers in real life, who would want to be around such people. Unfortunately if I was to block every ThaiVisa whinger the threads would be somewhat hard to follow, -
Could I ask what you included for your address proof, did your agent suggest what were acceptable options ? I don't really have anything that fits the official guidelines per the Table A notes. I get a monthly summarised invoice for utilites from my condo office, I've got an annual valuation booklet from a UK pension provider and I guess I could get an addressed bank statement from Krungsri at a cost.

They always give me the balance report form to appear 90 days after retirement to show the 800k is still there. It's no hassle done late in the day because they don't require you to take a queue ticket, just walk up and hover in front of the desk until they take the form.

Sensible, I'm down to only 2 visits a year now due to using the 90 day online, I find it a non-issue hassle wise if you just check the calendar and plan accordingly.

Yeah I think it was most likely the holiday factor you hit as it's not like there has been a huge surge of new arrivals who may need to pay a visit. Looking ahead if the long haul masses do start arriving in November I can see it getting uncomfortable down there Dec/Jan. They most likely won't be geared up for the surge in tourist extensions until after it becomes an issue with queues snaking down the street again.
