  1. I heard yesterday that it was 0 deg C in either ChangMai or Chang Rai, that be 32 Deg for you people that are not in touch with the modern world!! :o

    It sure does make you sit down on the toilet rather gently at 06.00, first day i near jarred my back the speed i got up off the seat !!! :D

    People who frequent some bars or discos, prostitution (I mean real prostitution, not simple gogo bars), and drug dealers surely know where they go. If no, that's their private problem, and it can't be the job of embassies to inform this kind of people to take care ! In any cities, Pattaya, London, Paris or NYC.

    By the way, who is jointly responsible ? Seller or buyer ? Don't forget there are sellers only because there are buyers. For any crab.

    You could start at A and go through to Z, Pattaya is quite tame compared to a lot of other places! :o

For christmas lunches we have alternated between Hard Rock and the Royal cliff for the past few years, both a dammned good feed, If you have younger kids probably better at the Hard rock - good entertainment, havent seen the prices yet this year but keep you eyes peeled - i think they will be listed soon in the local media! :o

    Funny that, when Raimon land or any other big developer says positive things about the real estate market we are told by the nae sayers on this forum it is "hype" "puff piece" or "Developer BS" , yet they now have some negative outlook from the same people and we are supposed to "Take note" :o Jeeez!

  5. Over the past few days there have been two horrific Thai on Thai shooting murders on Third Road - well, two that have been reported by the increasingly censored local press. How many more shooting near misses, woundings, or even murders have occurred over the past few days we will probably never know.

    Is all of Third Road a problem area or is it just the stretch between P. Tai and P.Klang? The bit between Klang and Nua always strikes me as having a more select cliental!

    Its the bit between Klang and Nua where the most shootings occur!

  6. Now there is a well known fact that at the beginning of this week, a document was submitted to parliment regarding changes ownership methods of Thai property, a 90 day consultation period exists, so from start of Nov, Start of Feb should see a result.

    Start of Feb see a result :o:D:D in three months??? No way. :D:D:(

    If there is the slightest chance that the laws might be changed to make it easier for foreigners to buy land here then you can forget it. Never happens, any proposal always get thrown out on the grounds that Thailand is for the Thais.

    So in answer to your opening question, the very simple answer is buy now before new legislation forces an increase by means of easier ownership and nothing else!!

    A lifetime of experience has shown me that the "buy now before it is too late" offer ALWAYS leads to a hurried purchase which is regretted later.

    Happened before for condos, 100% foreign ownership was allowed, this was for a period after the 97 crash, so as with anything else in Thailand, anything is possible :P

  7. Strange how you go around Thailand and almost never witness, hear, see or experience violent, daily murders. It is only when you come to Patters that this behavior begins to show up.

    I guess Pattaya has been designated as the "Hotspot" for taking people out in Thailand. Sure, murder happens in every city and country in the world, but it seems a bit strange that it happens nightly/daily in a very small, holiday beach resort.

    Have you ever been to Bangkok??? :o

  8. For those that actually live in Thailand ( i guess that will exclude the majority of posters here then!), take a look around, there are new condo and housing projects being launched on a daily basis - surely they cant all be wrong!

    Oh LennyW you old rascal! Sometimes I think you are just having everybody on because I'm sure

    you cannot really be that dumb as to say something like this and really mean it! :o

    Ha ha, A lot of people just look at all the glitzy high profile developments and seem to use that as some sort of yardstick,(weather they fly or fail) look at the local developers here in Pattaya such as Eakmongkol, they are now on to something like project 17 or 18 (maybe more!), they never advertise, they dont employ real estate agents or pay commissions, people walk in on a daily basis and buy houses, same with Leng Kee and their shophouses, its quite amazing actually - the key to their success - PRICE, these people are charging fair prices, not the overinflated prices aimed at foreigners in the glitzy projects.

    My wife and i went to a small development near Ban Amphur just as construction was starting on the first houses, we were looking to buy one for the Son, priced at just under a million Baht and guess what - sold out!! Again, the key - very well priced for what they were.

    A lot of the people that buy in some of these more western orientated developments see their purchase as being a better deal than in the west, however, for Thailand it is very expensive but they tend to overlook that.

    IMHO if property is correctly priced then it will always be a sound investment, oh yeah and BUY NOW!!! :D:D:D

  9. Anecdotal, but my sister-in-law recently gave up her job as an estate agent in Jomtien. Reckons the market is completely dead, sales and rentals.

    MJP thanks for your info. But maybe glyph or Lenny can give your sister-in-law a job because

    for them things are booming :o

  10. hi can anyone tell me how is the prices of property going at the moment in thailand ? prices are dropping every where in europe and elsewhere now due to recession, is thailand the same ,im thinking about buying but would it be better to wait to 2009 and see will prices go down further,,im just talking about nice sized houses nothing too exclusive,im no millionaire......any info would be great thanks....

    All the " nae sayers" on this forum will bombard your mind with the usual, rent dont buy, if u cant spell it dont sign it, blah de blah de blah!.

    There is no reason for anyone to act quickly.................why ? because

    NO ONE knows what else is coming regarding the financial crisis and even if there isnt

    a crash here equally there will no rampaging increases in values...........yes rent and take your time

    and dont take notice of the estate agents on this thread :o

    Just to put you out of your misery Midas, i am not a real estate agent, in any shape or form, i promise you that, i take it you know what i am reffering to above, since you have chosen to highlight it??, if so your comments are rather off, dont you think???

  12. I would be most interested to know about Donald Trump investing in Bangkok real estate. I have trouble with that one. Anybody got any evidence of it?

    You are correct, it was asked for on the 19th of Sept, but i am not buying that the world knew nothing about the need for it 10 days earlier, especially people like the Donald!! :D

  14. Well glyph and LennyW, ! I was just listening to a

    phone in by the normally optimistic Donald Trump on Fox TV.

    Surely you both know him because he is probably just as enthusiastic

    about real estate as you two :o

    Donald Trump was just saying despite

    the $700 billion rescue package -it's not working! Because the banks are

    sitting on the money and not lending it. He said deals cannot be done

    and are not being done. In a way how can you blame them if they are

    worried about deflation -why would banks loan out money for people

    to buy assets that could go down in value?

    Donald Trump was also saying that also this Friday( tomorrow ) the unemployment statistics in the USA

    will send " people's heads spinning " ! He also said it is looking more like

    1930 everyday and his words - that it is " a very serious situation now ".

    If you are saying that all this is not going have a serious repercussion

    on the Thai property market eventually then you both must be smoking something :D

    That be the same Donald that is away to spend a billion dollars creating a golf club and million dollar homes on the outskirts of Aberdeen (my ex home town), cant be bothering him much then? Rumour has it that he is also investing heavily in real estate in Bangkok..., i guess the jist of his talk was to emphasise the problems in America - not elsewhwere in the world :D
