Can you get a scan of it sent by email to you? I am sure that would be accepted.
I am trying to get hold of a scanned version at the moment, along with a letter stating that it is still current and what the current rental income is (as the monthly rent has gone up over the last 11 years)

It appears that was requested by division 5 headquarters when your application was sent to them for approval.
What is your report back date on the under consideration stamp?
10th November - but my local IO wants the UK contract by tomorrow lunchtime
I have a feeling that HQ didn’t understand the rental income statement and asked the local IO to clarify things with me
When I spoke to the IO on the phone he was able to understand it but then he phoned back two minutes later having spoken to his boss to ask for the contract
-
Hi UJ,
The letter from my brother in law had signed copies of his house book and his ID card attached to it and we explained to the IO at the time and it was accepted
I should explain that we originally submitted this documentation in September and I got a stamp in my passport saying to return in November
Assuming that everything gets resolved this year I’ll make sure to remove the supporting documentation from the Embassy letter next year!
-
The immigration officer definitely wants a copy of the UK contract (although I don’t see that many people in Thai Immigration will be able to understand a British Legal Contract)
When I said the original was 11 years old he suggested that I just draw up a new contract (Thai style I guess)

I sent the statement to the British Embassy to get my income letter and it was still attached to the letter when I submitted it to immigration along with my other documentation
We live rent free at an apartment owned by my brother in law so we provided immigration with a letter from my brother in law stating this in lieu of a rental agreement in Thailand

Hi,
I own a property in the UK that I have rented out for the last 11 years and I this year I have used this to show I have the income to support my wife
I have provided immigration with copies of the statements I receive from the letting agency along with the letter from the British embassy
but they are now asking for a copy of my rental agreement!
Has anyone else come across this? I will be asking my letter to provide a copy of the original agreement (fortunately the same family are still renting it) along with a supporting letter from the agency stating that that the agreement is still in place 11 years later
Has anyone else come across this situation? Is there anything else that I can ask my letting agency for?
Thanks in advance

You can use the gross income.
Cheers - I foresee a raise for my tenants at some point in the future

Last question on this topic (I hope)
I used my UK rental income and there is a deduction every month for management fees (which appears on the invoices that I use as proof)
I used the value after the deduction as my monthly income - is this correct or could I use the gross amount?
-
Thanks - that's good to know for the future. It's not a route I'd thought of using until I was told I couldn't combine monthly incomes
I'll top up that savings account ahead of next year just in case the monthly income confusion arises again
changing to a reirement visa is still a few years away for me but can you combine monthly income and savings to reach the 80,000 / 800,000 limit?
-
Is it possible to combine income and savings to meet the THB40,000 per month / THB400,000 savings criteria?
When I did my marriage extension today initially the officer said I couldn't combine my Thai income and my UK income for the 40,000 per month which was a bit of shock as combine they are over 60,000 - he said I had to use one or the other and both are just short
Fortunately he checked with his boss and she confirmed that the two sources of income could be combined
Before he sought confirmation I asked if I could use use one of my Thai bank accounts which has had THB200,000 sat in it for a few months to make up the difference and he said "No, it has to be 40,000 or 400,000. You cannot combine them"
Is this the case or was he confused in the same way he was confused about combining my Thai and U.K. Incomes?
Thanks in advance

The yellow book should be enough to prove your residence.
If your wife was to change her house book registry to her brothers that would also be accepted.
My wife owns a few properties and I think she has her house book registry in the one she is most likely to sell

Has your brother-in-law as the relevant housemaster filed a completed TM30 at your local immigration office? If so, that might prove sufficient for the purpose of proving your address at Immigration.
Certainly I was not asked by Rayong Immigration for any proof of address when I obtained my latest retirement extension there a few weeks ago, further to the TM30 which my wife (as housemaster) provided at their request last year.
The TM30 is done and dusted - I'll bring the letter along just in case

I've done many marriage extensions and have never shown any such proof. I'm in Bangkok, maybe it's different in your province, but are you sure you need it?
I'm not sure if we need it but I do know we had one last year - doesn't seem like it'll take much to knock one up just in case

Don't forget to have photos taken of you and your wife in the bedroom, in the living room, and in front of the house with the house number showing. If you are in a housing estate, have a photo taken of yourselves in front of the sign of the housing estate.
Thanks for the reminder - those are on the to do list
-
Many thanks ubonjoe
Thinking ahead to to next year, if I were to get a yellow book for this address would that suffice or would I still need the letter?
-
Hi,
I'm currently pulling everything together to do my 2nd Extension of Stay based on marriage
The only thing I'm not sure about is showing proof of residence
We are living rent-free in a property owned by my brother-in-law
Last year we used an agency and they drafted a letter for my brother-in-law to sign which I think just confirmed that we were living there
Do you think such a letter will suffice and if so any thoughts on the wording of the letter?
Thanks in advance

Finally, some good news:
"Thailand’s drought-stricken farmers got a rare bit of good news Monday, when a pair of sacred bulls predicted that the heavens would finally open during the upcoming rainy season. The bovine prophecy came during the kingdom’s much-watched annual royal ploughing ceremony, an ancient rite officially marking the start of the main rice cultivation season."

Out of interest what did they predict last year so we can check their accuracy

It's thundering and raining in San Patong - will you be posting pictures of your devices in the khlong? My weather app on my Macbook Pro indicates rainstorms everyday for the next week. Sadly, the online weather forecasts say no rain at all, ever.
If AppleMac comes thru with the rain I'll throw my PC/Androids in the khlong.
