  1. got mine for exactly the same purpose at the thingameejig-ceramic-have everything-big store just behind Big C off second road. Inexpensive and lasted 5 years. A week ago they still had them (near the cashier payment area)

  2. I've never seen Mont Clair in South Africa Craig as good wines there are inexpensive anyway and decent plonk is relatively cheap.. And I never said or implied cheapest is best, simply that's it's quaffable and acceptable to me (and many others it would seem)

  3. new house with pool and a need to balance the water. Trial & error is an option of course.

    But some SIMPLE advice is now asked for. It has 2 straight sides and the remainder is curved. 2 sets of wide tiled steps. A shallow and a deep end. What's the simple way to 'guesstimate' (best guess) the water capacity for water balancing? Dont have or know how to use a slide rule (remember those??)

I still have a house in Cape Town which we regularly visit and have lived in France and enjoy wine and find Mont Clair a very reasonably priced and very acceptable plonk. But as always with wine each to his/her own. Yes, and what's happened to the boxes I wonder,

    Just back from a 3rd visit with different visitors in a few weeks all at different show times and days. All friends were all entranced and absolutely delighted and all under US$5 or less than 3 quid (2 beers in a bar?). You dont pay to shop you pay to see an excellent show. Nearly one hour of great choreography, flamboyantly outrageous costumes, music, water spouts/lighting displays (that alone was a US$1m investment i am reliably told) and reasonably priced food. On each visit the show was packed (200+) by many many different nationalities and they seemed very happy campers with open mouths, huge smiles and of course cameras. Tonight seemed to be mainly Koreans, Chinese and ....... Thais. Check out the Michael Jackson segment - an incredibly talented young man.. The owner of the largest restaurant reported that over B1,000,000,000 overall investment to date. The B150 entrance fee worth every penny.

    BTW - for those who really cant afford it then chat to any food place manager and get free passes for entry.

    Mimosa? Highly recommended in my opinion.

  6. I've always found the bus from Pattaya Nua is quicker, more relaxing and stops right outside Central Bang Na (albeit on the other side of the road). Went several times to the Passport Office

    Cost is a little over one hundred baht one way - no fuel costs for the almost 300km trip nor toll fees which will be over B150

  7. Following the several useful posts above (thanks for them) I made the drive to Sattahip Land Office (LO) anyway

    As at today 24 Jan 2014 the Sattahip LO confirmed ..................

    Upon seeing the condo Chanoot the LO will give current valuation/estimation of condo sales price

    LO can also provide breakdown of total fees based on any possible sale prices above that LO valuation/estimation

    This LO valuation/estimation price will be the minimum basis for fees calculation

    Transfer fee is 2% of recorded 'sale' price

    PLUS - Condo ownership less than 5 years is 3.3% of 'sale' price

    OR - Condo ownership over 5 years is currently 0.1% of 'sale' price if owned in foreign name. Company ownership stays at 3.3% regardless.

    PLUS - Income tax is 3%

    So total fees can be over 8% of recorded sale price OR just over 5% depending on time of ownership.

    Seems LO is not really concerned with the actual sale price as that is a contract between buyer and seller

    Buyer must still show proof of funds being brought into Thailand to cover the eventual recorded 'sale' price and get TorTor 3 (?)

  8. If so then what's the latest formula for calculating transfer fees at Sattahip Land Office? There is I believe the actual sale price of course and also a Land Office valuation of the condo price. On which price are the fees calculated now?

    I believe fees are just under 7%

    Also is there stll a different lower fee calculation after 5 years of ownership?

  10. I have type 2 and some good sensible answers given here. Do your own research via google as well. Some good inexpensive clinics around in Pattaya area for blood testing (see other threads on this too)
