  1. Your best visa option would be a multiple entry non immigrant 'O' for the purpose of visiting your child. It's not so easy to get these days but might be available from your home country or a Thai consulate in a neighbouring country to Thailand.

    That visa would enable you to come and go as often as you want for 1 year. Each entry is granted a 90 day permit to stay and can be extended by 60 days. Or a border hop at the end of 90 days would give you a new 90 day entry. With planning you can utilise this visa for nearly 17 months.

    could I get such a visa in Savannaketh ?

    what financial proof would be needed ??

  2. What I found out with Thai people, if you treat them good, they treat you better.

    especial when they know or feel they are the faulty part,

    and you will not chrge them for compensation !

    Look at the otherside, they got the damage but sure, that you were the faulty part,

    dont beleave you will get a handshake and no charge !!

  4. You should ask this " Russian Ladies " ,

    if they would use such a street in Russia,

    and what would happen to them in Russia !

    And what police would do there !!

    If they are really tourists,

    they should stay there where are tourists staying !!

    The RTP quiet well knows, for what purpose this russian ladies are using this side roads and short cuts !

    The reach their working pub !!

    I have an apartment in a nice place,

    where we have such a nice russian tourists,

    come back every evening 5 am,

    leave every day 2- 3 pm !!

  5. My partner and I did some such operations also in the past. Lending money to people who would not otherwise get a bank overdraft is current practice. The clients are generally well-known and most often repay. The going rate for this is 3% monthly. I took 2%. Still a lot compared to normal Western Credit conditions, yes. But Loan Shark seems inaccurate, as this points to large amounts, mafia connections and unhealthy collection practices.

    So you're a loan shark. Don't mince words or split hairs.

    Over 20 years ago a guy I knew, married to a Thai wife, told me they were fading out of the small business they were in and pursuing the more lucrative business of lending money to people.

    He told me his wife always had people, including their workers and the workers family members and neighbors, always asking for small loans of less than 10,000 baht usually for a week or at the most a month at a time.

    He told me the business was simple enough:

    Maximum loan was 20,000 baht. x 3 % to 5 % interest depending on the length of the loan.

    Only collateral accepted was a motorbike or car obviously worth far more than the loan including the registration documents and or owners documents plus the keys to be kept by the wife plus a legal loan agreement with the terms and conditions

    If the loan could not be paid back the car or the bike would be put up for sale within a period of time starting after an agreed upon date ( at her discretion) and if sold then they would take their money back with the agreed upon interest and a small penalty on top for the effort involved and the rest of the money given to the bike or car owner.

    And never waver from the rules and terms and conditions.

    The wife made more money than his business ( not big money of course ) so he eventually got out of the business he was involved in and let the wife make money while he bought some condos and played around with other investments with his money that he felt were safe...but money for the families daily, weekly, monthly expenditures were generated by the wife's loan sharking business.

    The astute character Shylock, portrayed in Shakespeare's "The Merchant of Venice" would have been impressed.

    It never worked in any other country, that's why no other country wastes their time with it these days.

    But in Thailand they still say success follows. How curious . . .

  7. It would be much better if the land also had a modest house in which to live. Also, I fail to see the connection between receiving a piece of land and being gainfully employed and being able to build a house. The land should be held in 'life estate' by recipients and non-transferable.

    and they should get a fixed remuneration per month,

    kids, schoolfee, a small vehicle for easy reach next 7-11;

    Training how to work and make money by their own;

    My thai family also dont have land,

    but they work for the home rental by their own !!

    And not waiting GVT will give !!

  8. citrus trees love acidic soils. most soils in - i don't know where you live - tropical drenched thailand are barren of anything.

    try this - and don't call me rude:

    if you are a male above the age of 45 - pee on and around your lemon / lime tree twice a week. if you drink beer, have a few before you do.

    and rather than flaming me over this post get back to me in 6 months time...

    Nothing rude about that. I usually pee in a bucket, mix with water (1:5) and then water my plants with it. However, I didn't do this with these lime trees while they were flowering as I wasn't sure if that would have an adverse effect or not.

    I have the greenest and healtiest looking hedge and flowers in the whole of Isan...

    flowers in Isaan !

    Do buffalows like them ?

  9. I don't see a problem.....Take the deposit and next 12 months payments ....THEN give him the chanote....

    Just like beachproperty said. You will obviously need a contract which would include a clause stating that all payments are due with one year, and if the payments are not made in full and on timr the buyer forfeits all monies previously paid.

    Very fair, and it should sharpen the buyers mind somewhat.

    And the buyer will not occupay the house before full payment and transfer !!

    Have bad experiances with thai !!

    12 months will never be 12 months !!

    100 things will happen meantime !!

    that he will delay installments;

    You will spend money meantime and not able pay back deposit,

    you loose time on money and house !!

    Don't do it !

    Just if it's an trustworth farang !!

    I did simlar - after delays - canceled -

    and i had to get an expensive loan to finance some other deal !

    So double lost !

    Never again !!
