In our condo there is a sticker which needs to be renewed annually. A 2 keycards for each condo of which only one opens the barrier at the front security point. I have seen wheels locked by the guards on vehicles without a valid sticker - there are visible notices to this effect - fine 2000 Bahts. Seems quite effective.
