    And the Swiss shockwaves roll on and on. This is an old trick used extensively in Thailand. Quite a few plots near me have done a similar thing. Land titles are being revoked.

    The risk is being caught. Go and admit overstay, just a fine. If someone catches you in the 2 days before you get to the desk - possible arrest, and a bigger problem/fine. The immigration folk sometimes hang around the ferry terminal here in the morning and check passports of foreigners when boarding the ferry. Quite a few folk doing border bounces were caught out and arrested.

    Ditto from me. No rain here so far this year! Some short downpours 'up on the mountain' as the locals call it, but nothing disastrous. Just an hour or so. Speedboats still going out from Bangrak every morning for the diving. No bad days yet.

    Lots of foreign business owners getting away with it. Look at the construction industry for starters. It's been going on for decades.

    Please send them to Koh Samui. Most businesses here are desperate for workers. Salaries are through the roof and still shortages everywhere. I know of one hotel that is paying cleaners up to 24,000 baht per month (including tips, perks etc). NB Russian language skills NOT required.

    We provide those and help with immigration if required. We have been doing that since before Covid. All properties are registered for on-line TM 30. But once the tenant shows the TM 30, things are usually smooth. Most tenants now are holiday makers (3 days to 3 months) but during Covid, most were long lets.

    We do not provide a contract/lease for short term lets. (Less than six months.) Just a deposit and first month paid up front. Many other companies are similar.

    Short term let in another villa/apartment/hotel or whatever. Get a TM 30 that way?
