Great to see so many upbeat stories. I'm very happy with my Thai G/F of 8 years. I must say though that the OP can't be as lucky as he thinks. He's watching Baseball.
Hey LOL - baseball takes an attention span......playing or watching there's an expectancy and anticipation with every pitch and situation.....if not watching the narrow eye of the televison there's movement all over the field - playing wise it's the only sport that if you fail you're "naked" out there with no immediate chance to redeem yourself - or - if you fail hitting you immediately get to go sit with your team mates that you just let down......not a mood swing or adrenaline sport.....
Raised on baseball...in the family and in the blood + still play a toned down version - follow one team - best of both worlds - wake up 6:30 - 7:30 and the night USA games start at 9:15........lucky to be able to watch the games + still plenty of other lucky time to be had.....but when luck meets timing - - - - I put the remote down.....

Baseball is a game of attention if you choose to sit on the first or third base lines above the dugouts. I've caught my fair share balls by simply hearing a 'CRACK' and putting up a glove. I've also had a friend sitting next to me nailed in the chest by a line drive. Only the folks in the outfield and behind the batters box can afford to chat away without paying attention to the game. Prior to moving to Thailand, my ex and I were a host-family for our local Single A division of the Colorado Rockies. So, yeah I like baseball, but prefer minor-league over major-league. Once those kids make it to "The Bigs", their freaking egos grow exponentially.

Consider that Putin is now holding 40 nations including members of the G20 by their short-hairs for funding ISIS <see link below>, especially after the Paris massacre and the Russian airline disaster, maybe, just maybe a coalition will be formed to actual irradiate the radical Islamic factions from Syria and Iraq. About the only common sense I've heard lately came from Mike Huckabee who was calling for a coalition of nations, including Russia, to wipe ISIS, Al-Qiada, and radical Islam off the map. I didn't realize that Huckabee actually had a set of cajones. -

YES, its only right to use. You don't try to own it and you will not own anything. Basically a right to use until your time is over (until you die).
To make it legit you should not enter the value 0 as payment into the usufruct, but a realistic price. Why? Because no one who is not insane will leave you the right to use it for free. If you follow this little rule it can be seen as the safest way of using a property until your dead. But nothing is 100%, who knows what the laws of tomorrow will be. So only invest what you are ok to loose.
My brother in law (Thai) is a senior partner at a Law firm....
We were discussing Ferrangs having Usefruct's added to the deeds only last month....
His slant on them is that the Ferrang who takes one out is likely to think that he's bomb proof and can live in the house till he pops his clogs...
But.....
He can't stop his ex lady (ie the owner of the house) selling the property (with the ferrang as a sitting tenant) - so when its sold to the local chapter of the hells angels throwing all night parties or maybe the local money lender who threatens to do harm to him if he stays - whats the Ferrang going to do then ??
Of if the ex rings the Police and says that he's hit her and threatened her...
Or suggests to the Police he's dealing in illegal substances and low and behold they find some when they rock round...
Brother in law reccons any lawyer worth his salts having been employed by the ex, would have the Ferrang packing his bags and running for the hills within the month....

I might have to go back an read it again, but I'm pretty sure my contract stated that I had the right to 'modify' the property, which means I could raze it to the ground before I walk away if I was taken for a ride. In my case, it wouldn't be my family that made that situation occur. It could only be something from the outside like a radical change in laws or government intervention.
These contracts are best suited for farangs with close-knit families. If you don't have a supportive, close-knit family which has a sense of kwaam gà-dtan-yuu, or deep gratitude, toward you as their provider, then a Usefruct might not be for you. Personally, I pulled my family out of abject poverty and provide a good life for them, and we have a close-knit family. My family will take care of me in my old age, I don't doubt that for a second. But I can only speak for myself.

I seriously suggest lawyering up and having him work with the LO to determine how thick the envelop needs to be to expedite their 'services', because they are obviously making up their own rules. The right of use, in my case, until I die. If my wife passes before me, my Thai son will hold the land title and we, as a family, are close.

I processed one up in Northern Thailand and I can vouch that paying for the 'expedited service' was well worth it and I'd do it again if I had to. Heck, I can pay for expedited Passport processing in the US, so what's the difference.

I mentioned before that I plan to wait for CM Immigration to complete their move and give them some time to get there act together at the Promenade.
However, if my consulate and ambassador did do a road show, I would attend specifically to talk about the problems with the CM Immigration offices that have been an issue for a long time, especially now that they have moved to the Promenade.
To the OP - evensteven: If you want forum members to understand what you are saying, please try writing in the English that you learned in school instead of writing the way you talk - chopped, clipped, abberviated, and slang.

I had a formal education like most people, and I write sentences in regular English. I'm not going to attempt to wade through your broken English and Australian slang in the future. I'm sure you have something significant to add to the forum, but it can be almost impossible to understand what your point is. Try writing in a way that most of us English speakers from various English speaking countries can understand. Just a suggestion if you really want to be understood.
Mods, please give me some leeway here. I'm not trying to be mean-spirited, on the contrary, I'd like to understand the OP clearly. But if an English speaking OP really wants to get a point across, writing in the way you colloquially speak your regional native English dialect isn't a good idea. I can do it as I did above, but I don't, and virtually no one in this forum does. It's difficult to believe that this particular OP didn't learn how to write in school. Australia is a very well-developed Western country with a well-establish education system. Just saying.

That would be what you need to get to ensure that your grammar is 100% correct before posting pedantic criticism on a forum that didn't produce the (comparatively well-written) report.
For a site/broadcaster that claims to be an English language one it was a very poorly written report.
What I find funny is for every reporter in Thailand working for an English tabloid, and who writes a poorly constructed article with pathetic grammar and sentence structure, behind him is an editor checking the article prior to the publishing deadline who is unable to catch the reporter's mistakes. I don't know which is funnier or more pathetic!
English journalism should be left to native English journalists imho. What's worse, is that a typical article on an online tabloid consists of four or five sentences. This passes for journalism in Thailand

It's seems that the TM30 is being required at some immigration offices and not others. So instead of waiting around for the shoe to drop, I think it's simply time to be proactive.
With that said, here is a question for Ubonjoe or other expert Mods on this forum. My wife is the owner of our house and land. I want to put a TM30 in my Visa Extension via Marriage paperwork folder for early next year. We might as well fill it out now, submit it, and make copies.
- Do you have a link to the TM30 document (I can print it off on my laser printer)?
- Is there any special information that we need to be aware of when filling it out?
- Is the TM30 different for Chiang Mai than it is for the rest of Thailand (like the TM47)?
- What do we do with it once it is filled out?
Because Chiang Mai immigration has turned into an insane asylum with their ludicrous queuing system, and their cut-back from processing 30 retirement extensions per day to only 20, I'm simply going to go with a Visa Agent that I've already picked. I'm sure visa extensions based on marriage will be capped at 20 as well.
I don't need a Visa Agent to fill out my paperwork. I've been doing these annual extensions for 5 year by myself and I understand what I'm doing - well, unless the regional immigration office suddenly change their regional rules. I simply need an agent to stand in line and obtain a queue number, and seeing that I'm paying them, they can do all the talking, and take care of any paperwork discrepancy that crop up if CM Immigration decides to change their processes and procedures at the spur of the moment, such as demanding a TM30 along with my Yellow Tabien Baan which they have never done before, or implementing some other inane procedure that they never have implemented in the past. I mean really? How many different ways do we expats need to show the government where we live, and that we are living here legally? It boggles the mind.
The TM30 is just another issue, but one that I believe can be taken care of simply and quickly.

That would have been an accomplishment. But number 1 out of over 4000+ grads, not too bad. Try intelligently talking about current world event within the last 2 to 5 years. Would you like me to do the same unintelligible world history of the United States? It's irrelevant. What is relevant is what has been transpiring globally since the turn of the century, and more specific, over the last 5 years. The US can't contain China or Russia, and they are desperately scrambling for a foreign policy foothold. Unfortunately, the currently foreign policy of, "Don't Do Stupid Stuff", isn't really working for them. That's what you get when you elect an unknown, unvetted, freshman senator into the Oval Office with a staff made up of Goldman-Sach executives. Another project destined for failure: The Blind Leading The Blind. Propagating broken English ad-infinitum for generations to come. As always, the 50 'best' teachers will be selected based on status, family-standing, and money.
Here's a better idea. Require native Thai teachers with their Masters Degree in English or Education to take two full years of English language training from qualified Native English Speakers, or require them to attend 'immersion' English language courses in English speaking countries. No exceptions. Hell, that makes way too much sense, now doesn't it.
The ministry's idea may get off the ground, but will have a Hindenburg ending.
