  1. Id be more concerned if she went to a loan shark. We had a similar situation years back with an aunt of the mrs. She handed over the house/land deeds to a loan shark as collateral on a loan for gambling. We essentially had to buy it back.
  2. Not even physically possible in that time frame with the best will in the world . I remember when they buried the fiber optic cables at home about 20 years ago. Even very short sections of road took months and months. So much down there already to navigate with sewers and water pipes.
  3. Really? Surely their photos only show the aftermath. How could they prove the origin of the drain cleaner? Fair play for doing the right thing but genuinely confused how they would know its your fault as opposed to any of the units under you, or your direct neighbours.
  4. Honestly if the water chaos was just one day (like christmas) it would be fine. The annoying part is it going on for days and over a week. There's zero fun in trying to get to work with someone chucking ice water down your back.

  6. I have purchased fridges, washing machines and air cons etc at the trade shows (Bitec) and always been able to negotiate the price. In fact if its a show model ive got very good discounts. The exhibiters in most cases are just independent stores.

  8. Not sure i would be so casual about the work permit requirement. As sometimewoodworker says you will more than likely be stepping on someone else's toes doing this business (eating from their rice bowl is it they say here?) If they report you and your watched for a few days - even carrying your own water bottle for personnel use will look like your working in the water business.

  11. There's a shop in K Villiage on Rama 4 that seems to deal in used high end watches. Because i like it - its called. They have a facebook page to contact them. Dont know anything about them though - other than walking past, i see they have quite a collection.
  12. Shell prices are higher than the 30 baht limit. This is todays pricing but a few days ago i filled up with Fuelsave Diesel (old B10) and it was 32.5 per litre.
  13. Yes agree. I didnt attend the case myself but others that did said our lawyer essentially rolled over, didn't question anything. Either she got threatened or paid off - i don't know.
  14. It was bought as a new project and was run (somewhat correctly) for about 2 or 3 years. Then the management company was changed by the developer to their own choice, the annual meetings gradually stopped, the accounts stopped being posted, etc etc. Like i said $hit hit the fan when they started asking additional money and we started questioning the expenses. This is all across a period of about 13 years to present
  15. Ours were not available either. We had to push like crazy to get anything looking like a finance statement. When it did appear it was utter BS with made up expenses. That's when we hired a lawyer and took it to court to force them to show previous years statements. Unfortunately for us these had been damaged in a flood (or fire i cant remember which excuse they used as it was about 5 years ago)
  16. If your in control of the accounts its easy to cook the books. I assume the auditors sign off on them if its made worth their while. As a homeowner i have to live in the place. Don't pay the common fee and they cut the water, cancel your access card etc.
  17. Long story in our case. Been going on for years. It kicked off as we had a big bill to pay (repairing the elevators). They claimed there wasn't the funds to cover the cost and asked for additional money from co owners. That's when we started digging and realized the developer wasn't paying any common fee on their 50% rooms and couldn't accurately tell us where all the money had gone. Eventually they produced an account with things like 45k month gardening expenses (there's a hedge along the driveway and a few potted plants) and a new tuk tuk for 450k (never seen a new tuk tuk - only the old one tarted up with a lick of paint). It went to court and the developer essentially said there was a fire or flood in the store room and destroyed all records. That was accepted and the judge said ok - hold a meeting in one year and elect a new committee. Back to square. That was a few years ago.
  18. The answer is in your question. Everything likely isn't correct. In our case the entire sinking fund was gone and a full year of common fees misappropriated.
  19. Unfortunately this is the way it is in our condo now. The developer retains over 50% of the units and rents them out as serviced apartments. The few times we have had meetings the developer uses proxies to ensure all his votes count. We (as in the co-owners) are lucky if we get half our votes. Lots of tricks like holding the meeting on a thursday or other random mid week day (when everyone is working) and arranging it at very very short notice. Long story short we have a juristic manager who is the developers gf and there is sod all we can do............we've tried.
  20. 450 watts is nothing. Wouldn't pull the skin of hot milk. That's the wattage those little little stand on scooters the kids use are. There are some interesting looking ones on the black bull thailand site. For me personally i will wait a little longer on this technology. Also in a condo ive no where i could charge it.
  21. +1 on this. I cracked an incisor last year when i banged my face on a steel beam. It fell out a few months later and i got the root extracted. Since then ive been looking at getting an implant but its a minefield. Prices range from 30k to over a 100k. Ive heard stories from they are great to - never again. While i believe its true that you get what you pay for - i also believe some of these places inflate prices massively.

    Oven glue

    Most of the oven door seals are very similar and attach with the same system. As its stretchy rubber you have quite a bit of play to make them work. I got one from aliexpress a few years ago and it worked fine. Glue wont work - the materials are too different need a mechanical fixing. In-laws had one on an old gas oven they use - fail. i attached it back on with a self tapper screw. Very agricultural but it worked.
  23. For me the 'cargo space' of the step thru design on the click is indispensable. We can fit the weekly shop in there in an ikea bag. That alone sways it for me. We have a filano but same same.
  24. What usually happens at the crossings with lights is they press the button but don't actually wait for the lights to go red (green man). They scamper across at the first opportunity. Then a minute later the lights go red and no ones around at the crossing. Again some cars stop (as its a light) and some take a quick look and see no pedestrians and go - but technically is jumping a red light.
