When you have to show 40K income every month, is that calculated against any deductions?

For example, I own property in the UK that I rent out. The rent I receive works out at about 43K baht per month, so I could show a regular income of 40+K, but I also have to pay a mortgage which comes to about 22K baht, so my net income is really only around 21K baht. Is this something they would take in to account, or would they be happy seeing the regular income and not worry about any outgoings (as there is obviously going to be cost of living outgoings (food, rent etc) in Thailand too).

That will be up to your Embassy. I suspect that it will be gross.

I am currently in this process and my income is from rental property. I was questioned about the figures I provided asking if they were before or after taxes and expenses.

The figures I quoted were after taxes and property management and maintenance expenses, so the question is, is the mortgage counted as an expense as well?

I think they want to see if you clear at least 40,000 baht a month.
