30 Year Lease

I’m buying a house and intend having a 30 year lease with property in my Thai girlfriend’s name.

My question is, does the land office write up the lease agreement between my g/f and myself or do I need a lawyer to write the lease contract.

I know it seems obvious to use a lawyer but a year or two ago, a mate of mine just went to the land office with his wife and the L/O sorted out the lease details between them without using a lawyer. He reckons the L/O take care of the farang. Is this true or is he being naive?

So should I use a lawyer? If so can anyone recommend a fair lawyer who’s not going to rob me! Lol I had one quote for 12,000 baht. But I know it’s just a standard form letter type contract which they just change the names & address and then print it out.

hi Phil i would seek legal advice first i think there can be too many pit falls if you dont and a small cost to get it done right might just save 1000,s in the long run

The Land Office only registers leases, if they wrote one up for your friend he should beware.

Get a good lawyer to write it up to include the things you want in it. Sunbelt would be a good place to start.
