New requirements extension of stay

Hi all,

 

This week I have to go to Jomtien Immigration office for a new extension of stay based on 'take car my family'. 

 

I just read on the Pattaya Expat Club website that additional documents are now required:

 

Currently, any ‘extension of stay’ application (form-TM7) in Thailand requires

  • additional proof of ‘address in Thailand’
  • plus property owner’s details on form-TM30

 

Can people confirm that this is correct as over the last 5 years they never asked me about this.

 

If so, what is accepted for

1) "additional proof of ‘address in Thailand"

Any bill from AIS / 3BB Internet will do I suppose, correct?

 

2) plus property owner’s details on form-TM30

Found a copy of the TM30 when I moved in to my house 5 years ago, is this accepted?

 

Thanks for your help

 

PS I am Dutch, not sure if that is important to know :-)

From Landlord - signed copies of:

 - Landlord's Tabien Bahn (house book)

 - Landlord's ID (front and back on one sheet)

 - Your residence Tabien Bahn

 - Your residence Chanote / purchase-agreement

 - Rental Contract

 

If a condo - my experience: Nothing from the Juristic Person, including their coming in person with everything the condo has about the unit, will satisfy them.  In addition, if a document is "too old" (I don't mean "not readable," I mean literally "dated" too old), they may reject it, and demand the landlord go to an amphoe for a newer copy.

 

Of course, with an agent, all this goes away - which is the point of the exercise.

Went yesterday to Immigration Jomtien (Pattaya) and application was again approved - these are the requirements:

[]At the date of application Certified letter bank account balance, must be a savings account in your name only!
[]10 At the date of application - Make a deposit of THB 100 and update your bank book, this is to show that the money is still there.
[]11 Copy ID card girlfriend, with her signature
[]12 Copy of Tabiaan Baan girlfriend, with her signature
[]13 Photographs (4) showing members of the family, residence, front view of house and house number and interior of the house with household appliances, daily life - make every year different pictures
[]14 Handwritten map to residence
 
Don't forget to sign all documents ????
 
From owner house
[]15 Lease contract, with signature owner house
[]16 Copy Tabiaan Baan owner house, with signature owner house
[]17 Copy ID card owner house with signature owner house
 
Show money in the account of not less than THB 400.000 (first time 2 months, after that 3 months)
 
I recommend to go the bank in the morning as the letter will normally take one hour, after lunch - 01:00pm - show up at Immigration, normally only a few people in front of you (desk 6)

@ubonjoe it states clearly 400 k 2 month before and 3 months thus it has nothing to do with retirement.

Thai Immigration leaders should be embarrassed requesting all of these same documents year after year for just a one year extension to live in Thailand.  

 

You have to wonder if one individual came up with this list of documents or did they put several immigration staff members in a room with instructions to make this process as difficult and confusing as possible for the foreigner.   Maybe by repeating this process year after year, it will encourage the foreigner to move on to another country. ????

I have been doing this for the past 5 years, 2x houses, new pickup, land etc ...

but not married, so is there anything available to a single gent mid 50's ... ??

Actually that is wrong. It is 2 months for every extension. He was not writing about 3 months after.

Update bank account:

 

My extension of stay will always expire March 12th.

First week of December I transfer THB 420.000 from my bank account in Holland => Krungsri account that I will NOT use anymore till I get the "application of stay is under consideration" stamp in my passport ????

 

This Krungsri account is dedicated for this purpose only so I can not 'screw it up'. This also means that in March my money is long enough in my bank account. 

 

The official rule is: first time 2 months, after that 3 months but longer and some more money is never a problem.....

 

Again this is at Jomtien in Pattaya, keep in mind that maybe at your Immigration Offices, the rules might be a bit different!

 

My advice to everybody:

- write down exactly what the Immigration Officer want, use my template for example, modify it or create your own

- listen what they want: must be a savings account in your name only - this means do NOT open a joined bank account

- letter bank and update bankbook must be same date of application, next day is NOT accepted

- they want a handwritten map so do NOT give them a print screen of Google Earth

- give them what they want, nothing more, nothing less.....

 

Last and not least always keep a copy of all documents for yourself so next year it will be a peace of cake and it is a peace of cake if you just follow THEIR rules if you like them or not, if they make sence or not - nobody is interested at Immigration in your opinion!

 

Almost forget, you also have to sign several Thai documents - no English translation - about overstay, sign them if you want your new extension-of-stay ????

It is 2 months for every extension of stay based upon marriage to a Thai for being the parent of a Thai their is no written rule for it but many office want it to be in the bank for 2 months.

From clause 2.18 of police order 327/2557.

"(6) In the case of marriage to a Thai woman, the alien husband must earn an average annual income of no less than Baht 40,000 per month or must have no less than Baht 400,000 in a bank account in Thailand for the past two months to cover expenses for one year."

 

The 2 and then 3 months was for a extension of stay for retirement but that has been changed to 2 months for every extension.

For retirees, they play around with the monetary hoops to push more to agents.  For those with Thai family, they ask for more and more "unpublished requirements" which are completely irrelevant to whether the relationship is de-jure and de-facto - then do a back-door money-seasoning increase by not letting you touch it during the 'under consideration' period - after you already completed the required seasoning. 

 

Its becoming more and more like Cambodia, in that they don't want you to show up in person (maybe for a quick photo).  But unlike Cambodia, they don't want $25 "tea money" - they want a $500 to $1000 payoff to fill Swiss accounts in exchange for doing their job, not hassling you, and literally "Letting you stay to spend your foreign-sourced money."  They are slowly "closing in" on ending the DIY "retail price" extension for everyone, eventually.

Last update:

Last Friday I received a telephone call from Immigration that they wanted to visit my house on Monday so I had to cancel my trip...

They showed up, took a few pictures with my family, my witness and one Immigration Officer filled in a form with all the info about my witness and left after only 5 minutes.

I was not asked a single question ????
