after I bought 5 Rei in the Area of Udon Thani,I would need a good and correct (to foreigners) Lawyer who is a specialist for Landregistration and contract between Thai(female9 and foreigner.As next for a price as we stay in Thailand and not in Middle Europe.It would be great as She/He could speak English.

May members of Thai Forum,you can give me a good address!

As for price, I guess it depends where it is and if it is #1 Chanot Title. Personally, I don't buy land, unless it has Chanot title, but I have seen a lot of foreigners do so, despite warnings.

Get a Usufruct or 30 year lease between you and the Thai person you are buying it through. I got a quote for a lawyer on Thaivisa.com once and it was quite reasonable. (I believe it was Sunbelt Asia, if I remember correctly)

I bought a few things here in Thailand, but not near UdonThani. We bought in Chiang Dao, North of Chiang Mai, in the Mountains. A nice litte tourist city and we bought next to a clear, year-round creek, on a hillside, with perfect view of Doi Luang Chiang Dao, Thailand's third biggest mountian. We paid 160000 Baht per Rai for that piece. Another piece we bought is 1 1/4 Rais next to the Ping River and we paid 100000 Baht for the whole piece, but it is in the flood plain. We also bought a two storey Thai house on a 1/4 Rai of Land, in town for 300000 Baht. All are #1 Chanot title.

Chiang Dao is a tourist area with lots of speculative investment from Bangkok Thais, so this will give you a little bit of an idea of land prices.

If your properties are #1 title and the land is beautiful and not in a flood area, you're probably doing o.k. for a foreigner. Somebody always gets a kickback. Often family members as well, which drives prices up for foreigners.

My suggestion is, get a lawyer that is not from the area where you are buying. One that none of your family and (Thai) friends know or recommend. Have a good talk with him first, so you get the feeling that he won't take kickbacks behind your back from a family member or the seller.

Sunbelt Asia has a law office in Udon Thani. The office manager of that office is Roger Ulman who is an American lawyer . He can advise you along with one of the Thai legal staff.

Unfortunately Roger recently had to go to the States for a family emergency and will be back in the office around March 15th. If you need to do this before then, our Bangkok office will be happy to explain the process and have the Udon Thani office handle the case.

Please tell me you did not pay this for farm land there. (ie rice farm farmland) :D If you did then your username is very apt. No insult intended.

What title deed did it come with if any? :o
