Next month I will leave for a trip out of Thailand. When I return what do I need to file at Immigration? This will be at Chiang Mai Immigration. I know that I will need to file a TM30 form. However, as the Condo owner filed that for me when I rented the condo, I have no idea what I need to supply WITH my TM 30 form on return from vacation OUTSIDE the country.

 

I do know that I need to do this in 24 hours of my return. Beyond that the information I have been able to pull up on the internet is not clear. It mostly is about people who own their homes, who have ‘books’ etc. I am just traveling and coming back to a Condo I rent. What additional information do I need to have with the TM 30 form to give to immigration?

In Chiang Mai they have only been wanting people to check in after returning to the same address and they stamp the existing TM30 receipt showing your new entry.

I just bring in the TM 30 'Receipt Of Notification', plus passport etc. Thank you.

 

BTW would my 90 day notices start again, using the date that I re-entered Thailand on? IE If I  return on June1,  I would have to file a 90 day notice, ----- 90 days from that June 1 date?

It will be due 90 days from the date you enter the country including that day in the count.

If the owner does not live in Thailand, how is 1 or 5 supposed to be accomplished?

Correct but of note - they'll actually fill a new receipt for you if your existing one is too full. Source - I checked back in on Tuesday, I must have had too many stamps on my original receipt as the Immigration officer filled in a new receipt for me. 

 

Whole process took three minutes from getting the waiting number to the process being done. It took longer to get a car park. 

 

Of note as well - Chiang Mai doesn't enforce 24-hours. I checked in two days after being out of the country this time, four days later the last time and three days the time before. They're just happy that you do it.

In that case, or if they are simply uncooperative, you have to move. 

 

When signing a new lease, require all needed owner's docs be provided before handing over any money.  It's the only way to CYA under this broken system, where the visitor's ability to get anything done at immigration can be held-hostage by an issue between the property-owner and immigration.

 

Best to require all of the following:

  • Copy of Owner's ID and Housebook, signed by the owner
  • Copy of Residence Housebook and Chanote, signed by the owner
  • Power of Atty Letter (only a Phuket requirement, that I've seen, but could spread)

I believe this covers all the various things being demanded by different offices (so far).  They seem to share ideas on how to prevent applicants from filing honest, in-person applications (sans an "agent fee," which magically eliminates such things), so best to be prepared with as much CYA material as possible.
