You can sell for whatever price your buyer is prepared to pay, but the Land Office will have an appraisal value on your property which the taxes and fees will be calculated on.

Also depends on how long the house has been owned, and also if its in a company name or an individual's name.

There are some good threads on this subject from last year..search for them and read them--excellent info.
