I believe its a requirement in the condominium act and you need the bank certificate .
I am trying to find a combined version  of the condo act, 1979 and 2008 combined.
However, it still would be useful if a farang on TV  can advise from recent experience of buying.

FYI, there is requirement in the condominium act. Its not precisely clear but seems to mean you need the evidence of transfer from the bank.

I asked about the requirement for the incoming transfer on the forum Real Estate, housing, house and land ownership.

An OP responding said that they recently needed the bank letter / certificate for the transfer.
