Hi Guys, 

I'm about to sign a 12 month rental (Condo) and I wonder what should be stated in the contract, to give me a peace of mind? If I need to process something at immigration, for example, I guess the contract should be "legit" and not written on a napkin. 

- Price

- Length of stay

- Deposit amount and spec. 

? Yellow/Green/Red book? (I'm clueless here...)

? Copy Owner ID?

You can find and download, on internet, some blank lease documents in both Thai and English. that have all the usual clauses.

The lease should include who is responsible for repairs, if air-conn blows up etc. sometimes it can be on the tenant.

The terms of deposit and deposit refund ,(otherwise you can be waiting weeks)

A good idea to insist the owner will do TM30 report, or on a copy of the blue book and owners ID so you can do TM30.

Also insist on an incoming inspection report noting any existing damage, even take a couple of photos
