I'm buying a house in Hua Hin  before the next school year starts. 

Any recommendations for a nice 'village'. Also which ones not to go for. 

Looking at The Lees, Palm Hills, The Vineyards, Busaba pools, Natural Hill, Falcon Hill. 

 

I want a pool and a communal gym/club, preferably golf course/membership.

Do not buy first.

Come to Hua Hin check-out somewhere to rent (not too expensive!) 

Relax and spend some time looking around before you decide.

You might even decide for any reason Not to buy at all.

If you are renting you can just walk away (you will not have to wait 2 years before you are able to sell your un-sellable house)

as stated above - rent in your favourite village first

 

it will then give you more time to find the best areas, and negotiate the best price

I agree with a lot of the posters.  Short term rental is the way to go in an area that you like.  This will give you an idea what the place will be like after you buy.  Always check to see how the place fares in the rainy season too.  Don't want to be in area that has chronic flooding.

I can save you one mistake, scrub the lees off the list. I Don't want to be liable for a defamation case against me so I put it simply.........If you like house parties every weekend until 2 or 3 in the morning with Bangkok minibuses parked everywhere than that is the place for you............

Can't beat a good old karaoke bar setting up next to you......highly recommended.

You got some good ideas.  Renting where you think you would like to buy is the best.  See what internet is available vs what you want.  See what it is like at night.

Walk around checking for water marks on the outside foundations of buildings.

definitely rent first, check transport links, internet, local amenities, neighbours etc.

I would opt for a locale close to the Puu Yai's village loud speaker, where one might enjoy the 4AM wake up call and assorted community announcements -

I guess it varies throughout the town, best to check it out first if you rely on Internet for work and relaxing.

 

I can vouch for the area near to the Kings Palace, fairly decent.
