November 24, 20214 yr You can check your land price here, but i am not sure if it is correct because it is showing values from Thai years BE 2559- 2562. https://assessprice.treasury.go.th/ Does anyone know how to get an updated price? Edited November 24, 20214 yr by stubuzz
November 25, 20214 yr The dates sound about right, they value stuff every couple of years. The current valuation is from a couple of years ago, but still the "current" valuation. The next valuation will probably be something like 2562-2565. Edited November 25, 20214 yr by Peterw42
November 27, 20214 yr Popular Post Valuations for tax purposes, but not exactly the price they sell for lol. They should inflate the tax based on sale prices in the area/zone and then see thai's begin lowering their sale prices lol
November 27, 20214 yr They dont update it every year, they only do it periodically. They also obviously do not do it plot by plot. They look at an area, zoning and then put a % increase on the values depending on the zoning, location etc.
November 28, 20214 yr Of course, for condos the land office does not take the state of the unit into account. What I find interesting is the increase for each higher floor gradually diminishes. In my condo, the maximum price per sqm is for the 13/14 floor and higher floors are cheaper - but still more than the bottom 5 floors.

That's official valuations for tax and fees, and not in any way reflecting a trade price. In some cases a trade price might be 10 times or more higher than the official appraised price...????
November 29, 20214 yr Author I asked at the Land Office. We will use the BE 2559- 2562 valuations until next year.
